Feedback

Kev completely transformed our large communal hallway in just 5 days—something other builders estimated would take 3–4 weeks. The quality of his work is outstanding, finished to the highest standard while still delivering incredible speed.

Profiteering

This is not so much an experience but the truly awful excessive fees this company charge year on year out. Just under 18% for a 1 bed flat.

£2800 for service charge, insurance and ground rent for a 1 bed flat.

This is close to profiteering in my eyes and doesnt represent reasonable prices for landlords or tenants.

Awful way to treat customers , its no where near in line with inflation.

I wish I could give zero stars.

I have repeatedly contacted the management company regarding serious safety and privacy concerns, and have received no response or, in some cases, no resolution since November.

The communal hallway lights were not working, making it unsafe to walk, and my reports of this issue a few months ago have not been addressed.

Since November, a neighbor installed a camera in the communal hallway. I have asked the company for clarification on who authorized the camera, who has access to the recordings, and why I was not consulted, but have received no response.

The building is poorly maintained, with dirty communal areas and a general appearance that suggests neglect.

Based on my experience, communication and responsiveness have been extremely poor. I would caution others that safety, privacy, and maintenance issues may not be promptly addressed.
My agency is advising me to CONTACT YOU DIRECTLY, stop making excuses, all this bad reviews are here for a reason. Look at the state of this building inside and then assess the problems . Since October-November last year you are waiting for Directors to give you an answer ? What is this? Are you talking about Nasa projects? A huge disappointment, awful service , lack of customer support and interest ! I can't wait to MOVE OUT OF THIS property so I won't be dealing with such incompetence!

Thank you for your review. We take all concerns relating to safety, maintenance and communication very seriously and would like to clarify some of the points raised.

Firstly, the communal hallway lighting has been attended to on multiple occasions. Contractors attended twice to repair the lights and on a further occasion the issue was traced to a tripped fuse board, which was reset by one of the building directors.

Regarding the CCTV camera in the communal hallway, this matter has been under review by the building directors. Written updates were issued to all property owners on 1 December and again on 20 February. As you are a tenant rather than a leaseholder, these communications were sent to the property owners with the request that they pass updates on to their tenants.

In relation to the general maintenance of the building, the internal communal areas at this development are not covered by a cleaning contract. As agreed by residents at previous AGMs, cleaning of the internal communal areas is undertaken by residents themselves. Owners were recently contacted again to remind residents about the appropriate use and upkeep of communal areas.

We have also been in direct contact with you previously by phone and email regarding other concerns you raised, including the matter you reported to Environmental Health earlier this year and we responded and cooperated fully with their enquiries at that time.

We are always happy to address genuine concerns and we encourage residents or tenants to contact us directly so that we can investigate and resolve matters as quickly as possible. If you would like to discuss any outstanding issues, please feel free to contact our office directly.

Kudos to Our Dedicated Property Management Team

The Englefield Close Residents' Association has relied on Cleaver Property Management for more than a decade. A few years ago, we faced some communication issues and service lapses, which caused frustration. After voicing these concerns, we were assigned a new property manager, Karan, and an accountant, Diana. They have drastically improved our experience through proactive, transparent communication and reporting. It's rare to find a company these days that values feedback and implements meaningful changes, and now we feel more assured about our partnership with Cleaver. One week ago there was an episode of fly-tipping in the communal grounds when someone drove in to the property under the cover of darkness and dumped a bed. The next morning I e-mailed Cleaver Property and Adam, one of the property managers, responded really quickly to resolve the problem.

Today I met Kevin, a really respectful and charismatic member of the maintenance team. He was very busy painting the main door and making the place look more loved.

I really appreciate all the efforts by the Cleaver Team, I have always found them to be really helpful and willing to go above and beyond. Thank you all, your efforts are very much appreciated.

Absolute disgraceful service

Absolute disgraceful service from Cleaver Property management. We’ve had an out of order lift for 8 months now which after constant chasing is still not fixed. They don’t reply to emails and when you do get through to someone all you get is excuses. Yet they will still take (and increase) your service charge. We have begun to take legal advice on their abysmal service. If you can, avoid them at all costs.

The situation at Simmonds Malthouse is not due to a lack of action, but because the lift was found to be non-compliant during statutory inspections. As managing agents, we are legally unable to reinstate the lift until it meets current safety regulations. To address this correctly and transparently, a Section 20 consultation is currently underway and a LOLER inspection is taking place this week to confirm the exact scope of works required.

Unfortunately, progress has also been delayed by contractors providing mixed and, at times, conflicting information within their quotations. We are actively seeking clarification to ensure that any works instructed are necessary, compliant and represent value for money for all leaseholders, rather than proceeding on uncertain or incomplete information.

Regarding service charges, these are not Cleaver Property Management fees. Service charges are calculated based on the specific needs and requirements of the site and are used to cover services and compliance obligations across the building. As set out in the terms of the lease, leaseholders are contractually obliged to contribute toward these shared costs, which extend beyond lift maintenance alone.

We appreciate that this situation is extremely frustrating and apologise for the inconvenience caused. Our team remains committed to progressing the matter responsibly, keeping leaseholders informed and achieving a compliant resolution as soon as possible. We welcome the opportunity to discuss your concerns directly if you wish to contact the property management team.

This company does nothing to earn its…

This company does nothing to earn its money. It charges for “ supervision of work” but is never there. It carries out work which is not required without consulting the people that are then stuck with sub standard work! All that rubbish about safe handling of asbestos is waffle, as the tiles (which were deemed to be a low risk anyway in all subsequent reports) was done weeks earlier, prior to the flooring company coming to site.

I would go further and say the whole reply is waffle and written purely as defence on Trustpilot rather than for our benefit they only received 1 star because it was not possible to give them none, as every leaseholders will testify

As for the last paragraph, “If you would like to discuss your concerns….” That is all we have been doing to no avail. We have sent multiple photos of the damage caused by their workers and the closest they have come to doing anything is this limp reply!

This was a major works project carried out through the Section 20 consultation process. During the course of the works, there were delays and complications, including issues relating to contractor availability and the safe handling of asbestos-containing materials. These factors affected both the progress of the works and how some elements of the snagging items could be addressed.

We understand that there are still outstanding concerns regarding the finish, and we can confirm that the matter continues to be actively reviewed. Further inspection has been arranged, and the contractor has continued to attend site in order to address ongoing snagging issues where possible.

Scammers

Basically they’re scammers. They take the money and provide nothing in return. I live in a building they manage and they really take no action at all when there are problems. But they’re all over the billing process.

Our building is about to have its gas and electric cut off because Cleaver took our money but didn’t pay the bill.

Abysmal

We are sorry to hear you feel this way - This issue related to major roof defects at The Glen, which caused leaks affecting several flats and required substantial works rather than a simple repair. The process involved Section 20 consultation, contractor quotations, insurer requirements and access arrangements across multiple properties, which inevitably took time.

The roof works were completed last year and resolved the leaks. Internal repairs then proceeded in line with the insurer’s instructions, including obtaining quotes, contractor approval and scheduling the works, which were carried out over December and January.

We appreciate this was a frustrating situation for affected leaseholders and are sorry for the upset caused. However, this was a complex matter involving multiple parties and was not capable of being resolved immediately.

High quality service

As a director of our residents company for nearly 30 years and having employed a number of different managing agents, I can not speak too highly of the quality of the service we are currently receiving from the Junior Property Manager at Cleaver.
She takes a keen interest in our estate and its residents, nothing seems to be too much trouble for her and she deals with all our needs in a speedy professional yet friendly manner. Her approach to the job makes for a very welcome change from previous experiences.

Absolutely pathetic service from…

Absolutely pathetic service from Cleaver Property Management. The communal door at residential building has been broken for multiple weeks, with residents having reported it multiple times — we’ve been locked out multiple times with zero help. Repeated complaints, empty promises, no action. They give useless advice like “wait for a neighbour” instead of fixing the problem. Told us that they can't dispatch someone to open the jammed door unless another resident lodges the same complaint in the middle of the night. Then said that they are trying to send over someone to help but never did.

I’m 100% sure they’ll respond to this review with the same copy-pasted nonsense they give everyone: vague claims of “site visits” and “working with management team” — all just empty PR.

In reality, they delay everything as much as they possibly can, ignore residents, and leave serious issues unresolved. Utterly unprofessional. Avoid them at all costs.

Reply to company's reply: company lying out of their teeth on this one. The complaint was first made on Sunday 20th morning (have call logs to prove it), multiple calls later we were still being told that "the issue is being reported to the manager who is in a meeting". Was told multiple times in the calls in the days after that will get a call back from the property manager and did not receive a response. Complained last night again as was locked out during the night, after hours of waiting finally received response that "they will send someone out to help". Waited more hours and then got a response that they can't send someone out and that we can make alternative sleeping arrangements for the night.

It's not just "disruptive access to communal spaces" it's the only way we can enter our home.

This is not just poor service — it is a potential breach of your legal obligation to maintain the property and ensure residents have safe and continuous access to their homes.

Re:re: tenants are NOT aware of the policy of reporting being done by two or more tenants for communal spaces and in no call over multiple days were we informed of this until the night we were locked out and everyone is asleep or not in their homes.

We are sorry to hear about your experience and understand the seriousness of the inconvenience caused by the communal door fault. We appreciate the opportunity to provide an account of events that lead to the timings and response.

We understand the issue was first reported to our out-of-hours provider, Adiuvo, on the morning of Sunday 20th July. At that stage, the fault had not yet been confirmed as a communal issue and the ticket was marked as pending, waiting for a second report from another resident to confirm the problem affected multiple flats, as this is the policy known to all tenants.

On Monday, 21st July, this was not progressed further as the issue was still logged as affecting a single property and our property manager was attending pre-arranged site inspections elsewhere. On Tuesday, 22nd July, upon review of the call record and further information, we instructed our maintenance team to attend as a matter of urgency. On Wednesday, 23rd July, we visited the site and confirmed the fault was electrical, we immediately contacted our specialist contractor, Carecom, to carry out the necessary repairs. We updated you to confirm that Carecom would be attending sometime during the week. While we always request priority where access to homes is affected, we are not in control of Carecom’s scheduling, so could not be more specific.

We recognise that the delay between the initial report and confirmation and fixing of the communal fault was not ideal and we are reviewing our internal processes with our out-of-hours service to prevent similar delays in future.

We take all reports seriously and investigate each one fully before responding. Our goal is always to resolve issues promptly and keep residents informed. We apologise for the disruption this has caused and remain committed to ensuring safe and reliable access to the building.

This 'management' company is useless

This 'management' company never answer phone or emails, no one in the office ever. Fire alarms still not fixed after Fire Dept disabled the faulty one going off outside my property over a year ago. Locks installed on all windows so it is not possible to clean the outsides.

Unprofessional and Clueless

My experience with Cleaver has been extremely unsatisfactory. Calls and emails were routinely ignored, and when I did receive replies, they often failed to address the full content of my enquiries. Complaints were dismissed or not taken seriously and ignored for months, despite the company’s own website claiming a commitment to professional and responsive service.

The property manager (Head of Property Management I might add) consistently neglected key issues, and communication was fragmented at best. When I attempted to escalate matters, the director showed little to no interest in resolving them — giving the impression they had little regard for the business or its clients.

Due to their ongoing failure to act and uphold even the most basic standards of service, I was left with no choice but to raise a formal complaint with the Property Ombudsman which is ongoing. The board of directors have since appointed a new managing agent and would strongly advise others to avoid Cleaver Property Management if they are seeking reliable, professional support.

Following receipt of your concerns, we conducted a full internal investigation and found no evidence of procedural failings or unresolved matters. We believe our formal complaint response addressed the issues raised in full and in accordance with our complaints policy.

Regarding the specific repair request referenced, you were advised at the time that the delay was due to the Directors of your block requesting further information, as they believed there may have been an element of negligence by the previous leaseholder. As such, responsibility for the issue may have passed to you, and further clarification was required before any work could be authorised.

While we understand that the matter has been referred to the Property Ombudsman, we remain confident in the service provided and the steps taken.

Consider other alternatives!!

I have been asking for an update from our property management company for 9 weeks and have received not one response from our Property Manager.

We pay for a service and receive not even the bare minimum. From gardening to window cleaning, maintenance isn't carried out nor is there any communication!

Very very poor service

Firstly, please be assured that all routine maintenance, including window cleaning, has been carried out in accordance with the schedule set by the Directors. Recent gardening services have also been updated at the request of the Directors and general maintenance remains up to date as per the current management plan.

If there are specific concerns or requests, you'd like addressed, we kindly encourage you to raise them directly with your Directors. As the appointed representatives of the property, they are responsible for reviewing and approving changes or additions to services and we act according to their instructions.

We understand how important timely communication is and we're sorry if our response has fallen short of expectations in this case. Please know that we're always working to improve our service and appreciate your patience and understanding.
