Very disappointing experience…

I had a very disappointing experience as a prospective foreign buyer dealing with Fastighetsbyrån Filipstad.

For more than a week, I repeatedly tried to contact the responsible estate agent, Anna Hermansson, by email, phone and WhatsApp regarding a property I was seriously interested in purchasing. Many of my questions about the property went unanswered, and I eventually had to obtain information myself directly from the municipality, Skatteverket and other Swedish authorities.

During our last phone conversation, I was also told that documents concerning the property would be sent to me, but they never arrived.

The situation became particularly frustrating once the bidding started. As a foreign buyer without Swedish BankID, I could not use the online bidding system and therefore had to submit my bids directly to the agent. I submitted two bids, but neither was initially acknowledged or shown in the bidding process. After repeated unsuccessful attempts to reach the local office, I finally contacted Fastighetsbyrån’s central customer service in Stockholm. Only after that intervention were my bids registered.

I had also registered to receive updates about bids and viewings, but in practice I had to monitor the listing myself to understand what was happening.

I fully understand that estate agents can be busy and that delays can happen. What I found unacceptable was the repeated lack of communication during an active property transaction, especially when I was trying to submit serious, unconditional bids.

Unfortunately, we did not secure the property in the end. But irrespective of the outcome of the bidding, the communication throughout the process was far below what I would expect from a professional estate agency.

If I could put lower than 1 star

If I could put lower than 1 star I'll do it. These people (Torre del Mar office) can not be trusted, play with you, lie and are not profesionnals. My boyfriend waited months, to get an aswer for a job application. He did 3 interviews with them, and had to wait, wait and wait. He never get a clear answer, dispite all his messages and phonecalls. If that is how they treat their employees, I can't image how they treat their custumers. Stay away !

Extreme poor quality

Before the visning I DID NOT get any orientation on what to do or a walk through the whole process. The broker lied saying that all was sorted out before the visning but then 1 hour before it, he realizes about a document is missing. During the viewing, he didn't know how to answer basic information that he should have asked be before, such as why was I selling and other standard information. In a nutshell, he didn't interview me neither wanted to visit my place before the viewing which made me very surprised.

And the worst is that he realized that he didn't have all the documents for the buyer to get their loan, which forced me to take a private loan to down-pay for the other apartment that I was buying. And this cost went all for me.

This was a horrible experience for someone selling an apartment for the first time and having extremely poor guidance.

And there was more to it, the broker also told me that I should pay ALL the bills regarding the apartment and he would fix things later, which I realized wasn't true. I actually had to cancel basic services for the apartment. Luckily I didn't trust his word on it otherwise I would have had extra costs and headaches.
