From our initial viewing at Kelvedon Rise through to completion, our experience with Mulberry Homes has been very good. The sales team and sales manager, Anita, went above and beyond to get us exchanged and completed before our mortgage offer expired.
Paddy, our Sales Advisor, who initially showed us around the plot, was professional, supportive throughout the whole process and went above and beyond to deliver a first class service.
We would also like to give a mention to Ash and Francesca, who have been helpful and supportive.
Overall, we are extremely happy with our new home and the service we have received . The team at Kelvedon Rise have been brilliant from start to finish, and we would happily recommend Mulberry Homes to anyone considering buying a new home.

Experience Of Purchasing From Mulberry Homes
From the initial viewing of our forever home to completion, Jodie - Sale Advisor has been thorough and professional all the way through, even when challenges arose, these were completed by the completion day. Other members of the team who we have had great communication and support with include Paddy, Ash and Luke have all been extremely helpful and supportive during the process, including snagging issues as with any new builds snagging issues did occur and have been dealt with as quickly and efficiently.
Overall, we are very happy with our new home and would recommend the experience to anyone considering buying from Mulberry Homes they are a great team!

Poor communication, non-existent customer service, nothing "premium" about this company at all.
We completed on our home at The Grange, Roxton in November 2025.
Our experience has been less than 1 star and I sincerely hope nobody else has to endure the same quality of service as we have received.
We experienced numerous issues with the handling of our purchase, several mistakes with the specification and option selections for our home; and a complete lack or urgency or accountability to solve many issues identified by surveyors prior to completion – despite written promises these would be solved before our completion date.
After completion and the transfer of money, the below-average quality of customer service and communication somehow fell even further.
We are still, nine months after completion, chasing snagging issues that were raised at (and even before) completion. Despite in-person visits from Site Managers, Customer Service Managers, and Construction Managers, all assuring us these items would be dealt with in a matter of weeks – nothing happens. Promises are broken, our time is wasted, jobs are left unfinished, and in several cases more damage was caused than needed to be repaired in the first place!
Multiple serious problems have occurred, requiring several major upheavals of us and our belongings, incurring huge inconvenience and cost; including a critical security issue requiring complete lock replacement.
Having spent the last 8 weeks waiting for any kind of response from Mulberry Homes about our long-standing complaints, we are having to pursue them through other legal channels.
I would not recommend anyone purchase a home from Mulberry Homes.

Mulberry homes Roxton
I purchased my home from Mulberry Homes Roxton in June last year, and unfortunately my experience since completion has been very disappointing.
The biggest issue has been the aftercare. Once the sale was completed and the money had changed hands, it felt like customer service became almost non-existent. We have repeatedly reported issues, sent emails, and chased for updates, but communication is poor and responses are either very slow or don’t come at all.
Some of the problems we have experienced include:
* Cracked paving slabs on the walkway, caused during construction when a vibrating plate damaged them. This was reported a long time ago but they still haven’t been replaced.
* We recently had a contractor extend our patio and discovered there was only around 70mm of solid sub-base in places. Underneath was large amounts of rubble and building waste, which is not what you expect from a new-build home.
* The lawn was left in a poor condition, with the surface full of stones and broken bricks, and it is far from level.
* A leaking gutter has been dripping directly onto a timber fence. This has been reported, but we’ve had no update or resolution.
* We also had a dispute over the boundary of our land. On more than one occasion, the builder was prepared to remove part of our land without proper discussion. Thankfully they knocked on our door before starting work, otherwise it would have gone ahead.
* The estate roads took over a year after we moved in to be completed. During that time, raised ironworks without any protective ramps caused damage to multiple vehicles.
I appreciate that snagging issues can happen with any new-build property, but it’s the lack of communication and poor aftercare that has been the most frustrating part of this experience. A house is one of the biggest purchases most people will ever make, and customers deserve much better support after completion.
Based on my experience, I cannot recommend Mulberry Homes.

Ravensden Park it’s not the dream!
I moved into the Ravensden Park development 2 years ago and it was a dream sold to me paying a higher premium to be here based on the wonderful plans and developments that would take place here, The country Park, beautiful surroundings, Children’s play park…The sales team were wonderful at the time, Helen, Brad, Craig construction Manager could not do more if there was an issue or problem they would get it solved. Sadly they have moved on to what seems to now be a high turnover of sales staff, construction teams and to be honest a complete mess on this development. The country park is like wasteland not taken care of and has not been available to be used this Summer, Rubbish bins overflowing attracting all sorts of vermin, anti social behaviour at the top of the hill, young kids parking up smoking drugs, cars up and down all hours of the night.
The quality of the homes are standard, it’s taken 2 years of battles to get snags completed. I have had new walls, my garden returfed 3 times due to poor quality garden companies used. Poor trades people having to come back time and time again to re do things. Garden fence and gate has been another battle all wonky and out of line. I recently expressed interest in purchasing another property on the development to upsize but I actually don’t want to invest any more money into Mulberry’s Pockets and have to go through another 2 years of battles.. I have decided to move from the development completely as sad as it is it is not the dream here… The sales team and Mulberry do not care about this development so if you are thinking of moving here be mindful of the dream they are selling you!

Would give none if I could
This is an update from our 5 star review that I posted the day after we moved in. The one star is only because we still love our house. We bought a home at Ravensden park last April and can honestly say we were sold a complete lie. We were told we’d have a play park, still not open. We were told we’d have a picnic area, this is benches surrounded by weeds that are completely inaccessible and have been vandalised. There is constantly people sat at the entrance on the hill smoking drugs, and leaving litter, which has been a constant battle by the residents to ask Mulberry to do something about. Last week someone even lit a bbq up there and in winter they let off fireworks. Every time I’ve contacted Mulberry, Stacey has said there’s nothing they can do. The residents will take this further as we have all been sold a dream but living here is basically living in an endless pit of litter and vandalism.
We are still waiting for snags to be fixed 15 months later. We’ve actually accepted they will probably never be completed now.
We were promised a ‘country park’ it’s a field of weeds that you cannot walk through. Mulberry should be ashamed of themselves at Ravensden Park.
Don’t buy a house here unless you want a garden full of lumpy turf and fag ends, enjoy fighting for snags to be fixed, have little to no customer service post sale, and like living in an area surrounded by other people’s McDonald’s wrappers and beer bottles.

A massive thank you
We found an our beautiful house with mulberry homes after lots of stress and being let down by another developer. From the beginning Paddy & Jodie went above and beyond to help us and make our journey smooth sailing. They supported us throughout the purchase journey and made the whole experience exciting and as it should be. We also met the site manager Brian and his team who have been excellent and continue to help our home become everything we wished for.

Felsted Gate
We are very happy with our new Mulberry home at Felsted Gate. We particularly wanted to show appreciation for those who helped us along the way. Firstly, to Paddy who has been a model of professionalism throughout and gone far beyond our expectations. She has been approachable, friendly and completely dealt with all of our questions. Our starting point though was with Caroline Gardner who showed us around what would become our new home with a very clear and thorough approach, pre-empting many of the queries we might have had. Jodie saw us through the final steps on the move-in day, again with a wonderful attitude which was much appreciated at what is generally accepted to be a very stressful point in life. Since moving in, Matt Keep has also gone above in dealing with our queries and we have felt totally assured throughout the process but special mention does go to Paddy who has displayed an exemplary approach to her role.

Poor Experience
My experience with Mulberry Homes has been extremely disappointing. It is concerning that the company does not appear to learn from its mistakes. Following investigations into issues within my property, mould was discovered behind the kitchen units, raising serious questions about the quality of construction and inspections carried out before handover.
The Mulberry Experience Team has been particularly frustrating to deal with. Responses are often very slow, communication is poor, and there seems to be a lack of understanding regarding NHBC standards and processes, despite NHBC frequently being referenced in their responses. I don't want the generic response to contact the Mulberry Experience team that every poor review gets.
I also have serious concerns about how some aspects of the property were signed off and whether defects were properly identified and addressed during inspections. This has left me questioning the overall quality assurance process.
Given the issues I have encountered and the handling of my concerns, I will be sharing my findings directly with NHBC for their review. Unfortunately, based on my experience, I cannot recommend Mulberry Homes and would urge prospective buyers to thoroughly review what they are buying first and not get blindsided by the polished front end sales process.

The sales process and moving in could have been made easier but Matt James and Steve Kelly, the site managers, really made up for it after we moved in. They were always on hand to make sure anything we needed was taken care of and couldn’t have been more accommodating. Any snags, information needed or questions asked, we could really count on them. Mulberry are lucky to have them!

We’ve been in our newGood overall experience, but falls short of “luxury” expectations home in Houlton…
We’ve been in our new home in Houlton for around six months now, so I wanted to share an honest review of our experience.
This isn’t our first new build, so we went in fully aware of the process and expecting some snagging along the way.
Sales & Completion:
Karen and Faye were excellent—supportive, understanding, and genuinely helpful throughout a particularly stressful and drawn-out sales process caused by our buyer’s solicitors. They went out of their way to help, especially with timing payments for upgrades.
Completion day was very smooth. Being able to collect the keys straight away (rather than waiting for funds to move) made a big difference. Faye was welcoming and even came back later with drinks, which was a thoughtful touch.
Build Quality & First Impressions:
While Mulberry markets these homes as “luxury,” some details fall short of that standard. There are a few design choices that feel like compromises (e.g. exposed pipework boxed in rather than properly finished, and awkward unused spaces).
The biggest disappointment was the cleanliness of the property at handover—there was noticeable dust and building debris, and it clearly hadn’t had a proper deep clean.
The paint finish on woodwork is also quite poor quality and marks very easily, meaning redecorating may be needed sooner than expected.
Snagging & Aftercare:
This is where Mulberry really stood out positively.
Alfie and Julian were helpful and agreed with all issues raised. George, who managed the snagging process, has been excellent—proactive, responsive, and effective in getting trades booked and issues resolved properly.
Our main issue (a leaking bay window canopy) was ultimately handled well—it was fully replaced after escalation, which was the right outcome.
Overall:
While the build quality doesn’t fully meet my expectations of “luxury,” the people involved made a big difference. The aftercare and willingness to resolve issues have been significantly better than other developers we’ve dealt with.
Standout staff
• Karen & Faye – Genuine, friendly, and supportive throughout. We still occasionally pop into the sales office for a chat.
• George – Proactive and reliable in managing snagging across multiple sites—no easy task, but handled very well.
• Alfie & Julian – Approachable and helpful, always checking in and quick to act (e.g. arranging same-day checks for the bathroom extractor).
• Mark (Site Manager) – Took the time to answer detailed questions about materials and standards clearly and thoroughly.
