Picture your move-in day, your nearing the end of a 1600 mile road trip from Minnesota to Arizona and your excited to get moved into your new rental property with the beautiful pool & hot tub surrounded by palm tress!!
But instead what you find is massively large dead tree branches blocking the sidewalk and a portion of the driveway, unkempt landscaping, a pool deck with cracked concrete, peeling paint, broken pool tile, dead palm trees with dead palm fronds hanging everywhere, landscape lights laying all over the ground, holes in the exerior walls and melted artifical turf.
Yeah - nothing like what was shown in the pictures on the website. Can you say bait & switch?!! At this point, we had already signed a 1 yr contract and the moving truck was scheduled to show up with our stuff in two days.
Within the first month the water heater went out! We were without HOT water for over NINE (9) days!!! No hot showers, no hot water to wash dishes or your hands. No willingness by On Q to call for an emergency repair.
During our time in the house ON Q property management notified us on two separate occasions of rental property inspections. We were notified both via email and in writing. However, when it came time for the inspections, the inspectors didn't show up on the day that was communciated, and in the last case, they didn't even show up. Very unprofessional, and in some respect its like they did it on purpose to make it more like a surprise inspection.
As we were coming to the end of our 1 year rental agreement, we reached out to ON Q to let them know we wanted to extend and go month-to-month (which is CLEARLY outlined in the lease agreement). We were informed by ON Q that wasn't possible and that the shortest we could do is 5 months. Now to be clear were only 60 days away from moving into our new house, and with rent costing over $3700 a month, I wasn't going to give them over $11,000+ in rent for time were not living in the property. Instead we paid $5000 to have all of our stuff moved into storage and we moved into an AirBnb (which is where I am writing this review from).
Lastly - We cleaned the house top to bottom over 3 days , yes we are neat freaks. We had all the carpets professinally cleaned, I patched and painted, I mopped the garage, swept the patio and sidewalks. Needless to say rental property was spotless and in considerably better condition than how we found it.
Yesterday we just received two separate emails from ON Q Property Management saying they are holding a portion of our damage deposit for exterior damages like holes and wear & tear in the artifical turf.
All of the items outlined by On Q were present the day we moved in, and were items that I documented, photographed and reported as part of our move-in inspection. Needless to say I am considering hiring an attorney - at this point it's not about the money but the principal of the matter - to show them they can't take advanage of people!
My recommendation to anyone considering renting from On Q Property Management - Don't do it. There are plenty of other honest, respectful and trustworthly companies to work with.

I was moving from Cali to Phoenix. I was so stressed out to find my new home , I was looking a lot space and talked to bunch of properties and couldn’t get too much help with them. Once I found ONQ management they help me to find my dream home . Especially leasing agent Kim McGill . He has been helping me out to find home and take care of whatever he needs to do so fast . Whenever I email to him for any concern and questions, I’ve got responses so quickly. He saved my time actually:)

This company is horrible when it comes to protecting the landlord's property. They lie to your face and care more about the tenant than the owner of the property! DO not use them! They used to be good, but have gone downhill SUBSTANTIALLY. You are better to take your business elsewhere - they will not have your back!
They lied about cleaning the unit, they charged me when they should have charged tenant for leaving it a mess!! DO NOT USE! Had to haggle with them to take security deposit from tenant and still fighting with them over taking money from me!!

Absolutely terrible. Expect to spend an additional $1000 in fees annually, just because your landlord chooses this awful company to manage their rental property. They disguise these fees as an “admin” fee (that they like to slip in with your rental tax, so you won’t question how much they are robbing you a month), and their worthless “benefits package”. Basically a way to double dip and make a commission off not just the landlord, but also the tenant. Super shady!!!!! Do your homework and rent elsewhere. They will nickel and dime you to death here. They also don’t advocate for the tenant properly, and their customer service is lackluster at best. If you don’t heed my advice and rent anyway, expect to have to hire/pay professionals to clean your rental, along with hire/pay professionals to steam your carpets upon move out. You still won’t get your full damage deposit back, though. Don’t say you weren’t warned.

On Q Management does not do the right thing. While their business practices may not be deemed illegal, their tactics are exploitative and abusive in nature, showing little ethical and moral restraint. They simply excel in exploiting and squandering their tenants. Rather than operating with a high degree of corporate conscience they choose to participate in dual agency like practices (without disclosure) to get ahead, are masters at saving face and making real problems and concerns go away through practices like “Review gating” and “Review flagging”, and have their “client-first approach” as mere rhetoric hanging on the wall. Over the past year they made an attempt at being added as a “Additional Insured” party to my personal renters insurance, rolled out a benefits package that was an option and then strong-armed us with threats of fines and would not renew our lease, if we declined the package and therefore failed to pay the additional $28.00 per month for their insurance. On Q, under the hand of Heather McNutt, has now levied my family with $530.00 in late and legal fees when Heather didn’t even know my November rent had not been returned until December 2nd (and only then because we hand-delivered Decembers rent) and then had no idea where our rent check was (reputable PM companies are on the phone the first day). I have not been without blemish when it comes to the rent issue. I made a mistake with one of our accounts. However, to be taken to slaughter for a rent payment issue, which I would have rectified on November 2nd had I known, is unreasonable. As it stands today, I have paid them the $530.00 and received a 10-day notice of eviction because I was trying to dispute the late fees and they rejected any of November and December’s rent without the late fees being included, while I was disputing those fees. For Heather and On Q to have yet to hint at an apology or utter anything in resemblance to, “I’m sorry…” for her lack of organization, lack of communication, and lack of knowledge of the statues that govern her own job/license, is humiliating. This ordeal had cost them no more than a little bit of mental and emotional energy. I propose the $530.00 be used to retain a consulting firm who can conduct a company wide organizational health assessment for On Q Property Management and its related companies.
Very pleased with Russels service and always a pleasure working with him.
