Fantastic Agents!!

I recently completed my house with the help of Ryder & Dutton. The service was fantastic Nicole called me every week to update me, even if there's wasn't much of an update, she wanted to make sure i knew i wasn't forgotten about, can't thank her enough. Also, my friend Matt was fantastic throughout the process too, it was nice to have my keys handed over by him. Really great company and their customer care is top tier.

Bonus for Emmy!

Excellent Estate Agents

All the staff, Matt, Ella, Oliver and Fleur have been amazing in dealing with my house sale from start to finish. I chose them as they had a great sales package, genuine sales staff, an out of hours contact and were not pushy like other estate agents. If the phone lines were busy you were put through to their support line who were able to access your file and give advice and also contact your designated sales advisor to contact you. Ella kept me up to date throughout my sales progress and would highly recommend.

Excellent support throughout our purchase

We’re really happy to have completed our purchase at Willow Houses and had a great experience overall. Everything was well managed and the process felt clear and straightforward from start to finish.

Extremely quick and easy purchase.

This branch was amazing to work with on getting a home to live in. It was so fast to get processed by them that it was done before Christmas!

We have just bought our first home through Ryder and Dutton and i’m so glad we did!
I loved how enthusiastic they were for us, it really made it more special. They could answer our questions with ease and kept us updated throughout the whole process. I very much recommend. Thank you!

The worst estate agents!

Never, EVER rent a property through Ryder & Dutton Halifax.
I was heavily pregnant at the start of my tenancy & from the get go the house was a complete disaster that they’d tried to cover up! Electrics were bodged, windows were popped with ridiculous draughts, the cellar toilet which was never used by us, erupted causing raw sewage 2 foot deep in the cellar which completely destroyed irreplaceable items from childhood! The roof had a big hole letting in water which would run down the bedroom walls. There was very quickly an ungodly amount of damp and black mould which affected every single room in the house. Despite cleaning daily, it was back straight away! This was reported countless times & nothing done! Stacey, our former housing manager was fantastic & tried her best to get in touch with the landlord for permission to have contractors, workmen etc into the property to do the necessary work. The landlord wouldn’t respond to any communication which wouldn’t allow Stacey to go ahead. She did get contractors in when the cellar flooded with raw sewage for the second time in a week but the landlord thought he was clever leaving us from July to September 2023 with a newborn baby and raw sewage in our home! Stacey left Ryder & Dutton & it went downhill from there. Every inspection taken by Moira was spot on & never any issues (her words) other than the work that needed doing. The house was “spotless” (her words) She was about as useful as a chocolate teapot in a heatwave and never relayed the work that needed doing back to the landlord, instead their ‘handyman’ Pete, another useless excuse, would come out, have a look and leave. we’d never hear anything from them until we chased this up. Still no work ever commenced! The staircase caved in & he “temporarily fixed” this & found the cause to be damp & mould rotting the wood!
Eventually we had no choice but to get environmental health involved when the boiler for the millionth time, packed in & we were left without hot water or heating with a newborn & 11 month old, over Christmas & well into the new year. I called two emergency boiler men who both condemned it as it was 10 years out of date & reported this back to RD. the landlord sent his ‘friend’ who again “temporarily fixed” the boiler but 3 days later it went again & again there was no hot water or heating. The ‘friend’ came out countless times & bodged it even more but not even a hour after he’d leave, the boiler would go again! This went on from Christmas 2024 until we moved out in January 2025!
Environmental health must’ve rattled RD & the landlord because shortly after their involvement, we were served with a section 21 notice. Then the house viewings began. Oliver the sales agent decided he would let himself into my property without notice, with strangers in tow, none of them removing their muddy & dirty shoes & completely overstepping boundaries. He’s a weird little man with a very big chip on his shoulder & didn’t like being told the truth! We had an older couple constantly turning up WITHOUT an agent & they insisted they were booked for a viewing. Upon contacting RD to find out what was going on, they informed us that they had no knowledge of this couple. They were turning up a few times a week, every week insisting I let them into my property to view it & would be rude & insulting when refused entry. All other viewings went ahead as they were booked in & with an agent! So the landlord Rather than fix the issues, would rather get us out & sell the property. We were hounded everyday via emails & calls from IQRA even after we had moved out of the property. She is the most arrogant, rude & nasty person I’ve ever come across. Her attitude was vile & when handing the keys back at the end of tenancy, she thought she was going to keep our bond, completely fabricate imaginary damage to the property! Lucky for us, we had a very big paper trail, rent payments made on time, photographic & video evidence & receipts of hired cleaners at the start of the tenancy to prove IQRA was a complete lying clown!
This was taken to tribunal & obviously because of the evidence we provided & lack of evidence RD had to back up IQRA’s lies, the tribunal judge decided we hadn’t done anything wrong & we upheld our end of the tenancy & our bond returned to us! So if you do rent an overpriced hellhole from these con artists, make sure your bond is deposited with a bond scheme & have a paper trail of rent complaints, repairs, photos etc from the get go, because they will do whatever they can to con you out of getting your bond back! This company & the landlord caused my child to need breathing apparatus & oxygen & 3 long hospital stays because of the state of the property.They thought they could one up us because we involved environmental health & they failed miserably.
AVOID, AVOID, AVOID 2 BAKER STREET NORTH, HOLMFIELD!!

I am really sorry that you feel you have not received the service you would have liked . Unfortunately, the leak from the toilet proved to be particularly difficult to resolve and required specialist contractors’ reports . With regards to the other maintenance issues, we obtained Landlords instructions and endeavoured to resolve these as soon as practically possible. Be this with our approved contractors or the Landlord instructing his own contractor

When a tenant vacates a property, we always try to reach an amicable resolution between a Landlord & Tenant but unfortunately that is not always possible. Inn these instances we recommend that the matter is referred to the deposit holders alternative dispute resolution scheme and reviewed by one of their independent adjudicators and both landlord and tenant have to abide by their decision.

Just completed on the sale of…Excellent service and staff

Just completed on the sale of 3.Providence Row Halifax and must complement Ella Leadley from the Halifax branch for her excellent service, it has only taken 7 weeks from viewing date to completion which is brilliant.We have been private landlords for over 26 years and dealt with lots of estate agents in this time but yours is outstanding and I will not hesitate to recommend to others.

I have recently sold 2 properties with Ryder/Dutton Halifax
They weren’t the easiest to sell as l had 2 previous Estate Agents who gave up on them, as they were rural & off the beaten track, but a massive THANK YOU to Ella & team who finally got me to the finishing post , WELL DONE!!!!
They were dedicated & very professional & always there to give advice &listen
