Navigating tenant evictions under the Renters’ Rights Act has become a legal minefield. The system is heavily skewed, and even a single minor administrative mistake on a Section 8 notice will derail your case, resetting a stressful, months-long process back to the beginning. You don't need to fight this alone, and you don't need to pay exorbitant hourly legal fees to fix it. The most significant change in the Act. From 1 May 2026, landlords will no longer be able to serve a Section 21 notice to evict a tenant without providing a reason. The ‘accelerated procedure’ — which allowed eviction without a court hearing — is also abolished. Landlords must now use the Section 8 possession procedure, citing a specific statutory ground and providing evidence. In almost all cases, a court hearing will be required. New & Updated Section 8 Grounds for Possession: Section 8 becomes the only route to possession. The grounds fall into two categories: Mandatory Grounds (Court Must Grant Possession) Selling the property: You may use a mandatory ground to sell, but not in the first 12 months of a tenancy. Four months’ notice must be given. Moving in: If you (or a close family member) wish to move into the property, the same 12-month restriction and 4-month notice period apply. Serious rent arrears: The mandatory eviction threshold rises from 2 months to 3 months’ arrears. Major renovation: Possession is available where substantial works require vacant possession. Discretionary Grounds (Court Weighs Up Circumstances) Anti-social behaviour, persistent minor rent arrears, breach of tenancy terms, and other grounds remain, but a judge will consider all evidence from both sides. What this means in practice Landlords should keep thorough records throughout every tenancy — rent payment history, maintenance requests, communications, and inspection reports. End of Fixed-Term Tenancies — All Tenancies Become Periodic From 1 May 2026, all tenancies — both new and existing — will automatically become periodic (open-ended, rolling month-to-month or week-to-week). Fixed-term tenancy agreements will no longer be permitted. Tenants can end their tenancy at any time with two months’ written notice. There is no minimum tenancy period under the Act, meaning a tenant could, in theory, give notice on day one.

Eddie sorted everything from start to finish. During the process Eddie was spot on to what would happen at each stage. Have no hesitation in recommending. Ed's experience helped me evict a tenant who knew how to play the court system after my estate agents did a poor job ensuring all the correct documents were in place prior to starting the tenancy. This could of lead to a very lengthy and complicated procedure had I not been advised by Ed on what to do to keep it short and sweet.

We have asked for help The Process Experts when our tenant declined to accept our Notice. And from that moment we were guided through the whole process from reissuing a new Notice, through court hearing, possession order receipt and bailiff process. It costs a fraction of price of other landlords' lawyers fees and it is absolutely worth it! The Process Experts know what they doing and how to make your difficult tenant to move out of your property. I would recommend it to everyone having problems with their tenants!

I've dealt with Eddie a couple of times and this time I had a nightmare tenant in the property not paying rent. Eddie did all the court papers and helped me through the process from start to finish. I did get a poor judge at the hearing so it turned into a long ordeal but Eddie helped me through it and the tenant is now out. I would recommend to anyone!!!

Ed has literally been a god send to me. I have 36 property’s which I rent out which comes with a lot of stress. I have a nightmare tenant at the moment who is trying to sue me for over £10k so the last few months have been terrifying.
