Eddie was great. As a "hands off" landlord I didn't have the time or inclination to read up on the law and process required to evict a tenant with significant rent arrears. Ed took care of ALL aspects when dealing with my first section 21 eviction after the tenants arrears approached £10k. The tenant fought on multiple grounds to have the case dismissed, even trying to state that the gas certificate was not provided (it was!).
A daunting task for a novice, but Ed is very experienced and has most likely come across EVERY scenario before.

Highly recommend the service. It was extremely helpful in all aspects of accelerated order of possession, warrant of possession and bailiffs, and related claims during this difficult time. Communications and level of support was excellent. I applied for accelerated order of possession in 20 October 2020, get the order on 26 February and proceeded with writs of possession and bailiffs expecting in April when the lockdown will be gradually over.

Evicting a tenant is difficult right & you need the correct information, the correct paperwork right ? One small incorrect detail , the Judge or tenant will use that to their advantage , I can’t tell you how important it is to get that right and Add Covid to the eviction & what you have is a recipe for disaster for the landlord!
Landlords getting a bad rap , no eviction during coronavirus, even if you have a valid section 21 before the coronavirus act 27 March 20! Luckily for me Ed advised me to put the court papers in , in May & there they stayed ! “frozen” until the reaction notice in sept 20 , phew ! Coz now any new section 21 or section 8 , the laws changed & massive 6 months delays plus backlogs. Even then mine was still valid the Judge yes the Judge batted my papers back to me . Ed was on the case & sent a letter straight back questioning the Judges order !( By the way the Judge was wrong) & within 2 weeks I had my case moving , but during Christmas 12 th December 20 until Jan 15 2021 was no evictions due to Christmas as the Government didn’t want to be seen evicting poor tenants ! Hope you are getting my drift .
Ed , this man has your back , he is an absolute Rottweiler for his clients ! He knows the eviction law inside out , he will run rings round the Judge if they are awkward.
Right , get Ed on your case , do as he advises you to do , take his advice & you will get your tenant out . My tenant went on the accelerated possession day of 25 January 2021.
I could not have done this without Ed , he “does exactly what’s it says on the tin”.

Eddie has been fantastic from day one. I first used his services in 2011, and many times since. He pays great attention to detail, never rushes, and makes doubly sure that everything is watertight before sending it for further action.

He has always been easily accessible via phone or email, and often generous with his time and expertise to get the best outcome. As for the value, I know others who charge way more than him but if you are after results then he, in my opinion, represents great value for money. Good luck.

Eddie is a super star! Absolutely incredible service and knowledge. Eddie is so passionate about what he does, it really is refreshing. He loves a challenge and has been so helpful during this process (S8) where the tenant has free legal aid and has put through a defence and counter claim and managed to get the case adjourned. His knowledge in these types of possessions is fantastic and although I only just submitted my response, I feel confident that I will obtain possession and if I don't Eddie will find a way.
