They only get one star because you can't write a review with no stars. Diabolical lack of response to emails, difficult to contact by phone "please call when our switchboard is open" but no indication when that is. And all I want to do is pay them some money!!

Be careful who you appoint to manage your property
I have been without water in my property for four months. Initially, HES informed me that the issue was internal and advised me to address it myself. As a result, I arranged for several plumbers to inspect the property for leaks, even dismantling parts of the kitchen and bathroom. It became clear that there were no leaks within the apartment.
I contacted HES again, and eventually, they sent someone competent who identified that the leak was outside the property and confirmed that HES needed to resolve it.
Four months have now passed, and nothing has been done

The most unprofessional, unhelpful company I have ever dealt with. Called for information regarding a management pack which was needed for the sale of my property. This has been chased for 2 months and no luck. I have been hung up on 3 times in the space of 15 minutes by their ‘advisors’. If you can avoid dealing with this company, please do.
Public demonstration outside their offices anybody?
Does anybody fancy joining me on a protest demonstration outside their offices but on the main road bit so it's public? I've got plenty of time on my hands and I think it will make me feel better about being ignored. They simply have not responded to an issue I raised early June 2025 about an easement dispute. All I've got back are automated email replies and no replies actually responding to the issue. They didn't even send me a copy of their complaints procedure when I asked for it. Online site and telephone system not working
I have tried the two methods of paying my ground rent to Estates and Management and both failed multiple times. There is no alternative (except to pay by cheque?) and you can't pay by standing order. I have tried contacting them but no answer to either calls or online messages. Hopeless service in the 21st century.

Horrible Company to deal with, we purchased a lease & E & M refused to tell us the ground rent, insurance, charges, still after a month and paying them £310 registration fee their London centric office staff wont give us the information needed. Horrendous to deal with, unreasonable, unfair & Out of Order in the 21st Century!
The rich don’t need to deal with us plebs
E&M is a prime example of rich landowners being despicable to plebeians just because they can. When your company is worth upwards of £600 million, you can afford to shoo away serfs like me.
Their “automatic” reply (that comes five minutes after you email them) reads, “ Thank you for your enquiry which we will aim to respond to within 10 working days. Please be advised that depending on the nature of your enquiry, we may require more time to investigate and respond appropriately.
We kindly ask that you do not send follow up emails as this will not speed up our response time to your initial enquiry and will affect our ability to deal with further correspondence.”
Translated, “plebs, go away, and don’t bother us. We don’t care if you have lives to get on with, we will do things at a snails pace, if the mood strikes us, once the caviar and Champaign is over, in the fullness of time, when the moment is ripe, at the appropriate juncture, should the stars align…. ”
You can chase them before the ten days or after, makes no difference.
Nasty, pernicious protection racket
What a nasty, pernicious protection racket this company is.
They convinced me to pay a ground rent invoice over the phone based on wrong information and refuse to give it back despite me not being liable.
They also drag their heels as much as possible with closing the account and removing my name from the liability, despite my having sold the flat and no longer being legally liable.

Two weeks ago our solicitors received a written message that the signed deed of variation would be ready "shortly". Then after following this up today we received the automated response:
1. "we will aim to respond to within 15 working days."
and
2. "do not send follow up emails as this will not speed up our response time"
What is the point of customer services if you have such incredibly slow response times and are so rude as to say don't send any follow up emails. These lack of actions are endangering the sale of my property.
What is a Cheque, Grandad?
Why would any company in the 21st century insist on ground rent payment by only cheque or over the phone card payment?
E&M seem not to have heard about Standing Orders or Direct Debits, both of which would ensure "on time" payment.
Seems fair to implement these.

I rang to speak to an advisor at Estates and Management asking for help and because it didn't meet her criteria she cut me off. Looking at the reviews this company has a extremely poor customer service record and need to be called out
Completely Disinterested
Act on behalf of the freeholder who insists we use firstport even though they are useless. Firstport never respond and E&M just not interested. Result is that leaseholders live in a building which is uncared for and with antisocial behaviour as some leaseholders have let properties to council to use as temp accommodation even though it’s a breach of the lease
Lease Extension
After requesting a 60 year lease extension with E&M & payment of non-returnable £145 deposit, I entered into an agreement with them of 8 weeks for completion, cost around £10,000. (their terms).
After about 7 weeks they had not progressed the matter & they wanted to extend the term about another 5 weeks, thus breaking the agreement.
I am unable to trust this firm to deal with this matter
