effectively a cartel where they charge extortion fees on lease hold flats, the fees do not match up with the service offered, total scam I would never deal with an organisation like this at all.

THOUGHT THIS COMPANY WAS CONSIDERATE WHEN DEALING WITH THE ESTATE OF MY LATE MOTHER, THEY DID NOT DEMAND PAYMENT FOR HALF YEARLY RENT, WHEN GOING THROUGH PROBATE, UNLIKE FIRST PORT. AFTER SLAE OF MY LATE MOTHERS FLAT, I HAD BILL FROM MY SOLICITOR STATING THAT ALL MONIES HAD BEEN PAID INCLUDING TRANSFER FEE TO E&M. BUT TO MY SHOCK, I RECEIVED A LETTER DEMANDING PAYMENT OF TRANSFER FEE FROM E&M PLUS FINES IF NOT PAID, AS IT TURNED OUT, THE BUYERS SOLICITOR HAD NOT PAID THE FEE AND HAVE NOT HEARD BACK FROM E&M ABOUT THE ISSUE.

The admin charges are what they are it’s a business at the end of the day. They responded within 4 working days of my enquiry, personally I can not fault them. NR

I would give zero stars if I could. This is a dreadful unprofessional company. They don’t speak in person, you have to mail. The office hours are up to 2pm daily. Obviously stitching everybody up money wise, means they can do less hours. You get a £10 discount if you pay your invoice by the due date. But, you have to use the automated system which takes the full amount. Seriously why state on the invoice you will get a discount if you pay by a certain day. Rubbish. DO NOT SIGN UP with this company. I had no choice they took over the ground rent. At one time I did speak to a lady but I use the term lady loosely, she was vile and arrogant. I asked for my overpayment back to be told no, it would come off next years bill. How many people do they do this to ? Stay away folks. You have been warned. The good reviews have most probably been entered by friends and family
Legal threats due their incompetence
I received a letter from a legal firm saying they were seeking monies owed to E&M Ltd, which was the first surprise because I’d never heard of them! My contract was with Freehold Managers PLC, but upon investigation they have the same director and the websites look the same, but for some reason they are separate companies. I expect it’s a tax thing which unfortunately is common in the UK.
I couldn’t contact the company directly as my account had been locked, and when I called them they had nothing to say. So I had to deal directly with the legal firm who initially were not very helpful. However when I was able to point out that it was E&M in error, and forward emails and contracts to them, they became more amenable. Also I made it clear I was not going to accept this sort of unprofessional and intimidating behaviour and I was prepared to engage my own legal team in response.
So in my case the ‘charges were dropped’, but only because I had the time and support to fight them. So many people are having to deal with this terrible company and I don’t even know how they get away with it. Tbh I couldn’t even tell you what they do regarding my property! Stay away from E&M or FMPLC if you possibly can!

I should have trusted my instincts from the beginning. Everything seemed fine until it was time to make a withdrawal. That was when the delays started. First, they told me there was an issue with verification, then they claimed I needed to pay additional fees to release my funds. After complying with every request, I still received nothing. In total, I lost over $380,000 before I realized it was all a scam.
It was a terrible experience, but I eventually managed to recover my money with the help of the name of the company that appeared in my profile picture. If you are thinking about dealing with them, be careful. It is not worth the risk.

I’ve tried a handful of times to contact Dabeer Ahmed about the management of a site & despite a handful of emails sent by myself I’ve had no response whatsoever from him or anyone else regarding my queries despite owning a property in the development.

Got out just in time
Got out just in time. Was about to exchange on a flat purchase when these clowns came to my attention. Had some misgivings for some time but withdrew immediately once they were confirmed, explaining to the Estate Agent the reviews and highlighting the sheer lack of maintenance, ambiguity around areas of responsibility and £0 in the management fund, which just rang more alarm bells. This forced me into looking deeper into who managed it (or not!). Phew, a good escape it would appear!
HES. AVOID. UNPROFESSIONAL STAFF.
Our experience of HES very poor. Staff unprofessional. Do not appear to be up to speed re basic block management skills. Work ethic poor. Staff member sending emails late at night - intrusion of privacy. Unable to carry out simple tasks without creating a furore amongst residents. Certain staff project superior attitude. Rude. Disrespectful. Ultimately have no idea how to accomplish tasks. We found one staff member releasing confidential information to other block residents resulting in privacy breach. Compromising ID security.
Overall: STAY WELL AWAY. Highly unprofessional. Unpleasant to deal with.

Worse than awful
It is unbeleivable that this organisation is actually allowed to do business. We purchased 6 flats and deopsite paying their (trumped up) fees, they are impossible to deal with. At every step of the way their plan is to frustrate, delay and anger everyone along the way. Truly awful.
Be warned.
Be very careful buying a property these people are involved with! When selling my Late mother's property for only £57,500 the fees between E&M and First Port attatched to selling are ridiculous, neither are there any discounts available if empty. You will pay more than twice your Solicitors fees to E&M and First Port including their own Transfer fees, Contingency fees, Report fees and Management packs. In the 7 months it took to sell the property it cost me over £6000 over 10% of the value of the property.
And E&M are one of those Companies that don't like taking phone calls, make sure you have a spare half hour!
No option to pay annual ground rent…
No option to pay annual ground rent other than logging in and making a card payment. The ground rent is a fixed £50 per year, a standing order for that amount would save time for me, and avoid the risk of my payment being late, and having to pay a fee, which is why they don't have the standing order option
Avoid at all costs (YOUR COST!)

Whilst assisting my mother in buying a retirement property I was pleasantly surprised to find E&M helpful and accommodating given the reviews. An error meant they hadn’t pushed the Deed request through to their legal department, but they were very apologetic and sent it through with a priority on it. The lady I spoke with to explain the hope of getting her in by Christmas was great and gave me an email for the legal department. My solicitor was able to communicate directly with the legal department who hastened everything, working right up until the last thing on the Friday before Christmas to get the completion through. Very grateful to the staff that made this possible and an 83 yr old very happy this Christmas.

Extremely slow and never get to speak to a real human agent. They just keep giving you the auto-robot options and never get back to you. I am buying a property and their no-response attitude blocks everything.
