PLEASE AVOID

PLEASE AVOID! My experience was extremely disappointing and I would not trust this firm to handle matters transparently.

I had instructed them based on a written quote if £1,000 "all-inclusive". Despite following up multiple times and ensuring everything was confirmed in writing, I later received completely different information, including a significant increase in fees due to oversight on their end.

There was little to no proactive communication for several weeks, and I repeatedly had to chase for updates even though they claim to have an account manager who will hold your hand throughout the process. At every stage, I made a point of confirming details in writing, yet what was confirmed was not honored in practice.

Most concerning was the refund process. I was clearly told in writing that I would receive a full refund more than once, however, a large chunk of that was missing when my refund came through, with no explanation once again.

Overall, this experience was characterized by repeated consistencies, lack of transparency, extremely poor communication and major lack of accountability.

I recently used SAM Conveyancing to…

I recently used SAM Conveyancing to provide a Deed of Assignment covering income from rental properties. I had already seen a couple of negative comments directed to Chadwick Lawrence but decided to give the benefit of the doubt as the process seemed a lot faster and straight forward than other Lawyers were offering.
I was pleasantly surprised - the whole process was seamless and completed within a few days.

The process was quick and efficient

The process was quick and efficient. Ehren gave a very prompt and complete answer to my initial query which reassured me that I was getting what I needed. The only thing I would add is that I wasn’t aware that my task would be passed to another provider. In any case both organisations were quick and efficient.

AVOID AT ALL COSTS

I absolutely regret choosing SAM Conveyancing. I trusted them to help me through the house-buying process, but instead they passed me on to Chadwick Lawrence — one of the worst solicitor firms I’ve dealt with.

Given SAM Conveyancing’s high ratings, I assumed they would work with reliable and professional firms. That was not the case at all. The entire process became extremely stressful and frustrating.

Communication was very poor. I had to chase repeatedly just to get updates, and I was never able to speak directly with the person handling my case. Calls were not returned, and I was given incorrect information, which only caused further delays and confusion.

Overall, this made what should have been an exciting experience feel like a nightmare.

Please do your research before using SAM Conveyancing and be cautious about being referred to firms without checking their reviews first. I received no real support and completely regret using their service.

I can confirm that our team, specifically Amy, has been in consistent communication with you throughout this process. While we understand that delays are frustrating, there are several key factors that impacted the timeline of your matter.

Although instructions were received in November, the necessary Client Care paperwork and ID checks were finalised on 16th December. As a regulated firm, our solicitors are legally unable to begin substantive work on a file until these compliance requirements are met.

A primary focus of the recent weeks involved the Source of Funds review. To comply with strict Anti-Money Laundering (AML) regulations, we cannot accept funds from individuals under the age of 18, because the financial trail in this instance was complex, our review had to be meticulous. As we discussed on 17th March, these safety checks are a legal necessity and cannot be bypassed or rushed, even when there is pressure from a seller to complete.

We are pleased that the matter has now reached a successful completion, and we wish you the very best of luck in your new home.

Excellent service - 5 stars

From start to finish the communication was excellent. Joe responded very fast to all my enquiries. The information given to me to book and pay for the survey was very clear and easy to do. Very good value for money for a level 2 survey including a valuation. The survey itself was booked within days with confirmation of the time it will take place. I received an initial email on the day with brief details of the surveyors findings and had the full report within 3 days. The surveyor Izuka completed a very detailed report with pictures and answered a question I had almost immediately. This is the second time I have used this company after another property fell through and have received excellent service once again. Would highly recommend. Thank you.

Absolutely incredible

Absolutely incredible. So organised and efficient throughout. This is the first time I’ve had a conveyancing experience where I didn’t get stressed or frustrated at all. I initially received a quote from SAM…

I initially received a quote from SAM Conveyancing for a remortgage and transfer of equity. However, it later emerged that they were not on my lender’s panel, and my case was passed to their partner firm, Chadwick Lawrence.

I was assured that my SAM Conveyancing case handler would remain actively involved and “always be on hand” to provide updates or answer any questions. Unfortunately, this was not the case. From the outset, Chadwick Lawrence provided a very poor level of service, and despite copying my SAM case handler into numerous chasing emails, she stopped responding entirely around four weeks into what became a 12-week transaction. To date, I have not received any further communication from her or anyone else at SAM Conveyancing.

From the beginning, I was clear about the nature of the transaction and mortgage type when obtaining my quote, as well as my desired completion timeline. Despite this, the process took approximately six weeks longer than planned, with little to no proactive communication.

In addition, I was charged several hundred pounds more by Chadwick Lawrence due to the mortgage type—something I had explicitly disclosed to SAM Conveyancing before receiving my initial quote. This lack of transparency was extremely disappointing.

Overall, the service from both SAM Conveyancing and Chadwick Lawrence was unacceptable. I would strongly advise anyone considering either firm to look elsewhere.

Just to clarify, SAM acts as an introducer, and a solicitor would have been assigned to you from the outset to handle the legal work. As such, SAM is not on any lender panels, as we don’t carry out the legal services directly.
We do understand that delays can be frustrating. In many cases, timelines are affected by third parties involved in the process, which can sometimes lead to additional work outside of a standard transaction and, in turn, additional fees. We do our upmost to provide clarity on any additional fees as a transaction is progressed.

We have had a very positive experience…

We have had a very positive experience using SAM Surveys. From the outset, the team clearly explained the entire process and provided honest, transparent advice on the most suitable level of survey for our property purchase.

Although the report indicated it could take up to five days to be completed, we were pleasantly surprised to receive it the very next day. Communication throughout was excellent, they kept us fully informed when the survey was booked, provided regular updates, and followed up afterwards to ensure we had received all documentation and to address any questions or concerns.

Overall, the service was efficient, professional, and reassuring during what can be a stressful process. I would highly recommend them to anyone in need of surveying or conveyancing services.

Level 2 Homebuyer Survey

I used SAM conveyancing for a Level 2 house survey. The process was easy and the survey was undertaken and the report delivered quickly. The report was detailed and was clear and easy to read and helped to identify a couple of areas that were raised with the seller that I would not have known about. Friendly staff and would use again.

I needed an anti-fraud certificate for…

I needed an anti-fraud certificate for our remortgage and SAM conveyancing was able to sort that for us! I found it difficult to find somewhere that would provide this as a stand alone service without having to do it along with our remortgage. They could also do this service online which saved time and travel expenses.

They were very clear and helpful and it was sorted within a week, I’d definitely recommend SAM conveying to friends who need similar legal services.

This is my second time using Sam…
