My partner and I moved into our new property in November and couldn’t be happier.
The whole process has been seamless. Elizabeth in sales made the whole process a joy and the lads on site: Matt, Steve, & Kevin (in particular) have been more than helpful and resolved any minor snagging issues without any trouble. The standard of finish and building materials is noticeable and we are very pleased we chose to buy through Mulberry.

And especially from George who handled my snag list in a very professional and customer-focused manner, taking the time to listen and address concernes thoroughly. All items on my snag list have been resolved.
I am now very pleased with my Mulberry home! And while nothing can be perfect at first, I can recommend Mulberry Homes as their teams from sales to site take customer service seriously.

I was very pleased with the support from the Mulberry sales office—Karen and Faye have been fantastic throughout the process. I also used their recommended solicitors Band Hatton Button LLP and mortgage brokers Salcey Mortgages, who provided a great service.
This is my second Mulberry home, purchased on the same development, and therefore I had clear expectations based on my first property. Unfortunately, those expectations were not met. While there is no doubt about the quality of the materials used, the standard of workmanship and finishing is well below what I experienced previously. The plastering and painting, in particular, are poor and clearly rushed, with numerous visible defects throughout the property. And numerous kitchen cabinets show little scratches or chips.
Many aspects of the home appear to have been left unfinished, giving the impression that speed was prioritised over quality. As a result, the snagging list is extensive.
I hope the long snagging list will be resolved promptly and without too much difficulty. Overall, this second experience has not quite met my expectations. While I don’t regret my choice, time will tell whether it was the right one, depending on how smoothly the remaining issues are addressed.
My wife and I bought our new home and are so happy with the start of our new chapter. This was all down to the great help from Mulberry Homes, and in particular, the wonderful support and guidance from Rabia from the Kingsbury Park branch. You made us feel comfortable and were able to help us from purchase through to post sale whilst we settled in. Thank you

I couldn’t be happier with my move into a Mulberry home in Middleton Cheney. From the very beginning, the whole experience has been exceptional, and all members of the team at Middleton have been incredible.
Elizabeth has been absolutely wonderful — genuinely friendly, warm, and endlessly patient. She made the whole process feel easy and welcoming, always taking the time to answer questions and making sure I felt reassured every step of the way. Her kindness and professionalism truly set the tone for the whole experience.
I also can’t praise the site managers, Matt James and Steve Kelly, highly enough. Along with Kevin and the rest of the hardworking team on-site, they have consistently gone above and beyond. Whether it’s fixing small issues immediately, checking in to make sure everything is perfect, or offering help before I’ve even thought to ask, their responsiveness and care have been outstanding. Nothing has ever been too much trouble, and their dedication has made settling in completely stress-free.
The build quality is exceptionally high. My property is semi-detached but I can't hear anything from next door. The house is also extremely energy efficient and I've barely had to switch the heating on.
Mulberry should be incredibly proud of the team at Middleton — they’ve turned what can often be an overwhelming experience into something genuinely enjoyable. I’m so grateful for their support and delighted to call this beautiful place home.

If I could give my experience 0 stars I would. This is not even an exhaustive review of all the issues we have experienced with our new home, but I’ve summarised what I consider to be major defects as opposed to the expected ‘snagging’. Customer service from Mulberry Homes has been nothing short of shocking, with delayed communication or no response.
I am 30 weeks pregnant with a 19 month old little girl, and we are currently unable to stay in our home due the significant ongoing issues which pose a risk to our health and safety (with no offer of support with accommodation from Mulberry Homes).
Please see a brief summary of issues:
- Moved in middle of August. Was clear that the kitchen had already had significant water damage resulting in blown units. The kitchen was finished to a terrible standard, with cupboards not aligned which resulted in superficial damage to the cupboards too. Despite flagging many times, chasing with emails, calls - we are only just getting the kitchen works done next week (December).
- On the first weekend we used the master bedroom en-suite shower, water came through the ceiling. This was put down to the trap not being tightened. A hole had to be cut in the ceiling and made good.
- In October the same bathroom had bubbling in the amtico floor and the skirting board was sodden. We were told this was down to faulty mastic. Initially, Mulberry Homes peeled a small section of floor back and advised us to let it dry. The smell of damp was strong, and we decided to peel back more floor to inspect this ourselves. A massive section of the ply was sodden, with rusty nails and evidence of mould. We insisted on the ply being replaced with new flooring and the mastic was eventually redone. We were assured this leak was fully rectified.
- At the end of November, it was clear the skirting board from the previous leak was still wet. After contacting Mulberry Homes, we were advised this was again due to the mastic. The mastic was redone, the skirting was replaced again and the bathroom skirting was painted. I was assured the shower had been sprayed and there was no water leaking through, and that once again the leak was rectified.
- Due to the issues with faulty mastic I decided to ensure the family bathroom was okay. Lo and behold, the skirting board was wet in there. The mastic had clear holes in. I had to contact Mulberry Homes again to make this good.
- One week later, I noticed the wall in the en-suite was wet. I could not believe it. I immediately contacted the site manager who advised he would come and look the following day. In the meantime, I shone a torch down the side of the wardrobe the other side of the wall and to my disgust the skirting and carpet was sodden, with more evidence of mould. On the Friday I was told a tiler would be round Monday. It was not until I insisted that someone attend the property on that day due to the mould that the site manager attended. A plumber advised that the leak is due to faulty grouting - significant cracks and holes were found in the shower grout. The wardrobe was moved forwards and has got significant water damage and will need replacing (£460 wardrobe). The carpet is sodden as was the skirting board and there is evidence of mould- I have photographic evidence of this. I was assured the wall is dry, but insisted that they removed tiles in the shower as I could not believe that the wall would not be sodden. The ply behind tiles was sodden as suspected, and will require replacing. I have been told that a report has been put in to request that the whole shower is retiled as I have noticed even more grout issues the opposite side, however I am yet to receive guarantee of this or confirmation of a solid plan, nor have we received an offer for carpet replacement.
This has clearly been leaking since we moved in in August. The bedroom has been left with the carpet folded back to dry, the wardrobes are not secured and the room is unfit to sleep in, particularly at 30 weeks pregnant with a toddler. I have had to move out until this is fixed, and am yet to receive any contact from customer care.
In amongst the leaks, we have had several instances of no heating and one of no hot water accompanying the heating issue which again we had to stay elsewhere for until fixed.
The stress has been indescribable, and what should have been the best experience buying our first family home as our family grows has been completely shattered. I would attach photographic evidence but am unable to as this is a review of a ‘service/business’ as opposed to a ‘product’.

I'll start by saying I love my home, I moved in 18 months ago. The sales process was horrific, but I've already fed back on the survey to that.
All the snagging list was being looked at an actioned well with the former Assistant Site Manager. He was fab, but since he left in September 2024 there are still significant outstanding issues that haven't been sorted. These are issues that were agreed to be sorted. I have given it more than enough time and patience and just want it all resolved. I have escalated it as per the complaints guidelines, giving more than enough time. Stacey did not resolve and weekly chaser emails went without a response. I escalated to Construction Director, Chris, who seemed to be looking but then again comms stopped and chaser emails went unread. I was then notified by Stacey that Chris had left and she'd be picking it up. Not ideal considering it was escalated because she didn't resolve. Guess what? Nothing since then, no response to weekly chaser emails. So I took the last step in the complaints procedure outlined on their website and escalated to the Managing Director. According to their own procedure, I'd have a response within 10 working days. It's now 15 working days/3 weeks and no response. I just want these issues sorted as they have agreed to so I can enjoy my home.
I purchased a home from these cowboys several years ago in Earls Barton and had nothing but issues with it. The most dangerous one being the boiler fitted in an unsafe place. Gas Safe wrote a report and gave them a fixed amount of time to rectify the situation. After a few attempts at relocating the flue, the works were completed. The joists in the bathroom were fitted on a 10mm slant so the bathroom floor slopped towards the door, meaning the door to the shower slammed shut as soon as you let it go. I insisted that they had the whole bathroom out, shaved the joists level and strengthened them, and then relay the floor. They also had to take all the tiles off the wall as these had been laid to a sloping floor. To add insult to injury, the tiler told me that he had advised Mulbury Homes 4 months prior that the floor was not straight and they did nothing about it and let me complete the purchase. The extractor fans in the family bathroom and en suite have now stopped working, so I have had someone to replace them. The engineer has now found that no cap was put on the top of the waste pipe in the loft, there is now a smell of sewerage in the loft. The ducts for the extractor fans were fitted but never connected to take the air outside of the house, hence condensation running into the fans causing the fans to burn out. I rang Mulberry Homes and spoke to a lady called Lucy who proceeded to laugh at me and quite happily tell me they are not prepared to come back and complete the works they should have completed before my house purchase. I would strongly recommend that you employ a professional to review the house in it’s entirety if you do buy from these cowboys, or better still, walk away and don’t buy from them.

After having a not so good experience with a different developer from Houlton we were a bit disappointed believing that apparently only a certain type of people can buy a house, and not the lower echelon.
But that changed when I called Mullbery development and spoke with Karen.
After a phone discussion we had an appointment the next day to see what options we can have. Karen and Faye treat us with respect like normal people and we decided to put for a reservation of the house we wanted to buy. They were extremely surprise when I told them the experience I had with the other developer.
My opinion if you want to be treated with respect, normal and fairly go with Mullbery homes. And ask for Karen and Faye.
