This is an update to my review dated 27/8. Due to the resident backlash from the original increase the maintenance charge has been reduced from 44.6% to just over 17%. This has been achieved by Wain Homes subsidising the maintenance company, Brooks Estates, by £5000. I assume this has been done to promote sales on this site and, when completed, Wain Homes will want their money back plus. I gave my contact details to Wain Homes after my last review, as they requested, but I have not heard from them yet.

Simone and Michelle made us feel welcome from the start. Their advice and understanding of our situation was great and both are very professional. We were honest in letting them know we were also in negotiations on another property and this did not curtail their advice and understanding when we made a decision.

Jack from Wain Homes Customer Care came to our property to fix loose fence panels and our garden gate. He was so helpful, polite and efficient. Very happy and felt he really went above an beyond to make sure we were happy. Thank you Jack. Plot 9 The Lawns Broughton.

Excellent service from start to finish
We have had an excellent experience with Wain Homes from the initial purchase through to completion and moving in (st.Austell, Cornwall)
Michelle and Simone in the sales office were tremendously helpful, knowledgeable and approachable. They guided us through every stage of the process, always taking the time to explain everything clearly and answer our questions. Their advice regarding the interior design choices, colours and finishes was particularly valuable and made the whole selection process much easier.
The handover of the house was also very smooth. Pete, the site manager, was friendly, professional and thorough, clearly explaining everything we needed to know about our new home.
There were a couple of minor issues following completion, but these were dealt with extremely quickly and efficiently. Overall, every member of staff we encountered was fantastically helpful, and the customer service has been excellent throughout. We are delighted with our new home and would happily recommend Wain Homes.

We’ve had a really positive experience dealing with Lewis at Latune Gardens since moving into our new home. He’s been brilliant with helping us get various snags sorted and has always been approachable, responsive and happy to help whenever we’ve raised something.
What really stands out is that he actually takes ownership of things. He listens, keeps us updated and makes sure everything is followed through rather than leaving us chasing. He’s also very knowledgeable and has always taken the time to explain things properly, which has made the whole process much easier.
It’s clear that he takes pride in the development and genuinely cares about the standard of the homes and the experience of the people living here. He’s been professional, reliable and consistently helpful throughout.
We couldn’t fault him and would definitely recommend him. He’s a real asset to the team and deserves recognition for the way he looks after residents.

So far, from purchase to moving in, we have received nothing but professional support and timely feedback, answers to questions. Both Charlotte and Sam have been incredibly supportive during which is a stressful time. Thank you to them both.

Paul attended our property today to attend to some sealant issues around the bath and front door. I found him to be pleasant, punctual and tidy. He was unable to repair one of the areas (stairs) as it isn't bad enough. He did say that he will put a note on the file to say it will need beading in the near future. I was advised to get back in touch with customer care in a few months to instigate this.

Been in my new wainhomes house for 8 months and I couldn’t recommend them enough as a builder! The buying process has been enjoyable, quick and easy. The quality of the house is exceptional with minimal issues. The Site manager Chris at The Lawns site and Dan have been great, and always very helpful.

Having moved in to The Lawns, we experienced a number of snags and issues that we felt really rocked our faith in the process and in Wain Homes as a company. Dan and all of the contractors that he sent our way have helped to restore our faith. Nothing has been too much trouble, and it feels like he and the team on site have fought our corner the whole way. Our 5 stars is very much for Dan and the trades who addressed our snags so well, not for the whole process.

Wain Homes are liars, we wanted to give 0 stars, but that option is not available. Our new build home is on the Wain Homes Kingsland development in Westward Ho! Devon. We took ownership in October 2023 based on their 5 star quality and service promise on their own website. Our house has not been built to the drawings and is plagued with structural issues including:
deflection of the flange on the RSJ above the garage door causing the stonework above to crack
joists that are out of level causing floors to be out of level
an ijoist has been put in the wrong place and then cut to accommodate a waste pipe
the structural engineer who designed the joist plan recommended 2 new joists be fitted, but Wain Homes ignored this
holes for pipes have been drilled in the ijoists which are too big or in the wrong place
the structural flooring has not been fitted to the manufacturers specification
weepholes are either missing or clogged with render
the bay window has not been constructed to the drawings
The following issues have been corrected by Wain Homes, but only after continual battles with the site and regional management teams, and our persistence: the uneven floor in the bathroom where the shower doors would not stay open, the staircase fitted incorrectly with a gap at the bottom which was a health and safety issue, and the ply layer under the flooring in the bathrooms was not originally fitted.
The numerous attempts to repair the front door failed and in the end we fixed it ourselves.
These are just a few of the major issues we have had, and we have numerous other complaints regarding poor finishing, that have just been denied or ignored by them. Some other snagging issues have been corrected by them, but often with proposed cheaper alternatives or bodge jobs that don't address the root of the problem.
We believe that if proper inspections by the Wain Homes management team and the NHBC had been carried out during construction, that most of these issues would not exist.
We have been told repeatedly that the issues we raise are within industry tolerances, have been inspected and passed by the NHBC and comply with regulation. However the fact remains that the quality promised by Wain Homes has not been completed or managed during the construction of our home. The NHBC have told us that their job is to help the builders achieve the standards rather than be clerk of the works. They will only get involved if something breaks or falls down, and we believe the warranty provided by them, which we assumed was there to protect us as homebuyers, isn't worth the paper it's written on.
I worked in the construction industry for 40 years and have knowledge of building procedures, unlike so many new home buyers who will be unaware of these types of issues. The potential financial loss when we come to sell our house is enormous, as any faults have to be declared by the seller, and are also likely to be identified during the buyers structural survey. The emotional stress caused by the continual fight to get things done, the upheaval of moving furnishings etc, and not being able to carry on our normal lives is unmeasurable.
Whenever jobs are planned or finished there is no follow up from Wain Homes to ensure things have been corrected properly. We have to wait for replies from customer care, and have contractors coming to inspect and assess when that has already been done by someone else. All this leads to delays and excuses from Wain Homes. We have asked in numerous emails for members of Wain Homes senior management, including the managing director in the South West, Steve Goldsworthy, to visit us and see for themselves the shoddy workmanship in our house, but they never respond. Steve Goldsworthy promised us he would oversee the progress on our house personally, but we have seen no evidence of that.
If you are considering buying a property from Wain Homes, ensure you pay the deposit with a credit card, as this will help you financialy when things go wrong. We would also recommend you employ a professional snagger to inspect your house before you move in, this will save you a lot of heartache. Always communicate with them by email and take photos whenever possible, so that you have evidence when it is required. You are welcome to come and visit our property to see the poor quality before you make your decision, call us on 07584 649569 to make an appointment.

Writing a review for the Lawns, Broughton. From the minute I put down my deposit the sales team, (Karen) and the site team (“Dan the man” and Chris) have been excellent. Their friendly yet professional approach and genuine thought and care about ensuring everything including any snags have been handled promptly and with follow up. It’s not an easy job but they carry a smile and are never too busy to help. It’s who you employ that makes a company great and this is why I’ve had such an amazing experience. Not all builders are like this. Thanks so much guys!!
