I have lived at Box Makers Yard for several months and want to be clear upfront: the on-site staff are lovely, genuinely friendly and do their best. This review is not about them. It is about the way this building is managed at a higher level by urbanbubble and Legal & General, which has been deeply disappointing.
The underground car park gates have failed three times since February 2026, leaving the facility unsecured for a combined total of approximately nine weeks across the first two failures alone. This is all documented in the building's own official announcements. During the first failure, which lasted 35 days, a security guard was deployed as a temporary measure — on the one occasion I saw him, he was asleep in his car. During the second failure, the situation escalated to the point where the north lift lobby was also left permanently unlocked, meaning anyone could walk in through the car park and access every front door in the building. The third failure began in June 2026 and as of the time of writing, the gates are still not fully resolved, adding a further four to five weeks to an already unacceptable total.
I pay £160 per month specifically for a secure parking space. I raised a formal complaint in March 2026. After weeks of being ignored, the compensation offer I received was £10.67 — two days of charges — for what is now approaching fourteen weeks of documented failure across three separate incidents. That offer was not a mistake. It was their considered position after review.
I have since escalated to urbanbubble head office and LGIM directly. The building markets itself as premium. The price reflects that. The service does not.
If you are considering moving here, the apartments are beautiful and the building itself is well designed. Just be aware that when things go wrong, and they do go wrong repeatedly, the management response is slow, dismissive, and disconnected from the reality residents are actually experiencing.
I have had an excellent experience with the Urbanbubble lettings team. Dorota called me within minutes of my initial enquiry on Rightmove and was able to book me in for a viewing straight away. At the viewing, Johanne was friendly and professional, well equipped with all the information I needed. She was then quick to follow up and progress my application, resulting in a same-day approval from the landlord. Overall very happy with the high quality of service and communication.

They’ve chased me for referencing (on a property I not only already live in but have resigned the contract with 2 times)
Their newest thing is harassing my old housemate and I for £738 with no reference as to what for?
We didn’t have any outstanding bills or rent so maybe they’re just bored?
The whole company need to either be retrained, restructured or if it’s not the staff that are incompetent maybe it’s their systems in which case get some new ones.
Is their CEO just a figurehead or is he actually there to lead? Because this isn’t ok.
Your company is an embarrassment and the amount of stress and upset it has caused myself, my housemates and friends in my development is despicable

I have now received a threatening email saying I owe £6k, my new housemate has received a similar threatening letter and my old housemate has received one saying she owes the current property over £2k
I called and pressed to option of “if you’re existing tenant and have an issue” I got put through to a particularly rude and unhelpful customer service attendant called Beth in the Manchester office on the property management team. I sent her the email and she refused to help any further and kept fobbing me off with “I need to review it to put to the right department” I asked if/ when they would contact me as I’ve started a new job and will struggle to talk. She stated “ONCE AGAIN this isn’t my department so I don’t know”

I’ve had a terrible experience with UrbanBubble. They are completely negligent. Not a single maintenance issue I have reported has been addressed - or even responded to - in months, regardless of chasing up multiple times. The worst service I’ve experienced. Avoid at all costs.
I would like to thank the Urban Bubble team for their excellent service in re-letting my property at Falkner Place.
The communication throughout the process has been prompt, professional and reassuring. After an initial applicant withdrew for personal reasons, the team acted quickly, secured further viewings and successfully found a new tenant at the full asking rent of £900 per month.
A special thank you to Dora for keeping me informed throughout the process, and to Xavier, Johanne, Abbi and the wider team for their hard work and support. Referencing, contracts and move-in arrangements have all been handled efficiently and professionally.
This is the second time Urban Bubble has successfully re-let one of my properties, and I have been consistently impressed by their responsiveness, communication and commitment to achieving the best outcome for landlords.

Avoid this agency. The experience is bad during the tenancy and even worse when it ends.
We vacated the property in December 2025 and urbanbubble is still holding £633 of our deposit a sum they themselves acknowledge is not in dispute. Five months later, it has not been returned.
Beyond the undisputed amount, we are also now in a formal dispute over the remaining portion of our deposit, as urbanbubble is attempting to make deductions for wear and tear damage, something landlords and agents are not legally permitted to charge tenants for under UK tenancy law.
Throughout our tenancy and beyond, the communication from this agency has been consistently unreliable and unprofessional. Responses are slow, questions go unanswered, and when they do reply, the tone is casual and dismissive, more like a text message to a friend than correspondence from a professional letting agency.
During our tenancy we waited over three months for a broken fridge to be replaced. A basic maintenance issue that should have been resolved within days took months of chasing.
Asad sent a deposit release form via DocuSign with almost every critical field left blank, deposit amount, outstanding rent, total deductions, amount to be returned, agent name and signature, and tenancy deposit reference number. We were asked to sign a legally binding financial document without being able to verify any of its terms. We lawfully refused.
When we challenged this, we were given inaccurate information about how DocuSign works, specifically that one tenant had to sign before the other could view the document. This was confirmed to be incorrect directly by DocuSign support. Document visibility is controlled entirely by the agent.
This is not a one-off mistake. It is a pattern of incompetence and unprofessionalism that any prospective tenant should be aware of before signing with this agency.
