Very Impressed

I submitted a semi-commercial remortgage application to Interbay and was very impressed with the service and the speed in which this completed. My client was very pleased too. Thanks to our BDM - Matthew Butt for getting me re-registered in time to submit the application before the product was being withdrawn

Intebay use Birketts solicitors who are rubbish but they blame inter bay
offer came in November 2025
related purchase gone in the bin as the money was finally in the bank 31/3/26
the Birketts wanted paid in advance then the job was given to 2 trainees one was miss a kennedy and documents was sent back and fore over you signed on the left but it should be on the right then remove a director but after i was told to pay extra £800 to redo
why

This is a “slick” marketing company…

This is a “slick” marketing company that offers commercial mortgages through brokers.
Do not be fooled by The 5* reviews they are mostly Financial services groups and the 1* the clients.
The “customer” services I are handled very badly in India.
I was a client for 7 years due to “lockin” agreements that were signed under duress after continued delays.
The valuation of the building was carried out by a VAR, you pay for it but can’t question the severe downgrading of value.
The net effect is your “glossy” offer is withdrawn and you will be forced to take a higher deal or look elsewhere if you still have time.
I didn’t.

Please avoid this company like the…

Please avoid this company like the plague. Spent thousands in fees and months wasted trying to get a commercial mortgage. I had tried hard to push through and failed due to a company audit. Interbay commercial had ridiculous demands regarding checking for damp as picked up on valuation report. I had to further spend money for other reports just to confirm cost of repairs costing £700. Delays upon delays. Spent over £1800 on a valuation only lasts six months. They taken close to 5 months from that. Only a small business trying hard to progress and this shameful company can throw demands, thousands spent and lost, jumping through hoops to obtain further reports for their satisfaction just to be turned down.

If your broker puts this firm forward as a potential lender sack your broker - they don’t know what they are doing and are just after the commission. You don’t have anyone to protect you!!, even the Financial ombudsman can’t take on your complaint. No care whatsoever ever for your loss. Complaint letter was shocking!!! Leaving one start makes me sick.

I wish but nothing but financial loss for your company just like the burden you’ve obtained to myself!!!!

Please, please avoid this company
Unless you want throw your money down the pan and waste time. Look
At there shameful replay to say to call us!! They will do nothing and should refund all the money I wasted, but they will not.

Absolutely appalling service and day…

Absolutely appalling service and day light robbery when it came to fees and appointing their solicitor. The worst lender by far. Stay clear of this mob! Never experienced such poor overall service in 26 years of owning properties and dealing with other lenders!

I would sooner leave the property game…

I would sooner leave the property game than take another loan with Interbay and they need to know why. In an effort to be fair part of my overall complaint lays with my broker and Interbays appointed solicitor.

My initial rate kept on increasing, my broker always had a reason why.

Interbay think an AST gives them more security to evict a tenant over a commercial lease. So if you house vulnerable women and children as we do, the charity who rent the property are deemed higher risk if they were to repossess. The fact is as AST gives the tenant much more protection as it is their home. Where as a commercial lease can be vacated very simply should the need arise.
I think my rate went up 1% because of this.

They insisted they use their own solicitor which I wasn’t told prior to committing to my brokers deal. This added close to 2k to my fees.

They are unregulated, beware.

Their Solicitor kept delaying and stalling prior to Christmas, they clearly had no intention on working fast for me. Instead delayed to make this deal one to pick up after Christmas.

In the final months of the deal, it took 9 months, not all their fault. In the final months they decide to insist on a 2% side letter. We had to have the property refurbished and let within 30 days or our interest rate would go up by 2%. This was negotiated up to 90days.. but still a joke..

Money was released late In the day only to go via their solicitor, to mine and on to the vendor.. in one day it all took too long so we missed collecting the keys.

I would beg my broker to request they speed up or “help” get the deal over the line. Interbay refuse to speak to you as a client, only the broker, so the broker and Interbay must share the blame when requests get ignored or shut down.

I saw nothing coming from Interbay I could deem as supportive or helpful or generous or a concession. No gratitude towards me as a client, nothing to make me feel valued whatsoever. In fact I was made to feel like a burden, like my business doesn’t matter.

I needed to guarantee personally the loan.

They ignore the valuation and choose how they base the building value to suit them.

If they were regulated I would be taking this further. I will be doing so with my broker.

Rates were reduced but I had to push for my loan to be amended to the cheaper rate. This then needed to be redrafted and took over a week further delaying the loan. Had they told me a month prior when they published the rate reduction this delay wouldn’t have happened, but either they or my broker saw £££ in their eyes if they could keep it unchanged, I’m sure..

Save your sanity, insist your broker chooses another lender. And if you can’t find one, walk away. My Solicitor commented on how awful dealing with this firm was and hopes to never encounter them again.

Satisfactory experience

Very good products and easy to use portal. Approachable & speedy BDM.

Once you get hold of an Underwriter, the process & decision making seems logical apart from their ID requirements which are sadly ridiculous if electronic ID fails.

Could do with being a bit more pro-active with Legals and managing Solicitors better.

Support Interbay

I enjoy dealing with Interbay and this case went well with strong support from the start to completion. It was a shame that their solicitors did not offer the same level of service.

Unnecessary Hassle

Commercial Trading Business

We had a great experience from start to finish using Interbay who aided our client to obtain a commercial mortgage to purchase an office for their trading business. Our BDM Nick O'Leary was always on hand to help and definitely makes our life as a broker a lot easier!

Generally Positive Experience with Room for Improvement

Overall, my experience with Interbay Bank has been positive—the service was reliable and professionally delivered. However, there are some areas where I feel improvement is needed. Specifically, the requirement to route payments through mortgage clubs seems unnecessarily complex, especially considering the significant fees charged for processing when these clubs have no direct involvement in the transaction. This adds friction and cost without clear value to brokers.
Additionally, we are on the panel of Precise Mortgages, which operates under the same group, and they pay the full procuration fee. It raises the question of why InterBay, also within your group, does not follow the same model. Aligning policies across brands would improve consistency and broker satisfaction.
That said, I appreciate the overall service and hope these concerns are taken into account going forward.
