Rachel and David were extremely helpful…

Rachel and David were extremely helpful at all times. Nothing was too much trouble! I’d highly recommend using National Residential. I was a tenant moving out and they were great at making that transition easy. Thanks Nicki :)

Hi Nicki (tenant). Thanks for your kind review and we are glad we could help you. You were a great tenant and worked with us patiently to find a win-win solution to help you financially so you could move to a new home and enable the existing landlord to sell to a buyer who needed vacant possession. We were able to agree share the costs from our fee with your existing landlord 50% each to provide you with a 6 months rent advance you needed to pay your new letting agency to secure your new rental property. Good luck with your new home. Many thanks, David and Rachel

I had a similar experience as a tenant…

I had a similar experience as a tenant to a previous reviewer. Our landlord promised us they were selling to another landlord and so did Tom the manager at national residential.
Tom made us accept viewings at the height of covid even though that could be damgerous. He said they were selling to a landlord.
Then suddenly we were section 21ed. One of the people who viewed the property were buying it to live in it. Tom had lied to us to gain access to the propeerty and put my familys life at risk of covid.
The best thing i can say about Tom is that he is the lowest type of human being. He is not to be trusted

Hi and thanks for your review. We are acting in the best interest of landlords to get them the best price for their property sale so they can sell and resolve their pressing issues. At the same time we work work tirelessly to find a new landlord who will hopefully keep the existing tenant. At least 50% of the time we are successful and finding landlords to keep tenants. However, this is not possible all the time for many reasons such as: (a) the rent being paid is too low or (b) the price the vendor needs to sell can only be paid by a purchaser who wants the property as their home as landlords’ bids are too low. On those occasions we are either unable to agree a sale or else we do agree a sale and must follow the correct section 21/8 eviction process to provide vacant possession. You will note however, that on the occasions were we serve notice we also offer financial incentives to assist tenants find alternative properties so the property sale can complete quickly as the court process can take 8 months.
We pay tenants all the time from our fees to assist in viewings and take photos/videos to help us get the sales and prices we need to sell to other landlords but if we have no alternative to ask tenants to leave we pay tenants financial compensation to surrender their leases sooner and avoid courts – the money we save on legal fees to pay solicitors to go to court for evictions we pay to the tenants instead. We also work with tenants to help them find and secure new properties such as providing references with councils and paying letting agents rent and deposit up front.
No other agent does this and we are exceptionally good at negotiating win-win solutions.
Thanks for your feedback. I do appreciate it and we strive to improve and go further in our endeavours to help tenants through these challenging times. David (Director)

Read the terms carefully

Very challenging from day 1.

1. Win Auction with final bid price - they force you to offer higher amount or you lose
2. Frequently call & contact you until pay them deposit of £2500 or 1% of property if higher than it
3. You will be forgotten for weeks if not months
4. Properties can be unfit for mortgage application
5. Countless accusation and misleading information by text, email for deposit loss
6. Irresponsible of their actions
8. Sometimes they recommend you people to cover their shady work

Be careful when dealing your case.

Hi Filippo, this is unfair and inaccurate. You have agreed to purchase a property at modern auction and usually properties are ‘sold as seen’ at auction. However, your survey identified issues with roof and the vendor agreed to do those repairs, and our terms are that if the vendor agrees to pay for those repairs, you will complete your purchase. The vendor is happy to complete these works, but it will cost them circa £5,000 and your part of the agreement is to complete your purchase at the agreed price once these works have been carried out. The vendor obviously wants reassurance from you that you will complete your purchase and if you provide that they will complete these works. . Please deal with Tom Bates our sales manager on this matter

You only find out how good a company is when things don’t go to plan. My sale should have been straightforward but it was anything but. Nat Residential helped every step of the way. Even contributing some of their charges to ensure the deal finally went through.

Bad experience, avoid at all costs. A company run on lies.

I've had the worst experience with National Residential, purchasing my first property. Abbie was absolutely amazing, she deserves a raise, always kept me updated on everything and even referred me to really good solicitors. The process was quite fast, it seemed rushed and there were a lot of issues. I called to place a bid and was told they've been offered a higher price and if I agreed to pay them higher than what they were offered, I did. I viewed the property, it looked alright as all the issues were covered up, I placed a non refundable deposit of £2500. I viewed the property again when it was empty and I saw that there were multiple things wrong, a whole in the roof of the house, a leak in the bathroom, causing some damage to the kitchen ceiling, I spoke to the manager Tom and was told that these issues are not that big, and he said that he rushed to sell me the property in the first place and then now he can try to discount me on the price, however this was done after all the mortgage paperwork from my end, so I was stuck in a hole, I had made multiple payments for this to go ahead. Later on after some calls I managed to get £7000 discounted, I received the keys a few weeks later, the previous tenant had torn the place apart, taken a lot of the things that were included in the sale, and he had even told me how national residential had paid him £5000 to leave. A few weeks into the property the kitchen ceiling (bathroom floor) was leaking and the whole ceiling collapsed. Most reviews here are paid, I was initially paid £30 to leave my review but they're all lies.

Hi Jaz - thanks for your kind review. The team very worked hard at getting this one completed. We had to agree to pay the tenant £5,000 to leave voluntarily so as to provide you with vacant possession. The vendor was happy with this and hence win-win for you, vendor and tenant. Good luck in your new home. Thanks, David and the NR team

Tough going but maybe worth it?

Near impossible to get an initial viewing of the property and was eventually (after relentless phoning and promises (by the male receptionist) for calls to be returned but never were) was shown around by a lovely lady but who unfortunately couldn't answer a single question as she was a third party agent. Selling team not great at comms (potentially an under-staffing issue?) with me or with each other and I had to email often to ask for updates as they didn't come willingly. Abbie was the lifesaver who really came through at the end of the sale, so thank you Abbie (she needs a raise). David was quick to respond when the others didn't. Overall - A LOT of effort but a cheap house to be had if you don't mind paying the extortionate £6k fee and prompting most of the comms yourself.

Despite experiencing some setbacks with our purchase, Harpreet and Rachel tried their best to keep us updated and in the loop to ensure that we knew that even though everything was going slowly it was still moving. Which was extremely reassuring.

Hi Jessica, thanks for your kind review. We had a tough nut with your purchase: (1) getting the short lease extended and (2) paying the tenant to leave by agreement before completion (never easy in current market). We got there in the end and thanks for your patience and good luck in your new home. David and the NatRes team

On Your Side Throughout The Buying Process

Buying and selling property can often be a confusing and stressful experience and I was so grateful to have Online National Residential Estate Agency on my side during my property purchase. Tom was completely transparent about how the transaction would work when he accepted my offer and then Rachel was absolutely superb in terms of keeping me informed as to how the process was moving along. Perhaps more importantly, when the process hit an unusual and unexpected delay, she was there to offer words of advice and comfort which I was really grateful for. Ultimately my purchase went through as planned and I would have no hesitation in recommending Online National Residential Estate Agency to anyone who is looking to buy a property quickly and simply. They really do what they claim to do well!

Top job

We've now sold two properties with David and the team at National Residential. They are very capable of securing buyers - in our case, selling our buy-to-lets to other buy-to-let investors. But that wasn't what really impressed us. We had a property that was difficult to sell, and they truly went above and beyond in the advice, guidance, and help they provided in getting a deal done for us. I'd recommend them without hesitation.

Hi Adam, thanks so much for your very kind review. It took some flexibility and patience from yourself to get the sale over the line due to the structural issues encountered so thanks for your efforts and patience. We wish you well for the future and if I can help you with any insurance claims or any other matters in due course, please let me know. All the best David and the NatRes team
