Navigating tenant evictions under the Renters’ Rights Act has become a legal minefield. The system is heavily skewed, and even a single minor administrative mistake on a Section 8 notice will derail your case, resetting a stressful, months-long process back to the beginning. You don't need to fight this alone, and you don't need to pay exorbitant hourly legal fees to fix it. The most significant change in the Act. From 1 May 2026, landlords will no longer be able to serve a Section 21 notice to evict a tenant without providing a reason. The ‘accelerated procedure’ — which allowed eviction without a court hearing — is also abolished. Landlords must now use the Section 8 possession procedure, citing a specific statutory ground and providing evidence. In almost all cases, a court hearing will be required. New & Updated Section 8 Grounds for Possession: Section 8 becomes the only route to possession. The grounds fall into two categories: Mandatory Grounds (Court Must Grant Possession) Selling the property: You may use a mandatory ground to sell, but not in the first 12 months of a tenancy. Four months’ notice must be given. Moving in: If you (or a close family member) wish to move into the property, the same 12-month restriction and 4-month notice period apply. Serious rent arrears: The mandatory eviction threshold rises from 2 months to 3 months’ arrears. Major renovation: Possession is available where substantial works require vacant possession. Discretionary Grounds (Court Weighs Up Circumstances) Anti-social behaviour, persistent minor rent arrears, breach of tenancy terms, and other grounds remain, but a judge will consider all evidence from both sides. What this means in practice Landlords should keep thorough records throughout every tenancy — rent payment history, maintenance requests, communications, and inspection reports. End of Fixed-Term Tenancies — All Tenancies Become Periodic From 1 May 2026, all tenancies — both new and existing — will automatically become periodic (open-ended, rolling month-to-month or week-to-week). Fixed-term tenancy agreements will no longer be permitted. Tenants can end their tenancy at any time with two months’ written notice. There is no minimum tenancy period under the Act, meaning a tenant could, in theory, give notice on day one.

I called Claire as we have a complex issue regarding a section 21. From the first minute of the call, Claire was very concise and helpful. She put my mind to rest and went through the process and any issues I might encounter. She also provided me with details of a firm that could help me next part of my process which was very kind of her. Have passed her details onto other landlords as she has been the best! Thank you.

Clare was great to deal with. An unknown area for us and she gave me some complete confidence in pursuing an eviction. albeit that we never needed to in the end. Our "go to" person in future.

I have never been involved with the process of eviction before and without the help of Eddie would probably still be floundering around.
He has first rate knowledge of the system is always there to help with queries and all the paperwork is dealt with quickly and comes with simple instructions. I feel without him we would not be where we are with the eviction process and therefore would highly recommend using him.
Many landlords will sadly discover that the process involved in evicting tenants and gaining possession of their property will become complicated and hugely frustrating. Rest assured that the Process Experts - Eddie and Lyndsey - will provide the expert knowledge required to reach a favourable outcome.
This remarkable team give incredible attention to the detail that is required in compiling all necessary documentation. They have extensive legal knowledge. Their service is delivered in a friendly, supportive - even caring - way and they can be depended to always answer / return calls and emails - even out of normal working hours.
The process of evicting a tenant can take several months if the tenant refuses to leave, puts in a defence to the possession order, the legal / court system drags its feet etc etc.. Therefore, I strongly recommend that you employ this company at the point of serving a Sec. 21- do not try and do this yourself - or allow letting agents to do this - as you will risk losing a valuable 2 months if the smallest detail is incorrect (this happened to me).
The package this company provides is amazing value for money and if the process does become drawn out they stay on board and do not add to your nightmare by adding on extortionate fees.
Through their in-depth understanding of process, brilliant legal knowledge and invaluable support Eddie and Lyndsey provide a truly bespoke service that I can thoroughly recommend. I cannot thank them enough for helping me to preserve my sanity through several difficult months and for reaching the successful outcome of gaining possession of my property.
Eddie and Lyndsey were there to help every step of the way. For someone who’s never had to deal with eviction notices, court proceedings etc, both Eddie and Lyndsey gave clear guidance and advice on what to do at each stage of this very complex process. Would highly recommend.
If you are a Landlord with housing matters that seem unresolvable, no need for Solicitors when Business Experts are here for you. The amazing Eddie Morgan and team are friendly, yet highly professional, relentless and unbeatable: they go beyond the call of duty to ensure customer satisfaction. With excellent attention to detail, and secure knowledge of housing laws, they take pride in a job well done thus yielding positive and fruitful results. Eddie and team are genuinely caring, reassuring with their customers interest at heart at all times. The level of empathy and generosity showed to me throughout the difficult process I encountered, was beyond my expectations and belief - resolving my problems was more important to the team than the company’s financial gain, which I truly appreciated given the humongous financial demands inflicted upon me by the hand of nonchalant tenants. Ultimately, I was more than pleased with the outcome of my (what seemed impossible) case. I would highly recommend the “The Process Experts@“ to any landlord facing challenging tenants disputes - undoubtedly, you would be in sound hands. I would definitely use this company again…Eddie, you’re amazing! You should add Solicitor to your title😇. Thank you very much for your hard work, which yielded superb success in the end!

Honestly, I can't speak highly enough of this father daughter team!!! Between them they guided me at every twist and turn through the very difficult process of evicting a troublesome tenant. They were extremely reasonably priced and gave me so much of their time whether through emails and phone calls and didn't charge me anything extra than their standard "bundle" price. They take huge professional pride in their work and as such wouldn't accept any additional payments from me even when I offered!? Amazing that good people like these exist in this day and age really. they restored my faith in human nature. I have no hesitation in referring to their excellent company again and consider them friends!:)
Eddie has made a difficult situation, look so easy and straightforward.
Would recommend him to anyone who is having any difficulties with tenants.
Thank you so much Eddie much appreciated.

I purchased a property at auction and the tenant did not pay me any rent for a year.
As soon as I contacted Eddy have actions and he guided me through the whole process, he was more knowledgeable about the eviction process from the judges and the whole of the legal system.
We managed to get the possession order first time without even having the bailiffs involved. I would highly recommend Eddie for any of your possession requirements.

My Tenant's payments were in arrears and once their contract was completed, they did not move out of the property. Eddie held my hand throughout the whole process and finally got my house back, he even phoned me and went through some details while he was on his holiday, Thanks Eddie.
This was my first section 21 eviction. I had a DSS tenant who completely trashed my property.
Eddie helped me every step of the way remotely..
Eddie new more about Housing Law than the Judge did.
The whole street BREATHED A SIGH OF RELIEF WHEN THESE DSS TENANTS VACATED THE PROPERTY.
Thank you for all your help for a successful outcome.
Eddie helped me through the whole process of Evicting a DHSS tenant. The process took 10 months and finally I took possession of my property on 30 June 2022. The tenant would only leave on the basis of an Eviction because she wanted the Council to re-house her with a council property. It is the worst decision I have ever made offering it to a DHSS tenant as I should have sold the property rather than put myself through this extremely stressful situation.
