Be very aware that the 5 star reviews on here have been prompted by Kingston themselves.
The 1 star reviews tell the real story.
If you're an employee of Kingston Property Services and you're reading this - Helen Trotter, Stuart Lawrence, Julie Hopper, Antony, et al - you should be embarrassed by badgering tenants to leave you a 5 star review on here - your company is rubbish!
The way Kingston treat leaseholders, many of them elderly and disabled, is a disgrace and needs investigating.
Kingston invent a service charge which is not itemised and provides no service whatsoever, increasing rapidly year on year, charging for the most random items.
Enquires are unresolved and emails are unanswered.
You need to register a formal complaint.
The details are buried right at the bottom of the companies website, 'Complaints Policy'.
They must reply to this complaint.
If you are unhappy with the outcome take it to the next stage.
If you are unhappy with this then you can take it to the independent Property Ombudsman for review - no charge, but you must follow the due process and go through the first two stages first.
Kingston are legally obliged to reply to the Ombudsman - don't waste your time with any more phone calls or emails to them, they'll be ignored as requests/queries - make a formal complaint.
In addition, if you withhold payment whilst waiting for an answer to your legitimate question you are threatened with a £50+vat 'administration' fee on top of the already inflated bill.
This company are merely lining their pockets at your expense.
Corporate vampires.
I recommend you also look into applying to the First Tier Tribunal/Right to Manage and take over the right to manage the property yourselves, google gov.uk right to manage.
A relatively straightforward process as long as 50% of the tenants agree.
It will work out far cheaper and more efficient in the long run.

Owing to a small clique of Leaseholders Kingston are permitted to continue to neglect our building over a period of many years. We have lost sales due to the bad condition of our building. The neglect is obvious.
Kingston do not manage the building, they only collect service charges. When they do send contractors they are not supervised and are left to do sloppy jobs. We have not had an AGM in many years. Which would have permitted the election of a real Director of the Right to Manage Company.

I am disappointed to say that I received a demanding letter from Womble Bond Dickinson Law Firm who were instructed by YOU, Open Spaces that I am to pay £446.02 in rent charges, late fees, interest and legal fees. However, this is ridiculous as we were never late in our payments. The reason I say this is because we were never billed for the rent charges. In fact, we never received any correspondence from Open Spaces at all.
The property we own on the estate is a rental property, we do not live there and never have. This is something that can be easily found out from the Title Register at a cost of £3. What can also be found out from the Title Register is where we actually live i.e., my residential address.
Instead of Open Spaces actually doing their due diligence and ensuring they were actually invoicing the correct people, they deemed documents that were incorrectly served on multiple occasions as “correctly served” and came to the conclusion that we were simply not paying our invoices. We never received a single invoice from them.
Upon coming to this conclusion, they got Womble Bond Dickinson Law Firm involved and started legal proceedings to chase the debt.
What started out as a small rent charge costing under £100 ended up more than doubling £446.02 with late fees, interest and Legal Fees, all because Open Spaces kept mailing invoices to the wrong address. They even spelt our names wrong on the incorrectly address invoices.
This is disgraceful and unethical. I was never given the opportunity to pay what I rightfully owe because Open Spaces failed to do their job properly, and now we are being chased by a law company with the threat of court action, repossession of our property as if my husband and I are criminals.
Womble Bond Dickinson even took the time to compose a letter to my mortgage company threatening legal action for non-payment. I expect YOU to resolve this.
