My experience began soon after the application was submitted, with one of the most inept professionals I've come in contact with. First he kept insisting that my promissory note needed to be signed and dated by my lender. I had to explain that only the maker of a note needs to sign, which is myself.
Next he wanted my income tax returns. I told him I was on SS and wasn't required to file. He said that was a misnomer and per IRS SS income did have to be filed. So I sent copies of my year end 1099's which clearly state my SS income doesn't require filing. He had no choice but to become quiet on that subject.
By now I was getting concerned at his lack of knowledge. And it wasn't over yet.
I needed an FHA appraisal transferred from another lender, they are good for 120 days. He was worried it wouldn't transfer in time. I told him FHA allows a 30 day extension, if loan approved before the 120 days expires. He wanted to know where I got that from. I replied, do a search...FHA Appraisal 30 day extension. This is someone who handles FHA loans.
His emails exhibited more and more attitude each time I showed him he was wrong.
Finally I had enough when he told me FHA requires charge offs to be paid. I told him FHA rules state they don't have to be paid off, but once again he insisted.
After this exchange I cancelled. I've never experienced anything quite like this, having to educate someone who lacks knowledge of the product their selling.
I sympathize with all the people whose loans were affected by his misinformation.
I saved all the email correspondence between us, in the event that he denies anything.
