I reported a gap between our floor and the skirting board in our walk out area. The team responded quickly and we received service support from a different flooring company than the one that laid the floor (Calvert’s) and a joiner called John Hewitt. It took 6-weeks to get the lads round but they were punctual and after a team talk decided that it was mostly the joiners role to repair the fault. John carried out the repairs and tidied up after himself, he was courteous and did a good job.

Buying a new-build home should be an exciting experience. Unfortunately, my experience with David Wilson Homes at West Meadows, Cramlington, has been extremely disappointing.
I moved into my home around 15 months ago, and I would honestly say that for almost 14 of those months I have been dealing with defects, inspections, evidence gathering, contractor visits, complaint emails and unresolved issues instead of simply enjoying my new home.
At handover, the property was not in the condition I expected from a new-build home. These were not just minor decoration issues. There were significant issues, including heating not being connected/working properly, the property feeling extremely cold, poor cleaning, muddy access/driveway conditions, glue footprints across the LVT flooring, damaged and uneven flooring, scratched windows, unfinished sealants, incomplete bathroom works, staircase issues and multiple snagging items that should have been identified before completion.
The LVT flooring has been a major issue, with poor finish, unevenness and damage in several areas. The kitchen floor was also not level. There were also concerns with damaged kitchen units/cabinets and appliance/fitting areas, including a damaged fridge unit.
The bathroom and toilet finishes were also not acceptable. I had issues, including a damaged/broken toilet unit and unfinished bath installation, with the bath panel/installation lifting and requiring further attention.
The staircase has also been a concern, including creaking and sharp/exposed areas in the carpet/flooring, which should not have been present in a newly handed-over home.
The front door issue took more than eight months of reporting, follow-up and evidence gathering before it was eventually replaced. A homeowner should not have to work that hard for such a basic issue to be accepted and resolved.
The patio doors were also poorly fitted. A temporary foam-based fix was applied, and the warranty was extended for a further year, but I still do not consider the matter fully resolved. In my view, a temporary fix should not be the long-term answer for a significant door/frame concern in a new home.
I have also raised concerns that several walls and finishes appear visibly out of alignment, including from the main entrance area through to the upstairs areas. This has added to my wider concern about the quality control and finishing standards.
The rear garden has been another long-running issue. The original lawn failed and had to be treated/sprayed off, lifted and replaced. During the earlier works, I photographed large stones, rubble and construction-type debris beneath the turf. The replacement lawn is now also the subject of an ongoing formal complaint, including concerns around ground preparation, topsoil quality, oversized stones and how the issue has been assessed.
What has disappointed me most is not only the number of issues, but the overall handling and the amount of effort required from me as the homeowner.
I have spent a huge amount of time collecting photographs, videos, measurements, documents and maintenance records to support genuine concerns. Despite this, I have often felt that my evidence has not been properly considered.
During one inspection, while trying to explain my concerns and refer to the evidence I had submitted, I was told by a representative attending on the builder/contractor side that I needed “better manners”. As a customer who has spent over a year trying to get legitimate issues resolved, I found that comment unnecessary and very disappointing.
There has also been criticism around lawn maintenance, despite the written handover guidance stating that the lawn should not be fed for at least six months and only saying that a weak feed can be given afterwards, depending on the time of year. I followed the guidance provided to me, so I do not accept criticism that appears inconsistent with the written handover document.
I have tried to resolve matters through the internal complaint process before posting this review. I have provided detailed evidence, allowed inspections, communicated with Customer Care and the site team, and given multiple opportunities for the issues to be reviewed and resolved properly.
Unfortunately, after around 15 months in the property, I am still dealing with unresolved issues, repeated inspections, criticism, further evidence requests and ongoing complaint handling. This is not the experience any new homeowner should have.
I sincerely hope no other buyer has to spend their first year in a new home dealing with this level of stress, defects and follow-up. I will update this review if the outstanding issues are resolved fairly, objectively and to an appropriate standard.

Various snagging issues have been identified which was frustrating and could have been dealt with before moving in however, the customer care team are proactive on insuring the issues are addressed.

Our experience from start of looking and the moving in, was amazing. The only negative issue we experienced was an over zealous sales director (MP) with an unprovoked threat of putting the house back on resale through an error of miss spelling an email from DWH solicitor to our solicitor. (Needs to get his facts straight before threats)
I would like to say, Brandon our sales guru was absolutely brilliant, so patient when choosing our options and communicatung with us with progress. This is also alongside Elisha, who helped with our "move maker" selling our home again kept us in the loop with the sale.
I would advise taking the opportunity of the invitations to view the house at its 1st stage and take plenty of pics.
Moving in was a dream, our keys were released by 12.30, thanks to our solicitor and DWH solicitor making sure the final docs and payments were done in good time and thus giving us plenty of time to move in.
We have been in for a week and so far nothing major has been found with our home, the little cosmetic snags have been corrected within a good time scale and Dave the site manager has been thoroughly efficient and is always on site to chat to with any concerns.
In addition to the house BD Living built all our wardrobes before we moved in and they are extremely good quality, the matching furniture arrived the day after we moved in. We are so pleased with them, thank you.
We were a little dubious buying a newbuild, as they don't usually get good press, but i have to says this has been a fantastic result and we both love our new home. Thank you to the DWH team at the Elm Tree Park Rainworth. You should be proud of what you have built. Xx

He took care of everything seamlessly, including fixing all the popped nail heads in our ceilings, issues with our bannister, completing the follow-up painting etc
What really set him apart was his incredible attitude. He was always punctual, extremely polite, and never dismissive of our questions. The move-in process also went smoothly. There was a slight delay, but it was minor and didn’t cause us any real inconvenience. Since moving in, any snags we’ve raised have been dealt with promptly and professionally. Almost all of them have now been resolved, with only a couple of minor items still outstanding. Importantly, all of the major issues were addressed quickly and to a good standard.

Do not be misled by the showhome: A masterclass in poor aftercare.
It has now been 8 months since we moved into our supposed "dream home" in the Kings Park development, and our experience with David Wilson Homes has been deeply unacceptable.
Like many buyers, we were sold on the premium finish of the showhome. The reality of the actual build quality is a completely different standard. Upon moving in, we commissioned an independent report, which identified an extensive catalogue of defects (our initial snag list ran to over 170 individual items).
What is most damning, however, is not just the initial poor build quality, but the atrocious standard of customer care and remedial work that has followed. An updated reinspection report confirms that progress is painfully slow and completely substandard.
David Wilson Homes' approach to fixing snags is the equivalent of putting a plaster on an open wound. As shown in the attached external images, their 'remedial' work is genuinely shocking. Instead of correctly cleaning or replacing affected brickwork, their contractors have resorted to painting over spilled mortar with masonry paint. In other areas, they have simply repointed directly over the existing mortar, leaving a messy, smeared finish that looks more like chewing gum stuck to the walls than professional bricklaying.
Their strategy seems clear: drag the resolution process out indefinitely, provide the lowest-effort fixes possible, and hope that we will eventually suffer from fatigue and give up. We will not.
If you are considering a David Wilson Home, I strongly advise you to:
Look past the marketing: Do not assume your home will reflect the quality of the showhome.
Protect yourself: Budget for a professional, independent snagging surveyor immediately upon completion.
Explore your options: Seriously consider looking for a housebuilder that actually delivers on build quality and stands by their post-sales care.
We paid for a premium home, and we expect our snags to be resolved to a professional standard, not just temporarily patched up. Until David Wilson Homes takes accountability and properly rectifies these issues, I cannot recommend them.

Mark came today to fix some of the paint snags that we had (of which there were many). A very pleasant chap.
Waited months for a painter to come in and in the end Mark came who can do a bit of everything. Just wish Mark did the initial painting and that way the house wouldn't have been so shoddily painted.
Working in 30 degree heat he did a great job, managing to fix roughly half of the jobs. Let's hope it's not another 4 months before the woodwork painter comes now....

The woman (Katie) who attended to us on our 1st day was so amazing and very helpful to us. She took her time to explain the whole process to us and was also happy to walk with us in our journey of buying the house until we achieve it and that really encouraged us to move on.
