The company carried out repair work on a residential property in Rickmansworth

The company carried out repair work on a leak from the attic in January 2024. The work was done to an excellent standard. The workers were unfailing professional, creative in dealing with any issues which arose, timely and cleaned up meticulously at the end of each working day. They also were very considerate of the owner of the house, a 90 year old widow.

Don’t expect them to paint your ceiling!

Surveyor attends after many floods under sink from d/washer, w/machine & sink waste. He doesn’t even look under the laminate which still had water under so no uplift and drying unlike previous water leaks experience. We lifted it ourselves, the concrete floor beneath was damaged and therefore uneven.
The undersink cupboard is damaged which is the site of the floods but this isn’t even included in the reparations until I raise it when they’re due to start.How can this be right? Surely customers aren't expected to oversee all of their work? Office staff ok. Trades men are BRILLIANT especially James the flooring man & Tony the plumber. Who knew that when they say that they’ll decorate that the two rooms it doesn’t cover ceilings being painted?? We’d come under budget for all materials that we were asked to choose yet they won’t paint the ceiling? And we’d lifted and removed all of the laminate ourselves which saved them work. Even when I emailed the office about materials choices I added the white silk for the ceilings and white satin/gloss for woodwork, was told it would be passed on so at this stage I wasn’t told that ceilings aren’t painted. In fairness when the scotia was due to be laid it was clear that my choice from looking at online supplier wasn’t a good match to the floor so they did say that if I bought more then they’d fit that which is due tomorrow. Overall if you have the same surveyor that we did then brace yourself, he won’t let you finish a sentence on the phone & he knows it all. I won’t be recommending them to anyone.
IN REPLY TO THEIR RESPONSE: the trades did not lift the floor at all, we did. The BS about the fact that water damage to the undersink cupboard was pre-existing is utter nonsense. We had between 8-10 floods of water from the pipework undersink that connects the sinks, dishwasher & washing machine over the bank holiday weekend (I gave up counting) and since that kitchen was fitted, we’d had no escape of water at all. There was NO pre-existing water damage and to make this allegation is surely libellous? I suggest you’ve just said this to mask your own omissions. Talking about keeping costs down for everyone’s insurance I wonder why the surveyor said to redecorate when the water hadn’t touched any of the painted walls? You bumped up your company’s investment in doing the reparation for the insurer by adding a task that wasn’t even needed. So don’t try to claim the moral high ground by trying to keep all of our insurance costs down when you have lied about what work was needed. It’s companies like you that keep our insurance premiums high. Just to reiterate as the cost of our chosen materials was much lower than offered I felt that white silk paint would have been included in the cost of decorating. Clearly not.

We are saddened to hear of your experience and rating although appreciate your feedback. The surveyor had instructed strip outs from the attending trades however, when strip out was underway a reading was taken from the surface floor and appeared dry. Simply lifting and seeing the underside would have evidenced moisture however, this was a failing on our part and practice that is now mandatory, not open to interpretation by our trades people. The uneven floor you refer to was actually deemed to be crazing or cracking and not as a result of the escape of water. The escape of water from your appliance had effected areas although the under sink cupboard / base unit that sits on plastic pedestals, was deemed to be unaffected by this and pre-existing. Again, ceilings on ground floor do not sustain damage from ground floor flooding so aren't covered by most domestic insurance companies (to the best of our knowledge). Carrying out replacement and work in areas not damaged by peril is considered betterment. Insurers have the predicament of offering reasonable like for like reinstatement and meeting expectations of their Policy Holders. If all requests are met and betterment is always offered then everyone's premiums rise and we all share the costs when its not necessarily fair. That said, I understand we did offer to paint your ceilings in white matt emulsion as a goodwill gesture and whilst on site. This offer was declined because it was not vinyl silk and all we had available to us was what was available in the decorators van. I'm glad we are returning to change the scotia beads that you're unhappy with, I'm pleased you've also mentioned James - a diligent tradesman and valued colleague. I would also add the time taken has fallen below our usual service levels due to problematic drying and equipment availability, for the time taken to certificate as dry, I would acknowledge and accept a poor rating. We are governed by the amount of work we undertake by insurers so this is not necessarily down to our discretion or assessment, I hope you can appreciate this element of what is and isn't approved. In summary, all work undertaken by us is covered by a defects guarantee so any issues in the future, please don't hesitate to contact us. Thank You for your feedback and please be assured of our attempts to improve our service with the help of your review.

Mould treatment …

I had an operative attend my property today to treat some mould, not only was he the friendliest person he was also very knowledgeable, talking me through each product he was going to be using.

Very good service provided and very clean!

Thanks to Expert Property Care for help after a burst pipe

Expert Property Care helped repair the house after a burst pipe, and they were good to deal with. They did a thorough survey of the work, communicated well and once the work started, their tradesmen were great to work with. Particular thanks to Dave and Erin for their help in managing the work and for their compassion in some stressful times.

It came good in the end!

Expert Property Care went through a phase in which some personnel seemed not to be on top of their jobs, and one or two had very idiosyncratic ways of doing things.This meant that work took significantly longer than it should. Fortunately, however, the latest Contract Manager, in addition to sorting out the problems he'd been left with, was committed to completing all the work for us to our complete satisfaction. Nothing was too much trouble for him, and we are really impressed by his humanity, care and professionalism. He deserves 5 stars, but we withheld one because of the problems we experienced before he took over.

Excellent Service

From the moment we first had contact with Expert Property Care, we have had top service. The claims handler, the surveyor, the tradespeople have all been outstanding. Communication has been amazing and everyone who came to the house did a great job fixing our problem but also going beyond and above and taking a lot of care.

I recently had the pleasure of coming across Expert Property Care, I cannot express enough how impressed I am with the outstanding service they provided. From start to finish, the entire experience was seamless, and the results exceeded my expectations.

Professional, friendly staff and great experience

We had a major leak from our bathroom, affecting both our Kitchen and lounge. From the moment Expert property care contacted us we knew we were in good hands. The office staff were extremely professional keeping us updated at each stage of our claim prior to the work starting. I would like to thank Charlotte and Chris particularly. The team of tradesmen were also extremely accommodating. The work was scheduled to take three weeks, but the tradesmen worked hard and finished it ahead of schedule by 3 days, so the work was complete in time for a family gathering we had planned. Thank you so much Paul, George and Joel. Overall, a great experience from this company.

Excellent Service

We were recommended to use this company from our insurer after we experienced a burst pipe in our loft. Most of our property was affected by the damage and we had to move into alternative accommodation for 3 months.
The office staff were very professional during our claim and the workers onsite worked very hard. But the star for us was Andy the project manager. He was extremely professional and worked very hard putting our house back together for us. Thank you, Andy, and thank you to all at Expert Property Care.

Jamie Awad has been exceptionally…

Jamie Awad has been exceptionally amazing!!!!
I have been using property experts to help with finding and repairing a leak in my kitchen . Jamie Awad went out of his way to help me with plumbing, builders , surveying etc etc , he was / is brilliant at his job . All the staff at Expert Properties are fabulous, so well organised, trained , great phone manner and all the people that came to my home were so respectful. Expert Property Service is excellent. Expert Property Care have done a wonderful job stripping out then refitting after our flood. The staff are always positive and polite. They arrive on schedule, are helpful and considerate and always tidy up at the end of the day. We are very pleased with the end result.

If I could award this company zero…

If I could award this company zero stars I would. The only positive note I can think of is that most of the tradespeople are very helpful (when they finally arrive).
Thus far, it has taken more than 5 weeks to repair a small bathroom and our house is still in chaos (door off bathroom, dust sheets stuck to carpet, excess tiles left piled up on landing, dust etc everywhere).
The project management is zero. You have to try and do it yourself, yet the staff at the call centre who are allegedly looking after you are downright rude. The pace of work is ridiculously slow. Nothing/no one arrives when they say it will. They basically do not give a damn. I have never come across such an inept company in my life. Avoid avoid avoid.

Awful experience

We had some work done by expert through LV insurance, following storm damage. They drew up a promising work plan with details of what will be done but when it came to actually doing the work, they cut corners everywhere. Our hallway wall was particularly damaged and wet. Plaster was supposed to be completely stripped off and replaced on around 8 Square meters. The plasterer however didn't feel like working that day and was more interested in chatting with the roofer. He said the wall is in fact dry and only needs decorating. He measured how dry the wall was by placing his hand on it! When I insisted, he replastered a tiny area, under a meter square. In the bedroom, again, he replastered a tiny bit in the corner instead of 4m2. They then papered and painted the walls. Sure enough, after less than a month, damp is coming through on the hallway wall. The paper is already blistered and discoloured and coming unstuck around the door so we emailed them about it. They now are trying to tell us that the damp might be caused by something else and not storm damage and in that case it won't be covered by our claim. They want to take a sample of the plaster to determine where the water is coming from. Very clearly they are trying to get out of fixing what they have done wrong. They stuck lining paper on damp wall without replastering (even though we repeatedly told them that the wall is in fact wet) and are now telling us that the damp is not caused by storm damage. Well, there was a gap in the roof (storm damage!) water was soaking in making the wall wet. The wall remained wet, the plaster was not replaced and the dampness is coming through a freshly laid paper. Its funny how they didn't take samples when they first surveyed our house or when their plasterer was telling me the wall is dry (he didn't even have a moisture meter!) But now, when their bodge job is aparent, they are trying to do everything not to fix it.
Communication was initially good, but when we started voicing concerns while the work was being carried out, they stopped replying to our emails.
There were other things that were wrong:
•Coving was meant to be removed and replaced but wasn't
•electrician was meant to loosen plug sockets and light switches- never turned up- decorator painted around and over them as well as over the trim of the door
•scaffold was used for 1 day but remained in place for over 3 weeks with the ladder not secured
•they've done maybe 30% of the work that was planned, yet it overrun by 10 days. This meant we had to use up much of our holiday to stay home, let them in etc. And after all this, the work wasn't done properly. The original surveyor had the audacity to say that the delays are negatively impacting his profit margin!
•decorator called in sick once a week (more delays)
Let's see how this case progresses but I'm prepared to fight them to make them put in all right.

I would strongly advise against Expert…

I would strongly advise against Expert Property. They have refused to complete the roof tiling which was approved by LV. Warning ask LV insurance for a different repair company. Expert are dishonest and the repairs are not carried out. I had to actually find my own roofer in the end to complete the works. Disgusting service and so stressful.
I have reported my experience to LV.
