Wonderful house survey service
They called me just one hour later after I enquired the house survey service , and gave me the best quotation ,arranged the Suyveyor just a couple of days after I booked it online also the suyveyor called me straight away after the job and produced the report just two days after . Very efficient and professional. Good experience with Sam conveyancing survey service.

AWFUL SERVICE from Ehren.
This company was recommended by a friend, but I wish it wasn't... Honestly stay away!
My property purchase case was dealt by Ehren, who was not at all helpful and felt more like a "chatbot"
He obviously did not read my emails at all as I wanted to get searches, solicitor and survey done through them. I was not sure that the solicitors they suggested will be right for me, but he just ignored my emails about it and kept sending further e-mails with loads of unnecessary information. Was extremely hard to get hold on the phone as well.
Also kept sending me information about receiving gift money from someone. I lost my Mom and had to reexplain to him in 3 separate email that I am not receiving any gift I have inherited some money as my Mom died. Not a really nice feeling to have to keep repeating that I lost my Mom..
Later on he was not at all helpful with chasing up the solicitor's office and took to get an empty property 9 months... Would not trust to get solicitors through them.
He even forgot that I originally asked to get the survey done through them, so later I had to organise it myself, tho that was actually lucky as I found a much cheaper local guy compared to the ones they suggest.
I told my experience to the friend who recommended them, they were surprised and said won't ever recommend or use them again.
I am obviously never going to do that myself either..

Having reviewed your purchase file, it is clear that Ehren followed our established processes, maintained consistent communication, and acted with courtesy throughout. A competitive quote was provided for the survey at your request, and as with all our clients, the decision to proceed with booking the survey was entirely yours.
Once the draft contracts were received from the sellers, approximately four weeks later. Ehren promptly advised you to order your searches so your solicitor could begin raising enquiries. This stage took some time due to delays in responses from the Landlord and Management Company, which were beyond our control. Additionally, your solicitor needed to meet the lender's requirements, which can sometimes extend the timeline.
Please accept our sincere condolences on the loss of your mother. Our intention was never to cause any distress by asking for clarification on your inheritance/gift.
We’re sorry that you felt compelled to leave such a critical review. However, we appreciate all feedback, as it allows us to learn and improve our service.

Do the searches yourself
The searches carried out showed that the home was connected to mains sewerage, now after living in the home for a few months have discovered it is in fact connected to a private septic tank.
Sams conveyancing and Holden Smith solicitors want to wash their hands of any responsibility in this error.
UPDATE:
Now we are being told that WE have to contact the search provider.
I don't see why we have to chase this, we paid for a service that hasn't been provided satisfactorily and now we are being left to deal with it.
If I had the time to deal with this I'd have had time to do the searches myself.
Now we are looking at a cost of around £10k for a new, compliant septic tank.

Used for transfer of equity. Quoted wrong price and then advised cost would be over £400 more. Process started 4 months ago and they have just advised they have lost ex partners forms. Process needs to start again. In this time, mortgage offer has expired and i now have to pay fee again. Do not use. Incompetent.

Having reviewed your file, I can see it was opened in March, though your client care documents weren’t completed until June, which may have contributed to some initial delays. At the point of instruction, the matter was instructed as a Transfer of Equity; however, it later became clear that it involved both a Transfer and Remortgage, as well as including two gift contributions. These additional elements naturally required further steps and incurred additional fees that couldn’t be avoided.
Just to clarify regarding the ID5: it has not been lost. Your solicitor had been waiting on this but was not informed it had been completed or provided with a copy. It appears that while it had been carried out, it was not passed on internally to your solicitor. I completely understand how this may have caused frustration, and I sincerely apologise for the oversight. I’m aware your solicitor is now arranging for the ID5 to be redone at no cost to you.
I hope everything moves smoothly from here and that your transaction completes without any further delays.

Fast response. And good follow up. I applied level 3 survey. It cost mostly £700. But the report a little bit simple. May be the house is really really too good and satisfy. Since the landlord still live in the house. So that most of the part cannot be check. But generally, the survey results is good.

Thank you for your review of which I understand the delay is annoying when a seemingly simple land transfer drags on.
I'm afraid that the delays are firmly sat with the seller. They issued contracts on the 29th May 2025 and they haven't replied to the enquiries raised on the 27th June 2025.
I know you joke about the Guinness Book of Records, however there is little you, as the buyer can do until the seller completes the legal process.
We will of course continue to chase the sellers.

Absolutely appalling service
Absolutely appalling service. Just subcontracted out the job to someone else who then missed basic things (garden door failing to close, smoke detector functionality not commented on). Was happy to let it slide but they asked for feedback. They then sent rude messages in response as they didn’t want to hear it. Avoid at all costs - just go direct to a surveyor who will actually do the work!
Noting that SAM have come back, the feedback was that the rear door not closing and smoke alarm test was NOT included in the report, and that it was not clear the job would be subcontracted out (feedback provided to them three times over while they sent increasingly rude messages back - see Google review for screenshots). I don’t know how much clearer that feedback can be…
I thank almost everyone for their call, it’s a factor of basic politeness that the team at SAM would do well to learn. But it isn’t a marker of a job well done. I see no comment made on the non- closing rear door and to note that I had to follow up and ask about the smoke detector as (again) it was not included in the report.
Perhaps SAM would do well to spend more time reading and understanding customer feedback than just posting the bits they like on their website.

We're disappointed that you felt the RICS surveyor's report was not up to scratch. We have an excellent reputation for thoroughness so we'd like to hear specifically what you feel we missed. Our report of over 12,000 words and some 78 pages included photographs of all aspects, both inside and outside the property. The surveyor even used aerial cameras and drones to reach the parts that other surveyors can't.
When the Surveyor spoke with you on the day you seemed satisfied and thanked him for the call. The surveyor suggested that you read through the report and then call if you had any further questions.
On the issue of the smoke alarm, your surveyor tested the alarm in the hallway and it worked, however, it is not possible to tell if it is mains wired. Any surveyor would say the same.
Sadly since your email stating you were unhappy, we have asked what parts of the report you were specifically unhappy about, and as of today your only feedback is "You asked for feedback, I gave you feedback. If you lack the emotional maturity to take feedback onboard then that is on you."
We're a good honest company and always want to help fix an issue if one has arisen. The offer is still there if you can provide us with a reason for not being happy, then we'll look into that for you and see if we can help.

Terrible experience-waste time and money
Terrible experience. I paid for a RICS Chartered Surveyor but was instead assigned to a subcontractor (AssocRICS), who is not fully qualified to sign off without further checks. This caused unnecessary delay, as the report was promised several times but only delivered after I was about to make formal complain.
The report itself was extremely disappointing — full of vague disclaimers, telling me everything was “buyer’s responsibility” and recommending endless further investigations because the surveyor “could not see this” or “was not able to assess that.” In the end, it provided very little meaningful insight and felt like a complete waste of time and money.

Building survey before purchase
Required building survey before purchasing property in cash. Charlotte was very quick to respond to emails and helped me choose between level 2 and 3. Booked a survey on Saturday morning for the following Friday and got full report in a little over one week.
