An exceptional Property Manager - Ria

I have been working with Ria who is managing my property. She is one of a kind- she handles maintenance issues effortlessly and without delay. I had an offer accepted on a property

I had an offer accepted on a property, only for the sale to fall through because of the way this estate agent handled the process.

After my offer was accepted, I was told I had to pay a £60 fee for AML (Anti-Money Laundering) checks. I queried this because other estate agents had confirmed that this cost is normally covered by the agent, not the buyer.

Instead of discussing the matter with me, Rebecca allegedly told the vendor that I was refusing to complete the AML checks. That was simply untrue. My concern was about being asked to pay the fee, not about completing the required checks.

As a result, I lost the opportunity to purchase the property. I found the communication misleading and the handling of the situation extremely disappointing. I would have expected accurate information to be passed to the vendor and a willingness to resolve the issue professionally rather than misrepresenting my position.

Based on my experience, I cannot recommend this estate agent

We have recently had a few problems at the house with a cracked front window and last week a broken back window I reported the problems to Mia Aspinall and she has been more than helpful in getting the windows sorted for us she was quick to get back and kept us updated on any progress a very good service in all thank you

Outstanding Property Relationship Manager

Julian Wadden has managed my rental property for the past year or so and has proven to be professional - it has always been a pleasure dealing with Mia, Property Relationship Manager, who was always contactable, responsive, proactive and 100% reliable. When Mia said she would do something, she did it and with a very pleasant demeanour. Her telephone manner and client handling skills are exemplary - she is a great ambassador for Julian Wadden and the wider business. Thank you Mia for effortlessly establishing such a good rapport and engendering that critical trust in such a short period.

Professional service and team

Second time lucky! After some shocking behaviour and flawed negotiation tactics from a buyer in 2025 that led to my sale falling though, the property was re-marketed 12 months later. Julian Wadden did a great job securing me a high quality credible buyer at the second attempt. Maddy Porter and Nicola Viner provided a thorough and professional service throughout the sales cycle and conveyance, thank you! In a competitive Didsbury market for estate agents I would not hesitate to recommend Julian Wadden as a property sales agent.
