I just had to make an emergency call to Bread and Butter as my son, who had flu, wasn’t responding when his girlfriend was knocking on the door and trying to call him for half an hour. No one was about as the place had emptied for Christmas. She had spoken with him just an hour previously when they made plans for her to pop over to see him. We just weren’t sure he might have become seriously unwell and unresponsive. Guy from Bread and Butter took my call quickly when I rang out of hours. He was incredibly helpful in a professional and reassuring way. He soon found a way to get my son’s girlfriend into his flat. She found him asleep and poorly but alive…phew! Thank you Guy!

I left this review below which was then deleted. I had access to the portal you provided whilst I lived in Gordon House after it was redone. Bread and Butter Collective know after countless emails exactly what they did to us 7 girls who lived in Gordon House. THE WORST BULLIES
Absolutely terrible experience with these landlords! I lived in a flat with six other girls, and we faced endless issues. There were frequent power outages, sometimes lasting for days. Silverfish infestations were a constant nightmare, and dealing with the bins was an ongoing hassle. After we moved out, we encountered harassment from the landlords.
To make matters worse, we dealt with water leaks from a pipe, faulty appliances, constant construction workers coming and going, and the building wasn't completed on schedule. Security was a big concern, and their customer service was shockingly unresponsive. I wouldn't wish this company on my worst enemies—they’d get better treatment in prison! Avoid them at all costs!

This is the worst agency ever! I’m honestly shocked at how appalling they’re treating tenants. They have been ghosting me after I keep reporting that that someone has access to my apartment without permission, which is so scary. They refused to even change the lock. This agency doesn’t take tenant safety seriously, they simply don’t care, so stay away at all costs.

I can't recommend BreadandButter Collectives enough! They took over our property from the previous agency, which had been nothing short of a nightmare, and turned everything around in the most efficient and professional way possible. Their team is incredibly organized and helpful, and they truly go above and beyond to make things run smoothly.

Don't ever bother renting with this company- THEY DO NOT ANSWER CALLS OR GIVE YOU ACCESS TO ONLINE PORTAL TO MAKE REQUESTS.
I was locked out of my flat for 4 hours because my key fob stopped working, contacting them was a nightmare and somebody eventually came in the middle of the night to help me whilst I was stood on the street for hours.
The building itself is infested with rats, the windows of my flat have never worked posing a fire hazard and fire risk due to there being no fire escape. The heaters in the flat also don't comply to rental standards posing another fire hazard.
The only way they will contact you is if you miss a payment suddenly they are able to call you.
WORST AND UNPROFESSIONAL COMPANY.
Will be contacting the council and getting a solicitor involved to deal with this MESS!
I'm also pretty sure any good reviews on here are left by staff members.

He was able to answer every question we had, and informed us of a limited time offer that has helped us with payments, along with detailed information on how we could send our deposit and ensure that we got the house, which we have now secured successfully. :)

I recently had a virtual viewing with Bread & Butter for a place that's being refurbished, and it was such a smooth experience! Booking it was super easy, and they gave me loads of example pics, mood boards, and even virtual tours of similar properties, so I had a clear idea of what mine would look like. Guy, the person who did the viewing, was awesome—he answered all my questions. The whole process, right through to reserving the property, was a breeze.

We moved into our lovely house in Jesmond for our second year of uni. It’s very modern, clean and comfortable, more-so than the average uni house. The process of signing the flat and the move in experience was very easy, as is paying rent online. It’s great having the bills package and we’re enjoying our huge smart TV. Only downside is that the property was advertised to have a dishwasher and it doesn’t. We even called prior to signing the contract and were told one was getting put in, and it never was. Despite this, I would still recommend the company😊

This is my first time living in a B&B house, and I couldn’t be happier. My friends lived here last year, loved it, and renewed their lease, so I joined them and a few others. The moving-in process was smooth, and I appreciated that the company doesn’t charge damage deposits. Instead of driving tenants out by heavily increasing rent, they offer great renewal prices and genuinely value their existing tenants. The house is done to a high standard, modern, clean, and equipped with everything we need as students. Living in such a comfortable and well-maintained home has a positive impact on our mental health. A month after moving in, our boiler malfunctioned, which was stressful. However, I reported it through their maintenance portal and got a phone call the same day apologising and assuring me that someone would be sent within hours. Fortunately, the boiler started working by the evening, but their quick response gave me peace of mind, and it is so different from the housing company I lived with last year. One feature we love is being given the lockbox code for our house, which provides us with immediate access without needing to call anyone or pay lockout fees. It’s a small but thoughtful touch that makes a big difference.

I’ve recently moved out of a flat in Nottingham managed by bread and butter. The flat was so nicely decorated and was really clean when I moved in. I had quite a lot of questions when I first moved in and the customer services team were really helpful and patient with me. They were also great in dealing with any maintenance requests throughout the year and I felt really looked after.
Lovely experience and I would definitely have renewed if I hadn’t of been graduating.

I’ve had a great experience living in accommodation managed by B&B From the start, the staff have been friendly and professional, always quick to respond to any queries or maintenance requests. The property is well-maintained, and any issues I’ve had (like minor repairs) were dealt with efficiently. Thank you for taking the time to comment on my feedback. I am a landlord myself and know full well that sometimes it takes time for contractors to visit/source parts/fix issues. I am not expecting miracles and I know you have a lot of properties to maintain.
However, what would represent good customer service is for your team, at a minimum, to acknowledge the request and give an expectation of when the contractor can visit (or even if you don't know at that stage just say "we are organising a contractor and will be in touch soon"). It's the vacuum that she has been experiencing on EVERY SINGLE CASE (two of which are major issues) she has raised which prompted me to write the bad review. She doesn't raise cases just for the sake of it or on minor issues that she can live with. These are REAL issues that need resolving,
If you were to put yourself in my daughter's shoes and also the shoes of everyone else who has left a bad review, wouldn't you be frustrated that your requests for help just go left unanswered or take weeks for a response before your team even organise a contractor?
I also phoned your customer service line twice (not for an emergency but just asking to speak to someone about my daughter's property) but no-one had the decency to return either call.
My daughter has also called your phone line several times as she wasn't getting ANY responses from your Portal but, again, no-one had the decency to call her back.
I am afraid I personally don't recognise your comments regarding your stringent SLAs and high quality customer service.
I guess we should just put it down to bad luck, and I wish everyone else who rents from you good luck as it seems to be a lottery as to whether you get a good level of service or not from Bread and Butter (as can be seen by the number of bad reviews -v- good ones posted by other tenants/parents).

On the face of it this company looks excellent (if you believe everything you read on their shiny website). "24/7 Customer Service Team" - absolutely not!
My daughter was woo'ed into signing a Tenancy Agreement with this company as the house she and her friends were shown, on the face of it, looked nice and modern and looked in far better condition than the other housing stock she had looked at. Funnily enough they are very communicative during the process of signing the Tenancy Agreement and completing all the necessary checks - do not be fooled!
They also offered a flexible tenancy start date, different rent payment options and a no deposit arrangement, which was appreciated.
That's where the positive review ends I am afraid. If there are no problems with the property then you may have a wonderful experience.
If you do have problems with your property then you will likely regret signing with this company from the outset, but by then you are committed so there is no way out.
They are IMPOSSIBLE to get hold of or get a response from. On several occasions my daughter phoned the "24/7" number on their website and she was put through to voicemail (not sure what all the "customer service agents" are doing during office hours to be honest). She left a message. No response. She left another message, no response. What happens if you have a critical issue like a major flood or no hot water in the dead of winter. The answer is "nothing" and tenants are left to suffer at the mercy of this company.
They have a Maintenance Request Portal which they encourage tenants to use if there are issues. That's all well and good but the response to those requests is woefully slow, and non-existent in some cases, and when they do say they are sending out a contractor to have a look at the issue, the majority of times the contractor doesn't turn up and tenants are back at the mercy of waiting for Bread & Butter to respond to their "no show" message on the Maintenance Request Portal.
It must be incredibly frustrating for tenants to be at the mercy of this company.
It's such a shame as their business model sounds great (if it worked) and if they actually said what they did on their shiny website and provided an efficient and quick maintenance service, I am sure they would get some positive reviews and repeat business from first and second year students.
I think they rely on income from a lot of international students who wouldn't know to check the UK-based review sites to see what they are getting themselves into so they have a continual captive market and don't need to try to up their game.
Sad to say, this company is definitely one to avoid if you don't want the stress of not having maintenance issues resolved at all, or in a timely manner.
