Flooding damage. My sons roof caved in with a leak. Mould followed... the room was unlivable.
Then they tried to charge us for painting and decorating because of some blutac.
We will probably be heading to claims court for their mess.

They had the place listed for £135 a month which was incredible but it was a lie it was meant to be about £250 a month which was a 75% increase from 500 a month to over a grand per person, and every website is listed with the WRONG prices. So they lied, overcharged for a tiny apartment in FALMOUTH. It means they messed up on every single flat on the website and on the external sights too. I also told them my budget and they went forward with it only for it to tell us the proper price in the legal document. They were very good at communicating and were fast getting back to us but this is a massive oversight that has stopped us from getting the place entirely. Not only is it wildly expensive but if the company messed up that bad on every website what else have they lied about.

i had constant views every week for the length of my tenancy, a £100 fine for accidentally locked myself out of my room and have views enter my room whilst i was asleep when there where 4 empty bedrooms to show. i never felt like i could relax during living there.

I lived with bread and butter in my final year of university. They are very disappointing and have no matter of urgency. They are very hard to contact , everything is done through messages which they will get back to too late. I really do not recommend this company. The best student landlord are Paul Rowland and Billy.

Had quite a hard time overall with Bread & Butter - I want to describe them as exploitative, but that is purely representative of the majority of agency/corporate landlords. This agency takes the cake though, as I felt very pressured to be leaving a 'good review' right after first moving in, which makes no sense, this seems like a ploy to have people leave a positive review under their name before their tenancy is actually starting - you may deal with friendly people and staff, but those staff have no power in the things happening to you in the property you reside in, they purely exist to facilitate contractors, viewings and all sorts. Nothing but the place you live in is actually 'bread&butter' - everything else is outsourced, meaning their is a consistent lack of communication between the parties, often times you will be bombarded with viewings and contractors purely because its convenient for b&b to sort it, but other times when you face less important issues to them, your queries will be delayed or outright ignored, like an issue specific to the house i stayed in was a lack of door signage, meaning a flatmate of mine could not receive their important medicine, this also meant that any other delivery made to the property would often get misplaced or go undelivered, i also had a flatmate who could not get their window handle replaced for multiple months, meaning they where consistently dealing with being too cold, too warm, or restless due to the noise of the location and inability to lock the window. On top of this there was a high security risk dependant on the location of our houseshare, we had a very unstable door that was only given safer, new locks after another property on the same lane was reportedly broken into. Within the first few weeks of living in our brand new refurbished household, we dealt with the shower leaking into the living room, requiring it to be checked on for a pretty long time as they worked to diagnose the issue, this meant the shower was out of action and we all had to share the same bathroom, at one point in our flat, there was 8 people in total for a 6 bedroom accommodation, which already felt overcrowded at times as the kitchen could not facilitate all of us at once. We had major issues with the bins, especially the recycling not being taken out, and then because of that, the workers of restaurants nearby would complain about us being 'lazy students' even though it was out of our power to do anything more than clean, sort and properly put the bins and recycling out. Additionally i was not made aware of the fact i'd be living with non-students in a student-only landlord agency, which to no discredit of the people who werent students, but it made the situation hard for everyone as we where pressured around council tax consistently and had to deal with quite intimidating letters from the council, despite not being made aware of this situation prior to moving in, we had to argue that our house was a HMO and certain people where exempt and certain people where not. I dont know the outcome of this situation, but I just remember being made to feel anxious already ontop of the cost of living, alongside my studies I worked 25-40 hours to afford this accommodation, so to be threatened by the council and left in the dust by our agency was very difficult, meaning i had to pay to get a Renters Union involved to protect my little income. For whatever reason we had viewings pretty much ongoing for our entire tenancy, and with the inability to lock our rooms from the outside, it would often make me fearful to be out of the house, as there would be seemingly so many groups coming in to view. It felt hard to be settled at a place where you should be comfortable, for the amount I paid - around £849 a month, some of these issues are quite unacceptable. I also want to mention how weird the phrasing of the end of tenancy documents where, it is illegal under the tenants act of 2019 to pressure tenants into paying cleaning fees, but in their email they felt almost persuasive for us to pay some sort of fee to avoid 'damage costs' - DIRECT QUOTE: ''🌟 Super Clean - £110 per tenant. For groups who perhaps haven’t shown their home a lot of love over the past year and don’t plan on doing so - this option means you’ll definitely not have any additional cleaning costs after you’ve moved out.''
I also find their entire approach to just feel disingenuous, the emoji spam feels like I'm reading Chat GPT generated slop, their portal barely functioned and would always leave me late to making payments as it would not even load quick enough for me to confirm the payment to go through.
Im running out of words, but i would just try to avoid this agency, honestly, unless you can get an affordable place through them, go elsewhere, there is much more to mention that i cannot fit in this review.

Did nothing on time - hired someone to fix a fire door and left it more broken than before, and despite repeated requests to get that fixed, did nothing about it. The flat next door to us got infested with mold and the company did nothing about it until it became a literal health violation. Our own flat was moldy as well, something we were expected to deal with ourselves. So much stuff wasn’t handled prior to move in, which left us dealing with people showing up at random times, despite them ensuring us any visitors/people fixing something in the flat would have a 24 hour warning period. All in all, a nice enough place to live, but worryingly ambivalent runnings of the place. The guy who helped me out with my boxes working the office was very nice and helpful though, so he earned you an extra star. <3

Avoid this bunch of cowboys. No deposit taken up front. Renter and guarentor presented with a list of defects and charges on end of tenancy many of which were pre exisisting or had occured through negligant maintenance during tennancy period. Collapsing celing and associated damage being an example of this. Their online rental portal is very user unfriendly and awkward to use i assume this is to deter queries and disputes. Communication is email only, they will not communicate over phone or one to one, not surprising as i imagine they have many angry ex tenants and guarentors with a bone to pick and they dont want the trouble (bit cowardly in my humble opinion). All in all a really poor letting company who seem to me to only be interested in fleecing students. Avoid at all costs.

Avoid renting from them. Reported water damage and they never fixed it, then the ceiling fell in. They do not take a deposit to deliberately avoid the tenancy deposit schemes, which means there is no arbitration for contested payments after tenancy finishes. They are also difficult to contact.

We never received individual working front door keys and bedrooms had no locks on them, and then tried to charge us for these being “missing”
Had free onsite parking but it was always too full to use, especially in the evenings
Expect to pay hidden costs when the tenancy ends too

Obviously- you choose the right property and The ID of the managing agent is a secondary consideration… but avoid B&B collective if possible.
From The Top: Dreadful impenetrable IT system ( Tenant Portal) is not fit for purpose & remote staffing mean they are very hard to deal with. The payment system falls over every time. Automated prompts / reminders from their system over-ride previously’agreed’ approaches. We can’t decide whether it’s deliberate obstruction/ obfuscation or incompetence, but some of their traits are:
-Slow when you want something, really quick when they are after you
-Miss deadlines
-Say one thing & do another
-Fail to send key documents / triggers
-Are deliberately vague
-Send incorrect guidance
-Are obstructive / deliberately difficult
-Send Constant auto-reminders that are contradictory and feel harassing
-Claim that delay is tenants fault when it’s theirs
-No continuity of contact - one staff member states one thing, then this is either not noted on file or another staff member has a different approach/ opinion.
-They don’t respond to minor but important maintenance issues.
Their Tenancy agreement is poorly written. For example; the draft we were sent could have been interpreted as one parent being a guarantor for ALL occupants, not the just named tenant. Similarity, their clause on the RRA does not sit well.

Ye don't do it, don't rent with these people it's not worth it.
Alright so where do I even begin.
I guess the first thing that was a bit odd is this estate agents complete refusal to acknowledge that it is a legal requirement to provide at least 24 hours written notice for any planned visits including contract work. Like, they occasionally gave us proper warning but usually, around 75%-80% of the time, you either got no warning at all and a total stranger rocks up to your door at 9am, or you get a generic "there will be someone round next week", with no day specified, which absolutely does not constitute a proper written warning. They also sent what are clearly automated (they still sent me one even days after moving out) "there will viewings in your property next week". You get given no date, and 70% of the time these viewings don't even show up, so every week you have a 30% chance of 5 strangers wandering into your house at a random time of day.
Now, this is already bad enough. The cherry on this already extremely irritating cake was when someone, presumably a member of this estate agents staff, came round for a flat inspection. We once again did not receive proper notice and so were quite surprised when this person showed up. We pointed out we had not received an email or text telling us what day the inspection would be on, and this middle aged woman proceeded to argue with us and tell us we were wrong in a an incredibly rude manner.
So either the estate agents staff don't have the first clue about the laws surrounding the industry they work in, or they know damn well what they are doing is wrong and just don't care. I don't know which would be worse.
But oh, it gets worse. So much worse. So towards the final third of March or so, my ceiling collapsed in. I was in the front bedroom on the bottom floor, and water started pouring through my ceiling followed by plastering going everywhere. I lost around 600-700 pounds worth of stuff. Now, to be completely fair,I was able to get a rent reduction for the time my room was being fixed which did cover most of my losses. To be honest, I might have bumped this review to 2 stars if the context of this ceiling collapse wasn't what I would call a little suspicious.
Naturally, the estate agents immediately denied any responsibility and insisted it was a freak accident. I beg to differ. The ceiling collapse was caused by the shower leaking, the corner of the shower door wasn't sealed properly, water was leaking out. If this was the only leak in the house then fine I'd accept it was a freak accident. But it WASN'T. After speaking to my neighbor who is a self proclaimed house nerd, she said the house we were renting was re done 2 years before our tenancy, including the bathroom and shower room. Before my ceiling collapsed, we had already reported the bath (not the shower that caused the ceiling collapse) for leaking through its sealant in the corner THREE times. The exact same method of leaking, in a bathroom put in at the same time, 3 times. At no point did they ever check the shower for leaks. Not once. Personally, I feel if the other bath/shower put in at the same time is repeatedly leaking, any competent or serious estate agent and contractor would have checked the shower as well as a matter of basic due diligence.
On top of this, yes the contractors failed to fix a leaky bath three times. I don't know how. It was leaking from the same spot each time. In general, communication from the estate agents was bad, but it was also very clear that the estate agents and contractors were not communicating well either. We regularly had contractors showing up with no clue what job they'd actually been sent to do.
Edit: Also forgot to say they didn't give us a recycling bin, toaster or kettle in the year of our lord 2025. Like sure they're cheap and we just bought them ourselves but like... really? We're paying them thousands of pounds a year and they can't even be arsed to spend 50 on what, really, are kitchen essentials?
Edit 2: Also Also, they didn't take a security deposit? I don't know if they've been sneaky and hid it as part of another payment but on the tenant portal there is no payment listed as a security deposit? Just weird.
So, in conclusion; I had a massive amount of disruption around my exam period and some of my property destroyed because someone, either the estate agents or the contractors and probably both, was incompetent, failed to fix the same leak in a bath three times and failed to think for half a second about whether other fittings put in at the same time may also have issues. They also repeatedly break the law by not giving proper notice about staff or contractor visits, then talk you you in an outrageously condescending manner like your a small child when you point this out to their staff members. Don't rent with these clowns you'll regret it.

DO NOT USE!
We had signed a tenancy agreement back in February. Had everything in place for our new place. Everything had been signed.
We then got told that our property had been terminated as it would not be ready possibly at all for the upcoming academic year. So why it was advertised to begin with I am unsure.
We then got told that our refund of the deposit along with a goodwill gesture of £100 (nowhere near enough for a deposit on a new place this close to the start of an academic year) would be processed straight to our bank accounts. We have waited two weeks so have chased this up in which they have asked for us to provide our bank details as they had lost ours or they had been deleted!
Feels like one big scam and as a student, this is NOT the service you want for certainty and good customer service as it honestly feels you get a different answer from every person there! STAY CLEAR!

Accommodating tenancy agreements and times
Due to the time that my tenancy ends for my university halls I asked them whether I would be able to move my stuff in two days early. The were very accommodating and moved the start of the tenancy to two day earlier to ensure that I could this.

The Breakfast sounded amazing, but sadly the description was not a true reflection in reality, and I personally thought it was vastly overpriced. Especially, apart from the Yorkshire Tea (refills available) all drinks were an ' Extra ' Would not be in a hurry to go revisit.

I reached out to inquire about booking and scheduling a tour. Since then, multiple agents have repeatedly asked me when I’d like to tour, despite my providing availability several times in the same email thread. The dates I requested have not been confirmed, the time slots suggested don’t match what I gave, and my questions on rooms remain unanswered after being sent via the same email thread two or three times. Meanwhile, I’m now receiving automated text messages from the company asking the same thing - whether I want to book a tour. I am responding to direct messages and emails with tour date availability and relevant questions, and instead of any proper answers or responses, I receive the same generic responses asking if I want to book a tour and such.
This level of disorganized, repetitive communication is a serious red flag, especially for something as significant as long-term accommodation.
