About Zoopla

Written by the company

We know what a home is really worth
Our mission is to be the UK’s premier property destination for buyers, renters, agents and landlords.

By leaving a rating and review, you’re helping us get there. And making sure we improve to better serve you. We call that a win-win situation.

Property estimates powered by expert data
Our estimates are based on information we get from third party data sources like HM Land Registry. It includes:
  • When the property was last sold and how much for
  • Changes in the local and wider property market
  • Property features
  • Local area information like schools and crime rates
It does not include any work you may have done to the property if it’s not yet been recorded. It can take up to 3 months for registered changes to reach us.

Our estimates are just estimates. For the best and most accurate valuation, get an agent to visit your property in person.

We work with agents
But we are not agents. We direct your calls and messages to them but have no influence on whether or not they respond to you. They tend to prioritise enquiries based on your circumstances, so it’s worth giving as much information as you can when you contact them.

In terms of listings, we show you everything agents tell us about a property. This includes when a property is sold or let.

Extremely disappointed with Zoopla for…

Extremely disappointed with Zoopla for allowing dodgy agencies to operate under their name and doing nothing to protect customers. It feels like they are covering and supporting unprofessional companies instead of helping people who have been treated unfairly.

1505 LTD Properties Agency has refused to refund my daughter’s £1300 deposit, which is completely unacceptable. They are holding onto money that rightfully belongs to her, causing unnecessary stress and financial difficulty.

We raised this issue expecting Zoopla to take responsibility and investigate properly, but they have shown no real concern or action. A company like Zoopla should not allow agencies like this to continue misleading customers and damaging people’s trust.

I strongly advise everyone to stay away from both Zoopla and 1505 LTD Properties Agency. Be very careful before dealing with either of these house agencies, as customer protection seems to be the last thing they care about.

Extremely Bad Experience

Extremely Bad Experience, They do not have the time to speak to you, they only take a second and tell you " the property is on hold, will call you back" then the property still remains in lettings for weeks and weeks.

I don't even think they get in touch with the landlord they just lie to you.

Just because they want to earn pay for themselves but they do not want the landlord to make any money, the property just stay remaining on the lettings.

And their job just carries on getting money. Nothing applies to our own British citizens anymore.

If you want Rich people just say so,

So we know where we are looking.

You only contact the landlord if a rich person comes up.
From my experience it's True.

THEY ONLY WANT TO HELP RICH PEOPLE,

Then you hear nothing and eventually see the property is let obviously they decided you weren’t worthy or squeaky clean bad treatments why not let us view then if we want to go foreword to let property get those details then / I feel like I’ve told so many people our details & has made me unhappy

Useless filters

I believe Zoopla should work on their filters or start policing more strict listings. Every time I search for a flat to rent I exclude shared properties, student properties and retirement homes as I am completely not interested in those. Yet every time, without fail, I get excited about checking property with fitting rent only to find out it's a shared one/only for students/retirement homes when I click into it. What is the point of having filters if they don't work and make your search longer than you wanted because you have to click into every interesting property to find out if it's a shared one?

Hi Melissa,

Thank you for sharing your concerns with us. We're really sorry to hear you feel this way about our valuation model.

The Zoopla house price estimate is based on data fed through an automated valuation model (AVM), which analyses property information on all 29 million UK homes on a continuous basis. Our data comes from multiple sources based on a number of data points relating to property sales, values and home characteristics throughout the UK, including publicly available data such as that from HM Land Registry and Registers of Scotland.

The accuracy of Zoopla estimates is influenced by a number of factors such as the current market values of homes, the quality of the information available on the given property and the availability of comparable properties in the area. This means that unique properties or those where the housing market is slower, may experience less accurate estimates.

We receive new data all the time and above-average variations will be largely a result of changing property characteristics and the comparability of the property to the local market. Therefore, discrepancies and/or increases or decreases such as you have outlined are not unusual.

Here is a Help Centre article that will give you more information on where we get our data from:

https://help.zoopla.co.uk/hc/en-gb/articles/360005677897

Nevertheless, we would like to discuss your property estimate further with you and we will now message you privately for more information.

I would score this minus if I could, set up a payment plan for reduced payments for 3 months, then demanded I pay the missing payments as soon as the plan had ended and gave me a default notice for it. Little to comment except lack of suggested reasons for property drastic price drop

Little to comment, except REASONS for property prices fluctuating not always clear, certainly in the case of Eastbourne recorded a 10.4 per cent fall in average house prices between July 2024 and July 2025, the largest drop of any area in England.
Property Buyers Today conducted the study using HM Land Registry data and found that the average house price in Eastbourne fell from £271,545 in July 2024 to £243,181 in July 2025.
This constitutes a loss of £28,364!??-perhaps Zoopla could elaborate?

Not the happy Zoopla that I remember from years ago.

Sorry to say that the whole experience of advertising with Zoopla this time has been unpleasant and unproductive. The 'gotcha' auto-renew is a disgraceful way to do business and I thought it had been banned - it wouldn't take much for Zoopla to ask their customers if they actually want to renew.

Insufficient data to provide valuation!

Inputted postcode into zoopla website to establish current value of house with a view to understanding current local market. In order to do this I had to give my email address, name etc. Result was they had insufficient information to provide an estimated valuation yet they took my personal information. The website confirmed the price we paid for the address some 8 years ago, yet were unable to determine the current estimated value! For my needs, a complete waste of 5 minutes and I won’t be using or recommending Zoopla to anyone.
