We had a great experience with Jekabs Leitans, the Lettings Negotiator, at Halo Stratford. He was extremely helpful, taking the time to show us around the flats and answer all our questions. What stood out most was his friendly and courteous manner — he clearly cares about his job and takes pride in representing the company well.

We ultimately chose the property not just because of the quality of the apartment, but because of the confidence he inspired in us. His professionalism and genuine approach made us feel that the company values its tenants and takes their needs seriously. Thank you again for your support — it really made a difference.

We were looking for a flat that was ready to move in asap, Francis our Agent was absolutely brilliant!

Avoid at all costs – Worst property management company EVER.
A year later and the no hot water issue is still unresolved. Complaints procedure completely ignored – emails and formal complaints go unanswered. My case is now with the Housing Ombudsman. Absolutely disgraceful service from start to finish.

Charlie has been so extremely helpful in helping us find the perfect property. He’s very prompt in replying which has been extremely reassuring throughout the process. Very friendly and chatty, all round, can’t complain :)

After a smooth tenancy setup process (feedback here reviews/682202ce878b413ca072c722), the move-in experience has been quite challenging.

Firstly, Folio contracts various companies and individuals to handle different tasks, and they do not seem to visit or inspect the flat themselves at any stage, including during the inventory check-in conducted by LetCheck.

The main issue has been the condition of the flat upon move-in. During the viewing, the flat was in disarray, which was understandable since the previous tenant was moving out. As a result, it was difficult to assess the true state of the flat. We requested a professional deep clean and repainting of certain walls due to considerable wear and tear, which we were assured would be done.

However, during the inventory check-in, the cleanliness was not satisfactory. It appeared to be just a basic general clean rather than a thorough end-of-tenancy deep clean. While some walls had been touched up with a different colour, once the flat was empty, we could clearly see that all the walls needed a fresh coat of paint. Additionally, the sofa was damaged, which we did not notice during the viewing because it had items on it. I would expect the contractors to notice such issues and address them.

This reflects a broader problem with contracting different "handymen" who perform basic jobs without the care expected of professionals. Folio appears to rely on their word and photos of the completed work without anyone inspecting the property themselves.

Furthermore, many of these issues were noted by the LetCheck inventory representative we spoke to during key handover. However, while he acknowledged the cleanliness problem in person, the report submitted to Folio stated everything was "sort of okay."

Ultimately, the biggest frustration has been the back-and-forth communication with Folio about the discrepancies between what we observed in the flat and what was reported by various contractors. All third parties seem to defend their work and insist they did their job well, while Folio tends to trust their accounts over ours as tenants. This led to a frustrating week of us having to prove the issues, which should not have been our responsibility, wasting our time.

In the end, Folio did address all the issues (except for the cleanliness, even after sending another cleaner) and provided new furniture. However, we did not appreciate their initial bias towards the contractors over the complaining tenants. Communication was prompt during the first few weeks, with replies the same or the next day. However, we later experienced several issues, and response times dropped to between 3 to 7 days.

Really professional and simple-quick system

We had a great experience with Folio. From the initial apartment viewing to finalising the paperwork, everything was handled smoothly and professionally. Our agent, Kornelia, was a pleasure to work with—friendly, responsive, and always straightforward. She addressed all our questions promptly and helped make the entire process stress-free. After moving in, any property issues we raised were quickly resolved. We're really enjoying our new home and would highly recommend Folio, especially Kornelia, to anyone looking for a new place.
