Holly Keeney is a very present property manager. She's happy to praise you, but will let you know if you need to change anything that contributes to your and everyone else's safety for example, or offer tips on how to better care for the property....which is very positive. I have been renting with Settio for 1.6 years and have no reason to complain.
Excellent support from Max, Sharon and Holly
We recently moved, and Max, Sharon and Holly were incredibly helpful throughout the process.
Max guided us through the referencing process, which turned out to be more complicated than expected. Despite this, he remained patient and consistently supportive throughout. His communication, professionalism and genuine willingness to help made a stressful process feel much more manageable.
Sharon was quick to communicate an issue that arose on the day of the move and took the initiative to investigate it thoroughly, and confirmed it was due to a system error, which was very reassuring. We appreciate her attention to detail and the care in which she handled the situation.
Holly, our property manager, also made a great impression from the start. She took the time to call and email us on the day we moved in to introduce herself and share key information. Since then, she has been consistently supportive with any maintenance requests, always responding promptly and with a friendly approach.

Waste of money
Manchester office.
I do not think it’s okay that they selectively provide service by discriminating tenants. Now I can confidently say they intentionally avoids me and are not willing to communicate regarding their company guidelines - typical reply within 24hours.
I’ve been using this company for 3 years now. There was a miscommunication about some maintenance so I tried to sort it by inquiring Settio. Even though I sents several messages and emails, they did not reply for over a week. Once I contacted the headquarter they finally suggested a phone call. I said I’d like to received an email first and then arrange a phone call. The phone call arrangement took for over a week again after I sent several emails. In total, I spent almost a month to solve this matter on my own.
They were never sorry about giving me an apartment with bed frame/mattress that size do not match and flatdoor without spyhole - but asked me to check the facilities properly and sort it on my own.
Is it my fault to get a flat with issues due to their poor inspection? And then they treat me like a prick who wants endless maintenance? I’m paying the highest rent in the apartment. They took my money for what?

Holly Keeney is undoubtedly the best estate agent I’ve dealt with. I had a small issue with the shower that revealed larger issues which took months to resolve. Professional, prompt and understanding most importantly. Alongside this other issues arose and she dealt with them within a day! I couldn’t have asked for any better
