What is ProConveyancing?

ProConveyancing provides a high quality and efficient conveyancing service with a focus on excellent communication, supported by the use of technology.

We’re not your average high street solicitor’s firm. Where high street firms use paper, we use technology.

Conveyancing done right

The fees of your local high street solicitor’s firm are not higher because they will offer you a better service. They’re higher because of the high street’s inefficiency, causing them greater cost to carry out the conveyancing service.

We don’t use our great service as an excuse for high fees — instead, we pass the savings we make from our efficiency directly onto you, our customer. Opt for a conveyancing firm that’s adapted to the current century.

Technology and service combined

With our conveyancing app, you can track the progress of your case in real-time from web and mobile. You can also fill in, sign and deliver most required documents digitally without any complexity. Alternatively, if you'd prefer, we also support offline means of receiving documents and signatures.

Get phone and email support from our friendly conveyancing assistants, structured in what we call "pods" to support our experienced conveyancing team. Each conveyancer is paired with dedicated support staff with in-depth knowledge of the cases of who they're assigned to, giving you the customer the ability to always speak to staff that has a keen understanding and knowledge of your specific case.

Thank you

Clare Lewis & Keeley Bell of Proconveyancing have just completed the sale of my leasehold flat. Their hard work, perseverance and support with the sale has been very much appreciated. The process has taken much longer than I had originally thought, but a big thank you goes to Keeley and Clare for their communications and professionalism with all those people involved behind the scenes and for guiding me through the process. Thank you.

Gemma Williamson was truly exceptional

Gemma Williamson was truly exceptional, I was impressed with her level of service and the amount of great work she did. Gemma was always available to help navigate through any issues I had as it wasn't a straight forward process. Her responsiveness was incredible. Her calm mindset kept my anxiety low and gave me the confidence she would get the job done - and she did! Thank you Gemma for your professionalism and equally important... thank you for caring

Remortgage

We recently remortgaged through ProConveyancing and were supported by Gemma throughout the process. Gemma was extremely efficient and responded to emails within a couple of hours. It was refreshing and meant that we always knew what was going on. Gemma was happy to clarify anything we didn’t understand and nothing was too much trouble.

Stay well away, can't even do basic maths!

I picked this company from a list due to a competitive quote of fees involved in the purchasing of a property. Portal is great and that fools you. From there on, it's dire - you can never speak to your named contact and instead can only reach reception who then sends a message for your call to be returned, which never happens. In the 5 months is took for the purchase to complete, I had 3 different named solicitors - they kept on leaving! The final account was miscalculated 3 times, they tried charging me stamp duty when not applicable, and they repeatedly forgot that I'd already paid the search fees 3 months ago. Upon completion I was on holiday and was sent a demand to pay an extra £205. I refused as I know they can't do maths - upon my return it transpired that I was in credit for £185! PLEASE STAY WELL AWAY, it will save you loads of stress.

Terrible company

Where do I begin, it took 14 months for us to reach completion.

To start Stacey Roberts ( who no longer works there) was useless. She spent to first 4 months emailing the wrong people and didn’t seem to have much experience in dealing with councils and flat leases
It was only due to my perseverance and my direct contact with the council that we eventually got the lease hold pack required, thus wasn’t until October 2022. The most upsetting thing was that the council has emailed Stacy on the 1st August advising how to obtain the pack she totally ignored that email consequently as we were not able to advise the seller of the house we had offered on how long it would be till we had the pack and could progress that he withdrew the house and put it back on the market. Even on the day his solicitor gave a ultimatum to advise by midday, they received no advice at all from Stacey
I made several complaints to Hayley ( who also doesn’t work there anymore) via email but didn’t even receive an acknowledgment to those
The whole way this company works leaves a lot to be desired. You can never speak to your conveyancer, they all seem to work from home and they is no way your call will ever be transferred to them
When you call you have a option to leave a message but not once did I ever receive a call back
Things got so desperate in December, as it was a over a year after we started this transaction and after I advised them we had a very real chance of loosing our buyer did they give our case to Tom Cronin
He turned out to be on the ball, very knowledgeable and very helpful, even called me back on more than one occasion when I requested.
We eventually managed to exchange and complete yesterday as that was
the deadline day for our buyer’s mortgage offer to expire so was either yesterday or never, luckily we did get it through
My recommendation is for Tom to find himself a decent company to work for as he is far too good to be working for this atrocious company
One star Tom’s efforts, otherwise it would have been none

AVOID FOR YOUR OWN SANITY

I have had the most awful experience with this company, where do I start? No communication, no replies to my numerous emails, phone calls unanswered. Their only saving grace is when you do manage to get through the telephone staff are lovely although not very knowledgeable. 6 months my case has been ongoing with no end in sight. I am now looking elsewhere for a company that actually cares about their clients.

DO NOT USE

Proconveyancing were recommended to us by the estate agents when we put my late mother's house on the market. We only heard from them when THEY wanted something. They ignored any questions and requests we sent via email. I don't think we had two successive contacts by the same person at Proconveyancing. They seem to have a high turnover of staff, which doesn't look good.
I don't like leaving negative reviews, but I would not recommend these and 1 star is too many.

I generally don't like to leave negative reviews but I really hope this company has sorted itself out since I used them late last year as I am aware that the company that recommended them to me now no longer recommend them!

The communication from Hayley was terrible and I found her to be incredibly rude when she eventually did reply. I was sending multiple emails in a row before I got a response. When I finally managed to speak to her on the phone (after several attempted calls) she was very rude too.

They were slow and lacked attention to detail and made the whole process incredibly frustrating - it was if I was a burden to them. Due to no apologies at the end of the process, I am leaving this review in the hope that they sit down and try to work through these issues - using it as constructive feedback to improve.

Lack of communication, unprofessional

UPDATE 27/01/2023
They finally get round to concluding my transaction after submitting incorrectly completed forms to my bank TWICE. And due to timing around Christmas, that cost me three weeks just to get them to complete the forms necessary in the actually correct way.

To compound my deep deep dissatisfaction with their incompetence and indifference to the people their delays impact - they then expect me to pay charges exceeding the original *fixed fee* quote I was given, and even when questioned on that, have not immediately either apologised or corrected the charges to be in line with the quote. Utter cowboys, incompetent practitioners and absolutely best avoided.

(Original review continues below)
No proactive communication, and no replies to my own attempts to contact these cowboys.

In what is a simple matter, but one causing the parties involved a degree of stress and anxiety whilst this company drags their heels and ignores every attempt to contact them, they are becoming complicit in the wellbeing of all of the parties concerned.

In 6 weeks, we have dealt with a single part of the process - a part uniquely outdated that ProConveyancing follows that other practices do digitally - and they have throughout failed or refused point blank to respond to a single email I have sent them pleading with them to provide updates or more help in concluding our case before things like mortgage offers expire.

Their abject refusal to even reply, let alone reply with anything productive, is frankly disgusting and unprofessional - yet sadly not unusual for this type of "low cost" and quite strictly "no-frills" operation.

Breathtaking shambles

I took the legal package from my estate agent (EweMove who I cannot fault). Sadly I was assigned ProConveyancing to sell my leasehold flat.

Luckily my buyers also took the same legal package, so we were all using the same very professional sales progression company, called Complete ASAP.

Email comms were one notch up from a chat bot. Actually maybe that is too positive. When ProConveyancing didn’t get a response that they could compute, they just resent the question. They did not update their app to show any progress.

On a Monday just a few weeks ago, my frustrated buyer emailed me directly to say that his solicitor had asked twice about agreeing dates, but I had not been asked at all. That was a Monday. Exchange and completion we agreed for 2 days later.
On that Wednesday, I was emailed the contract to sign! Clearly things had gone astray.
8 days later the sale went through but with zero certainty about which day it would happen.
I received sale proceeds the same day, but they deducted the full estate agency fee plus legal expenses. They also did not pay the agent until the following week and I then received the correct refund.

All of this required hundreds of emails and phone calls by the agent, me, my buyer and the sales progressions company.
They made 3 attempts at the completion statement and 12 days after completion I received a fully accurate statement.

I suspect we would still not have completed had I not been able to escalate it to the CEO and Head of Legal who were easy to find online.

This process was an incompetent shambles. I wouldn’t be surprised if a lot of their workforce are in remote locations, and by that I don’t mean WFH, I mean I have a hunch that might be other time zones.

A breathtaking fiasco.

Please avoid these conveyancers!

Please avoid these conveyancers.

I have had so many issues with my sale and associated purchase. The stress this company will put you under in addition to the stress you already have is not worth the cost saving.

When instructed I explained what our plans were for the sale and purchase which was agreed upon with ProConveyancing. On the day we were due to exchange, some 4 months later, I was unable to reach my solicitor to find out what was happening despite 7 messages left for her!

The day after I was due to exchange, the solicitor (who you are unable to speak to at any other time other than exchange), had no idea about the structure of my transaction and didn't even know I was buying another house despite using ProConyancing for both transactions!! The solicitor also was very perturbed about the number of messages I had left to speak to her the day before.

Completion statements were incorrect seeing ProConveyancing not returning funds due to me and sending too much of my equity to repay my previous mortgage leaving me to make sure the numbers all stack up.

The online portal is woeful and in no way reflects the status of your transaction. You have to call for updates to find out what is actually happening.

The admin team is great and responsive but cannot take any action other than emailing your solicitor for you who in turn, will not respond to you.

In my view, this firm takes on too much work just to get you through the door and get your money.

Please do not instruct them. You will seriously regret it

Would not recommend

I would recommend you steer clear - As I have never dealt with a business that has as terrible communication as ProConvey.

>12 weeks and no progress on our case. We can never get hold of anyone (phone calls are never answered, and emails are generally ignored). Quick to onboard you (and take your money).
Expect to be left on hold on their telephone system. Their mobile app is also broken and is shockingly bad.
Indecipherable messages are randomly sent by junior outsourced admin staff and contain very outdated info. We've had to push daily & had to escalate numous times. Basically, you are left to tell ProConvey what to do (and it's their job!)

A very unprofessional solicitors with appalling customer service. Recommended to me by our estate agents but wish I'd gone elsewhere. Incompetent when it come's to filling in the correct details on forms, violation of my personal details by emailing them to the wrong solicitor for my buyer, won't take calls, won't accept responsibility, won't admit any wrongdoing and lack of feedback for updates. A unprofessional company with lack of…

A unprofessional company with lack of communication . I was not their client but this company was used by my buyer and they took over 6 months to process a sale for first time buyer . Even after contacting the managing director and legal operations director nothing changed . She kept having new caseworkers who ignored communication by my solicitor and kept requesting documents they had been sent several months ago !
This resulted in the sale falling through at exchange stage . I would highly recommend You DO NOT give you trust or money to this company if you wish to have a competent conveyancing company dealing with either your sale or purchase !

17.06 - received feedback to my review “ I was not their customer so don’t know the full case . I may not have been, however the lack of customer service to their client (my buyer) had a direct impact on my sale and response or lack of to my solicitor and direct contact with my buyer gave me Full understanding of how the case was dealt with ! .
