Wain Homes are liars, we wanted to give 0 stars, but that option is not available. Our new build home is on the Wain Homes Kingsland development in Westward Ho! Devon. We took ownership in October 2023 based on their 5 star quality and service promise on their own website. Our house has not been built to the drawings and is plagued with structural issues including:
deflection of the flange on the RSJ above the garage door causing the stonework above to crack
joists that are out of level causing floors to be out of level
an ijoist has been put in the wrong place and then cut to accommodate a waste pipe
the structural engineer who designed the joist plan recommended 2 new joists be fitted, but Wain Homes ignored this
holes for pipes have been drilled in the ijoists which are too big or in the wrong place
the structural flooring has not been fitted to the manufacturers specification
weepholes are either missing or clogged with render
the bay window has not been constructed to the drawings
The following issues have been corrected by Wain Homes, but only after continual battles with the site and regional management teams, and our persistence: the uneven floor in the bathroom where the shower doors would not stay open, the staircase fitted incorrectly with a gap at the bottom which was a health and safety issue, and the ply layer under the flooring in the bathrooms was not originally fitted.
The numerous attempts to repair the front door failed and in the end we fixed it ourselves.
These are just a few of the major issues we have had, and we have numerous other complaints regarding poor finishing, that have just been denied or ignored by them. Some other snagging issues have been corrected by them, but often with proposed cheaper alternatives or bodge jobs that don't address the root of the problem.
We believe that if proper inspections by the Wain Homes management team and the NHBC had been carried out during construction, that most of these issues would not exist.
We have been told repeatedly that the issues we raise are within industry tolerances, have been inspected and passed by the NHBC and comply with regulation. However the fact remains that the quality promised by Wain Homes has not been completed or managed during the construction of our home. The NHBC have told us that their job is to help the builders achieve the standards rather than be clerk of the works. They will only get involved if something breaks or falls down, and we believe the warranty provided by them, which we assumed was there to protect us as homebuyers, isn't worth the paper it's written on.
I worked in the construction industry for 40 years and have knowledge of building procedures, unlike so many new home buyers who will be unaware of these types of issues. The potential financial loss when we come to sell our house is enormous, as any faults have to be declared by the seller, and are also likely to be identified during the buyers structural survey. The emotional stress caused by the continual fight to get things done, the upheaval of moving furnishings etc, and not being able to carry on our normal lives is unmeasurable.
Whenever jobs are planned or finished there is no follow up from Wain Homes to ensure things have been corrected properly. We have to wait for replies from customer care, and have contractors coming to inspect and assess when that has already been done by someone else. All this leads to delays and excuses from Wain Homes. We have asked in numerous emails for members of Wain Homes senior management, including the managing director in the South West, Steve Goldsworthy, to visit us and see for themselves the shoddy workmanship in our house, but they never respond. Steve Goldsworthy promised us he would oversee the progress on our house personally, but we have seen no evidence of that.
If you are considering buying a property from Wain Homes, ensure you pay the deposit with a credit card, as this will help you financialy when things go wrong. We would also recommend you employ a professional snagger to inspect your house before you move in, this will save you a lot of heartache. Always communicate with them by email and take photos whenever possible, so that you have evidence when it is required. You are welcome to come and visit our property to see the poor quality before you make your decision, call us on 07584 649569 to make an appointment.

Writing a review for the Lawns, Broughton. From the minute I put down my deposit the sales team, (Karen) and the site team (“Dan the man” and Chris) have been excellent. Their friendly yet professional approach and genuine thought and care about ensuring everything including any snags have been handled promptly and with follow up. It’s not an easy job but they carry a smile and are never too busy to help. It’s who you employ that makes a company great and this is why I’ve had such an amazing experience. Not all builders are like this. Thanks so much guys!!

We have had a number of problems with our new house in Stalmine and have found Gary to be extremely helpful and reliable in providing the correctional expertise needed. All remedial work is of high standard and the rooms left very clean.
Thanks Gary

I understand that dealing with people in their new homes with their expectations can come with various degrees of issues can be very difficult. However Jon excelled with his communication, calmness and speed of resolve. Wain Homes should be extremely pleased to have him as their customer care front of house

I am the current owner of a property built by Wain Homes (North West), which is still within its NHBC warranty period. Unfortunately, dealing with their customer service regarding build defects has been extremely frustrating.
When an urgent drainage blockage occurred at our property, I immediately emailed their customer care team. Due to the total lack of urgent response, we were forced to pay £180 out of our own pocket for an independent contractor to clear the blockage immediately.
What makes it worse is their logic for refusing reimbursement: Wain Homes claimed that because our neighbours did not file a formal complaint, they would not compensate us. In reality, our neighbours experienced the exact same issue and even contacted United Utilities—who confirmed that the drainage system has not yet been adopted and remains 100% the responsibility of the developer!
Even after independent findings from the NHBC confirmed the defect, Wain Homes continued to delay, make absurd excuses, and dodge responsibility. Communication has been appalling—emails went ignored unless chased via alternative contacts.
Instead of rectifying their build defects, they have left us with no choice but to pursue the matter through the Small Claims Court to recover our costs.
Prospective buyers and homeowners should beware: Wain Homes’ willingness to stand by their build quality and rectify genuine defects—even when confirmed by the NHBC—is remarkably disappointing.
Update (17 August 2026)
Thank you for your response. Our formal court claim reference is N7QZ42N9. We spent months attempting to resolve this directly with your regional customer care team, only to be met with constant delays and refusal of reimbursement.
We prefer to settle this amicably without taking up court time. If Wain Homes is genuinely willing to resolve this issue, please contact us directly or arrange a full reimbursement of the £180 emergency clearing cost plus the court claim fee (£35). Once payment is received, we will immediately discontinue the court proceedings.
FINAL UPDATE :
I am writing this official update as the husband of Covie, the homeowner.
We have made the decision to discontinue Court Claim N7QZ42N9 and not pursue this matter further through the legal system.
I want to make it absolute clear: We are not backing down because we lack evidence or because Wain Homes is in the right. We stepped forward and took legal action initially because of your company’s persistent failure to handle a clear emergency blockage on an unadopted shared drain, and your unreasonable refusal to reimburse a legitimate emergency expenditure.
However, life has thrown an unexpected challenge at our family. My wife has recently been diagnosed with cancer and is currently undergoing chemotherapy. As her primary carer, my absolute priority, energy, and time must be dedicated entirely to supporting her through her treatment and recovery.
Fighting a multi-million-pound developer over £180—despite having every piece of supporting evidence—is no longer worth a single second of the time I need to spend caring for my wife.
We leave this review as a truthful record of our experience. Potential buyers can see for themselves how Wain Homes treats its customers during an emergency, and how much value they truly place on customer care and human compassion.

After an horrendous experience with a different so called “5 star Builder”, we were quite disheartened and worried what to expect. Wain Homes however have been absolutely brilliant. They have done everything they said they would and more besides. Cannot fault our experience to date.
