Jodie Beer has been the best conveyancer ever. I cannot thank her enough for all she has done for us. Utter ridiculous, unfortunately I filled in an online request for conservancy quote, since then this outfit have bombarded my inbox and phone hawking for business, anybody this desperate for business, I wouldn't go near them with a barge pole. I will also lodge complaint with ICO for harassment
Unfortunately, my experience with Convey Law was mediocre at best.
I was effectively required to use them because they were on my mortgage lender's approved panel. This was a significant change from a conveyancer I had used previously, who had provided a far better service.
My main point of contact appeared to be a conveyancing assistant or trainee, and I often felt that there was a lack of understanding of the specific circumstances of my case. Communication was a recurring issue throughout the transaction.
For example, I submitted documents that were acknowledged by email as having been received. However, several weeks later, I was asked to provide exactly the same documents again. I had to resend them and point out that receipt had already been confirmed.
There was a similar issue with a pack of documents that required wet signatures. The selling conveyancer who was good used electronic signatures, but not with Convey Law, they had to be wet signatures! I returned the entire signed document pack and received confirmation that it had been received. Despite that, a week later I was contacted and asked to provide one of the documents that had already been included in that pack. Whether the documents had not been logged correctly, had not been reviewed properly, or had simply been misplaced, I do not know. However, this was entirely consistent with my experience throughout the transaction and left me with little confidence that documents were being handled efficiently.
Another frustrating issue related to buildings insurance. I explained that I could not arrange the policy properly until an exchange date had been agreed, yet my contact refused to provide any indication of when exchange would take place and insisted on receiving insurance documentation before progressing the file. To satisfy the request, I obtained a policy based on an estimated date, only to be subsequently told that I should not have done so because insurance should be arranged around the actual exchange date. It felt like I was being asked to provide something that was impossible to obtain under the circumstances.
This pattern seemed common throughout the process. Information and evidence would be requested, provided, and then followed by further requests or queries that did not always appear consistent with previous correspondence. At one stage, concerns were raised regarding my signature, so pictures of bank and credit cards had to be sent, which must of been accepted without issue.
I also felt that the firm's pricing structure was designed to add charges wherever possible. Although the initial quote appeared competitive, additional fees seemed to arise regularly. For example, extra charges were applied because further enquiries were required in relation to a restrictive covenant. In my view, dealing with the responses to those enquiries should have formed part of the standard conveyancing process.
There was also a charge of £50 plus VAT for access to the online portal. While I used it initially to submit information, the ongoing updates largely replicated information that was already available through the portal itself, making the additional cost difficult to justify.
If I wanted to complete in less than 5 working days from Exchange, this would have been an additional £150+VAT - apparently due to additional work.
To be fair, the transaction was eventually completed, and the job was done. However, the process was far more frustrating than it needed to be, communication was often poor, and I never felt particularly confident that my case was being handled efficiently.
Based on my experience, I would not choose to use Convey Law again, nor would I recommend them to others.
