I am extremely disappointed with my experience with Carpenter Surveyors. I had a Level 3 survey done, and it was a frustrating process from start to finish. The surveyor arrived late, and the entire visit lasted less than an hour and a half.

Unfortunately, many significant structural and safety issues were overlooked. For instance, there was no support in the entire extension, and the loft conversion was not completed safely. These are serious concerns that should have been identified during the survey.

My list of complaints could go on, but the bottom line is that this has resulted in unexpected costs and stress for us. There were multiple issues that were clear and obvious, yet they were not mentioned in the survey report.

I would strongly advise against using Carpenter Surveyors for any surveys unless you’re prepared for unpleasant surprises when moving into your new home.

It's not the first time I use them. I came back to them as they are efficient and reliable, always keep me updated with progress, and happy to answer my questions. A very smooth process for me. I got my report within a few working days.

Fit me in quickly and sent the report back to me quickly as requested, however there are multiple obvious inaccuracies in the report, e.g. says there’s no drainage where there is, in multiple areas; says trickle valves need installing asap but there’s already perfectly functioning ones installed; said the back door doesn’t open when it easily does; plus more. Most of the report looks like a template and every section comes with a disclaimer saying this needs checking by a professional - then what am I paying you £500 for?

We commissioned a Level 2 Home Buyer's Survey with Carpenter Surveyors. The survey took place quickly and was competitively priced. The final report was provided within the timescales quoted and was really detailed which helped us make informed decisions in our purchase transaction.

We were particularly happy with the customer service provided by Tracey, Laura and Emma, who were always on hand to assist with any queries we had. Our surveyor, Stephen, also took time to have a call to discuss some aspects of the report which put our minds at ease.

I haven't yet employed the use of this company for a valuation report on my property but intend to use them. This review is based on the phone call with a lovely lady called Emma who answered my queries and was frankly open, honest and professional during my telephone enquiries. First impressions count and this is what has led me to know that I intend to use this company for my valuation.

This company was fast and easy to deal with. Tracey kept me informed with a friendly, polite and professional manner. Gregg Cave was my surveyor and his report was easy to read and he highlighted works for my attention by using a traffic light system. I would highly recommend them.

Guy from Carpenters recently undertook a survey for me on a property we are buying in Worcester. The survey was very comprehensive and easy to read with clear photos. Guy called me straight after the survey and went through his main concerns and the report followed a few days later. We used Carpenters for a Level 3 survey on our forever home in March this year. The process was smooth, straightforward and the staff explained our options from the start. The cost was reasonable considering the depth of reporting and the excellent detail it went into, including photos.

We had an absolutely terrible experience with this surveyor, we are first time buyers so we went for their top package to get a detailed survey for peach of mind. What we actually received was a 'template' report. I bet they use the same template for all their surveys. Its 100 pages or so, with padded out basic information such as 'Electrics - These are used to power your house' and Wikipedia definitions of 'gas', 'windows' etc. We know what they bloody are lol. Next, to safeguard themselves absolutely everything has the caveat of 'we recommend an electrician review the electrics' this is the same for the gas, windows, water, plaster etc. I'm not even sure what we have paid for but this is definitely not a survey report in any way for the house we are considering, a complete waste of time!!!!! If you want a 100+ page 'template' report which recommends you get a specialist to look at everything, then go with these guys.

WARNING!

If one of the main purposes of a surveyor is to give you peace of mind that the house you are purchasing doesn't have any major faults - this surveyor WILL NOT give you that peace of mind.

Our situation, generally, was a long-term leak that was not discovered by the surveyor that was behind a bath panel. A bath panel by the way that you can simply take off with your fingers it fits so loosely against the bath. For an over £1000 survey the surveyor did not even bother to look behind this bath panel. Does this shout value for money to you? This is required in the RICS guidelines in which they are allegedly qualified.

On top of this, the required fix was actually fairly minor, I suspect they would have easily been able to pay to resolve this issue and still make a tidy profit on the survey.

Did the surveyor admit their mistake? Nope! They will point to generalities and catch all suggestions such as 'Check all grouting, seals, plumbing'. Well, what are we paying over £1000 for if not for YOU to check that these things are all in good working order? Who's to say a layman would even know if these were defective or not? Find the issues and then document them in the report -- this is the point of hiring a surveyor!

In conclusion, in my view, this company is dangerously incompetent. I think you are likely to get an inferior and incompetent survey of your house, and if and when it goes wrong, they will argue that any generalised statement means they are free of blame.

I suppose adding 'Make sure to check everything in the house' would be a reasonable get-out-of-jail-free card to these people if it were added to the end of their report.

I made the foolish error of thinking that because I was paying more for the surveyor I was going to get a better quality service.
