Thankyou for your review. Whilst we appreciate your comments, I feel I must set the record strait and provide some context to your comments.
You are correct I did visit your house on 10/01/2022 to discuss the sale of it and provide you with a valuation. I advised you the valuation of your house will be around £850,000. You disagreed with my professional opinion and were convinced your house was worth £100,000 more and you would not accept any offer less than £950,000. I repeatedly advised you against overvaluing your house and we finally agreed to list your house for £925,000. This is £75,000 more that the current market value as at 10/01/2022.
You are correct we did not have any viewers, this is because no one was interested in viewing your house as it was incorrectly priced. This was not our valuation or our fault.
Following my recommendation we reduced the price to a more realistic value of £865,000 on 31/01/2022 following on from this we arranged several viewing and delivered three offers the highest being £855,000.
With regard to your claims about children attending the viewing, unfortunately, save for asking the viewer to attend without children, which is what we did, we cannot control what happens when they arrive for their viewing. Please remember these were viewing not accompanied by our staff.
With regard to the offers you received, yes one offer was low and we declined this as per your instruction. This is normal in the course of selling your house. We negotiated an increased offer however this was also rejected. This was not a cash offer and you would have received in writing a notification of the offer clearly marked, financing by mortgage.
Subsequently we received an offer of £855,000 which we waited for you to reply to either accept or decline we did not hear back from you. It’s a shame because this would have been an excellent result if you accepted the offer, you would have paid less in fees and got a higher price form the sale than any other local Agent would have got you.
You are correct in saying you signed our Agency Agreement on 11/01/2022, the term of which is 12 weeks. The end date of the Agency Agreement was 05/04/2022.
As you are aware we do not charge a fee until we have introduced a buyer who progresses to purchase the house form you. You were not charged a single penny for all the work we did, which was considerable.
All we ask in return is for you to give us sole agency for 12 weeks, which is what you did when you entered into our agency agreement. This was clearly explained to you on my initial visit and you were happy to go ahead.
