The house is excellent but the aftercare is a disaster.
It's simple. The house is really decent and that's what matters the most. The quality is overall excellent and it doesn't feel like corners have been cut. I feel satisfied with the product I've bought and how I bought it in terms of the sales support.
The aftercare, however, is absolutely terrible as echoed by many other reviews here and elsewhere. Anything communal disappears into the ether as not really being any one person's problem and is therefore entirely ignored. There are no two ways about it. As for your individual issues? Typically they will acknowledge them then flat out ignore those too, with no updates sometimes for weeks and months on end. There are also instances were you will get a reply but it will be misleading with agreed dates that come and go or your problem clearly not having been understood in the first place.
Dealing with any aftercare issues is an extremely stressful process and (whilst they will pay lip service to saying they do understand this) this reflects a total lack of recognition of the incredible investment you make in buying a house.
Would I be a house from them again? Possibly, the quality is good. But I'd go into it with my expectations managed about what they'd do for me after I bought it and how much I'd have to do to get them to do that. They spoil it for themselves because they do such a great job up to a point then it all just falls off a cliff.

Buying great - trouble from there on
I've gone for 2 stars here due to the buying process which was fantastic. They were absoloutley fantastic when buying. Julie was our contact and she made the whole process easy and kept us up to date all the time.
Handover was the first clue we would have issues. Despite being told we would have a sparkle clean, it was not done. There was dirt on the living room carpet from when we were last there - (a week before handover). It was claimed they had done it, but they didn't.
Called and cleaners were sent round, we left to move some stuff. Came back they were gone, dust deep in the window sills and the dirt form the carpet gone (we had pointed that out though), but the rest wasn't touched. Including the dead spiders by the back patio door.
Its a new house, so things need to settle in. I get that. But its the aftersales that really lets this down. Just before we moved in they had to dig up the pavement in front of our house. This meant that our front garden got trashed. We amicably agreed that this would get sorted before they left site. It didn't and still isn't. It has had to go to NHBC.
Patio door started to get difficult to close. It took a month to get someone to sort it. Other niggly issues got fixed bit by bit. However you have to chase and chase to get anywhere. The last straw for us is they book an appointment to get something fixed. The date is on their system. You take a day off work to wait in, no-one shows. You call them and no-one had actually booked the person in. To say its a frustrating experince is an understatement.
The other glaring issue is the communal areas. Grass is uncut and remained so through most of the summer. Someone did cut it once but didn't use a grass collector so it sprayed grass all over the woodchip finishings by trees and pavement.
On the pavements, the finish is inconsitent. There are areas that are perfect only to come across a tarmac patch that is not of the same quality as the rest of it. There are holes in the pavement in some areas too, which as another review has pointed out that will be quite costly the first time one of the children twists their ankles in. Guessing since it hasn't been taken on by the management company, then they aren't happy to accept it in its current state either.
Overall, its the finish and aftercare that really lets this down. Buying was fantastic. Unfortunatley the communal areas aren't covered by NHBC so it leaves it to the residents to fight the good fight.

Nice looking homes but built on the…
Nice looking homes but built on the cheap by dubious contractors and from a company with no aftersales care. Have lived here 4 years and every time you have a (proper) tradesman in they always comment on how badly/dangerously the contractors have worked on these houses. Latest issue was that Kendrick's undersized the boilers in the 5 houses in this development. Over time this has cause all 5 boilers to fail with punctured internal expansion tanks. The 5 houses have had 3 separate plumbers all report the exactly the same issue - yet Kendrick's are still too arrogant to admit when they have screwed up. I'm not too bothered about the £258 I'm out of pocket, as long as I can (and will continue) to warn other people away from this company.
To be specific about the service in the last 12 months: at best curt and rude and at worst non-responsive to correspondence. Is that clear enough so that Kendricks don't attempt to have this post removed again? Shocking company with a level of arrogance that should see them go out of business. Cowboys!
This is not a fault with boiler so stop trying to wriggle out of it by talking about the boiler warranty. Wrong boiler for the implementation. If the boiler is suitable perhaps you'd like substantiate that with some facts and figures? For example what is the total capacity of the system in litres? You simply haven't got a clue so please stop making glib unsubstantiated statements

Kendrick - Avoid!!!!
Moved into my brand new Kendrick home in July 2015 and had so many problems with after care! When we preformed the walk around with the site manager prior to moving in, we gave him a list of things that needed correcting before we moved in......moving in day, NOTHING had been done!
The house was filthy, and the garage was ull of builders rubbish!
A few issues that we had were, lounge floor uneven, chipped kitchen floor, spot lights missing, light sockets in wrong place in the ceiling, chipped kitchen cupboards, shower not working...i could go on forever.
The site manager was an absolute waste of air, he was so rude and unhelpful! The whole of the after care team are so unhelpful and rude - they are not interested in after care what so ever, so much so that after only a few months in the house they told ne to contact NHBC.
I would never ever ever buy another Kendrick home again! The quality of the bulid is awful and the kitchen/bathroom accessories are so cheap, after only 2 years in the house, i need to replace most of them.
OK quality houses but major problem with flooding and aftercare
Bought a property, brand new, from Kendrick Homes in Birmingham. Recent rains caused flooding twice in garages and flood waters were inches away from main doors, half an hour more of rain and houses too would have been inundated. Very disappointed as we were promised at the time of sale that adequate drainage systems were put in to cope with heavy rain, however, the installed system did not cope and the architectural layout with sloping towards (rather than away) from homes made matters far worse.
Have been in touch with Kendrick who have not treated this as an urgent matter, nothing has happened to date to adequately investigate this problem or to keep the home owners informed; no repairs have been done to the brick paved road in the development which also collapsed. There is uncertainty going forward about the value of the property, especially if it will be viewed as flood prone and getting home insurance too would be hugely problematic. Wish developers treated their customers' concerns with more decency. Why else did we buy brand new homes - so that we didn't have to face such problems.
