How bad and arrogant this company is
How bad and arrogant this company is, defies belief. It’s hard to know where to begin. Good luck speaking to a human. Message after message begging for a phone call without success. Me saying ‘I EXPRESSLY FORBID THE TAKING OF INSURANCE IN MY NAME’ with them racking up debt when they do anyway. Long email threads that don’t answer any questions, ignore your questions and then send threads to pay for products you don’t want. Hide behind ‘the lease’ with no depth or understanding of the lease. Luckily the property ombudsman agrees. At a time of bereavement E&M continue to pile stress onto stress.
Avoid if at all possible
In all my 70 odd years this is the worst company I have ever had the misfortune to deal with. Money grabbing, inefficient, no communication ( except when they want money of course) . They seem to have no inter departmental communication. Dealing with them after my mother passed away was a nightmare, and the problem could have been easily solved if they could be bothered,which they weren't. Had to instruct a solicitor and finally got it sorted then no apology from them just 'you will receive no further communication from us' email. Useless bandits, avoid if possible.
FOR PROFIT only!
This is our experience. Taking your hard earned money and giving you Nothing in exchange. This company (for profit) needs to lose it's licence. They are difficult to contact and even then you will get no easy resolution. I advise you all to go to Companies House, get company number then complain to companies house. If they get too many complaints, they'll be struck off from companies house. Get rid of them the legal way.
Awful, money grabbing and hateful
Like others, I’d love to give no stars, but we are unable, so just imagine along with every other single star review, this terrible money grabbing company would actually be zero rated and cease to exist.
While my dealings have been mind minimal, when I have dealt with the very simple and uneducated or unsympathetic team, it’s come at an unnecessary cost. Just to want I update something simple in my own home, it’s cost me money to seek approvals to change something that is impacting the property in a negative-way, so I have to pay out twice.
I’ve recently been sent a bill for a survey which I had no idea was happening, yet given 30 days to pay.
Abysmal.
In a real world, these clowns would not be able to operate, but as we have ridiculous laws and rules and regs with property and leasehold, freehold and land ownership, they can get away with murder if you own a property and leasehold only.
I had no idea when I bought my property these clowns would be so problematic, such a shame as they are just horrible in every way. What an embarrassment to work here.
Avoid if you can, and if not, then leave another zero star review.

If only I could give NO STAR as they do not deserve the one. Terrible service, will probably lose flat sale due to their incompetence, slow moving, ridiculous processes. Send emails from one address but don't accept response to that address, not all staff have access to relevant email addresses. Signed their documentation four times, supplied evidence & still they say it requires amendment, possibly send it out correctly first! Clearly company not bothered by the terrible Trust Pilot reviews. Interesting that all the telephone hold information is all about how to pay them, how about getting a bit of service!

They took over 6 months to sort out the deed of variation. Difficult to contact, and once you do they fob you off with lame excuses. Very good at contacting you once your ground rent is due. A lamentable bunch of rogues who thankfully I will never have to deal with again. Avoid at all costs.

Having just received my solicitors full itemised bill on my late Mother's sale of her flat, I discover they have charged 1% of sale price and so have First Port. I expected First Port but not this company too. They charge so much for providing so little I am disgusted with them

How on earth is this company not being challenged or regulated?
As a leaseholder and new to home ownership I contacted E&M Management regarding whether I could increase the size of the party fence from 4ft to 6 foot 6”. The fences are shared either side and the neighbours are tenants. I have no info of who the landlords are.
This is the response I got from E&M Management, “Under the terms of the transfer, consent may be required for replacing the fence at the property, Our client’s approval is generally required prior to any alterations being carried out. It is a requirement that our client is notified regarding any proposed works which will be subject to approval. Terms and conditions may apply”.
Bearing in mind in the above statement it is mentioned that I ‘may’ require permission I received a form and instructions to provide:-
• The existing plan/layout of the property;
• Drawings or sketches showing the proposed works;
• The full schedule of the intended works;
• Photographs showing the current state of the property;
• Your confirmation that you have complied with the relevant legislative requirements and building
regulations and/or planning permissions in connection with the proposed works;
• Our fees, as detailed on the application form
Beneath the form I was asked to enclose a cheque for £210 as in their words, “ The fee of £210.00 relates to services carried out on behalf of our client and is non-refundable. We regularly review our fees to ensure these are reasonable whilst maintaining an excellent level of service to our client and applicants”
This company needs investigating. They request £210 in fees for a request you may or may not need permission for, no opportunity of a refund and no indication of whether the request will actually be approved.
Trapped by this awful company
For those struggling with E&M, we have now set up a Facebook page 'Tenants trapped by E&M' to help each other navigate this awful company and share advice on how we can sell our properties and deal with issues such as ground rent.
We have been unable to sell our flat for over a year, not due to lack of interest in the flat, (we have had solid offers) but by the greed and unprofessionalism of E&M and their lack of desire to offer a deed of variation, despite us paying upfront for this.
We are essentially trapped in our one bedroom flat, unable to move and unable to start a new chapter of our life.
We hope you find this Facebook group helpful and supportive, with us sharing advice and experiences to try and navigate this inhumane company.

I’d like to give this minus 5 stars. Absolute joke of a company. After sending me a bill and telling me to pay online, I have contacted them multiple times to say there is no online link to make a payment. People who work there are robots (when someone does bother to reply) and responses make no acknowledgement of my emails saying I need help, and instead replying with the same unhelpful answers.
How is this company still trading? Does anyone know who I can report them to?

These people are extortionists! I have provided ample proof I shouldn't have to pay buildings insurance through them as I own the lease on my land! They don't reply back to your emails, they are absolute thieves! How do I report this? Can anyone help me?
Good experience paying ground rent and buying freehold
Purchased leasehold property and had to pay ground rent. Found the website helpful. Managed to create an account and pay via the portal without a problem. Initially had a problem with E&M not accepting payment (I wasn't able to get an account number) due to not recognising me as the new owner but that was due to solicitors not completing the notice of transfer form. Got a little stressed as ground rent due date got uncomfortably close and E&M take some time to respond but the response time (10-15 days) is advertised on their website and automatic email replies. Slow communication but accurate communication.
Also purchased the freehold without a problem. Bit slow but again, probably due to the HM Land Registry. After 7 months, I emailed asking for an update, got asked to send memorandum of sale, think I got the freehold title in the post within weeks. Their service actually saved me hundreds of pounds as my solicitor quoted me hundreds of pounds to sort out the freehold purchase.
Poor communication
Never had to deal with them in 6 years, always paid invoice on time and never increased. Although the price you have to pay for solicitor pack is very expensive, and they are now holding up my sale for weeks due to how long it takes them to answer the solicitors. Communication is very poor but apart from that had no other issues

Greedy unrealistic and unfair
If I could give this less than 1 star I would. These people are greedy. The house that I was in the middle of purchasing has fell through because this company refused to stop the doubling ground rent or atleast sell the leasehold. This meant that by the time the Leashold was in its last 20 years it would be over £400,000 per year ground rent. This is double what the house costs and they would expect that per year?! Absolute greediness and quite clearly are setting people up for a fail to earn land back. Wasn’t willing to even take it the recent law changes or try to make it affordable for people. I am honestly disgusted.

Extremely helpful, kind and efficient. Thank you to all the team in transfer department, especially Sha & Tony, telephone team Marcel & Jesse and Alessia & Katie in sublet department. Everything went through very smoothy and easier than expected, especially during a difficult time for our family. Again, thank you! We do not mean to disrespect other reviews, but perhaps they are changing and we can only speak from own experience.
