My apologies to Henstock’s for taking this long to review but in our defence we have been very busy with the new house.
Our sale took a little longer than expected but this was no fault of Henstock’s but down to other hold ups.
Henstock’s, especially John Henstock, worked really hard in getting the house sold and I don’t think any other agent would have gone above and beyond expectations the way Henstock’s did.
John worked tirelessly to get things resolved and nothing, and I mean, nothing was too much trouble.
We were constantly kept updated at every turn and I would not hesitate to recommend Henstock’s to anyone who asked.
A fantastic team all round to deal with.

Henstock was great from start to move in date, very easy going which is important for me as I’m self employed and don’t have a lot of time to be going back and fourth with agents throughout the week. Andrew was always on call if I had any questions during the course of our application, and Phil was very helpful when it came to getting the last few bits done around the house ready in time for move in.

An outstanding service by an experienced team with extensive local knowledge. Very professional, prompt in replying to our queries and kept us informed throughout.

Avoid Henstock (especially agent Andrew) if you want a smooth property transaction

If you're looking to buy or sell a property efficiently and professionally, I would strongly advise against using Henstock — especially the agent Andrew. We had a terrible experience as buyers, wasting over two months of our time due to their lack of communication and follow-up.

After our offer was accepted by the vendor, we arranged for a surveyor to inspect the property. The report identified structural issues with the roof and damp in several areas. Despite these problems, we still wanted to proceed with the purchase and requested a price reduction to reflect the necessary repair costs.

We initially tried to contact Andrew by phone, but he was unavailable, so we sent an email outlining our request. A week passed with no response. We followed up again via email — still nothing. It wasn't until over two weeks later that we finally managed to speak to him by phone. He told us the vendor had not agreed to our proposed reduction and asked us to send the surveyor's report for review, which we did immediately.

After that, we heard nothing. For weeks, every time we followed up (by phone and email), we were told they were still waiting on the vendor's decision. Then, more than seven weeks after we sent the report, we received an email saying they needed the surveyor report to make a decision — the very same report we had already sent and which we had repeatedly asked about during those seven weeks!

This clearly showed that they hadn't read the report, hadn't communicated effectively with the vendor, and hadn’t taken any meaningful action during that entire period. Their disorganisation and poor communication wasted both our time and the vendor’s.

In the end, the vendor refused to negotiate on price, and the transaction fell through. While that decision was the vendor’s right, what we found unacceptable was how Henstock — and Andrew in particular — handled the entire situation. They failed to do their job, didn’t provide updates, and never once apologised for the major delay and confusion they caused, even when we directly asked for an apology.

This was by far the most frustrating property experience we’ve ever had, and we hope our review saves others from going through the same.

Top class service! As a customer you felt like you mattered. All the staff are so helpful I have not gone through moving house for many years and probably asked some random questions however I was dealt with respect and guided through the process. Using an independent estate agent is more of a personal experience and would certainly recommend Henstocks

From the initial meeting about renting our house. From start to finish I must say they have been excellent in communicating every aspect. From finding a tenant to helping to sort out all utilities. We have just bought a house that was up for sale with Henstock. We had many bumps along the way, anything that could go wrong did. Having said that, the problems were out of the estate agents hands but, Jonathan, Andrew and Jayne were amazing and went above and beyond to sort out any issues. They were always at the end of the phone and the communication was great.
Honestly I never want to sell or buy a house again but if I do I would use Henstock.
