MAJOR water damage in NEW HOUSE
I’ve recently moved into a new build property built by vistry group in Bedworth, Warwickshire.
I’ve lived here since early January 2025 and after only 2 weeks of moving into the property we had a MAJOR water leak in the bathroom upstairs under the shower, this was confirmed by a professional plumber & he stated that a main pipe which carries the used shower water wasn’t connected which was a fault of the plumbers hired by vistry group & this consequently after being used flooded the bathroom & all of the surrounding areas including the carpet in the bedroom next door and the carpet on the landing, not only upstairs but the water leaked through the living room ceiling and flooded my living room, damaged my sofas & tv but most of all it damaged the expensive flooring which I had paid £2,200 for just 2 weeks prior to be fitted with invoice to prove.
For the last 6 weeks I’ve relentlessly chased vistry group for answers and compensation for the damage their plumbers poor workmanship has caused in my new home, I’ve been passed from person to person with no one providing any clear answers or solutions to the permanent damage caused, not once has any management contacted me to help resolve this matter but instead I have evidence of COUNTLESS calls which I’ve made myself to get answers, the managers now don’t answer my calls as if they know it’s me so want to avoid me and avoid paying for the repairs.
For the last 6 weeks my life has been a massive stress and misery and this is all down to vistry group, I even stated to them that I have 3 very young children of which 1 is vulnerable due to learning difficulties, not only this but I’ve been paying full rent for a new build house damaged by water down to lack of due diligence from vistry groups employees.
The group sent someone out 2 months after the date of the flood to assess the damage, by then the carpets had been dried aswell as all other items of furniture and they acted surprised as to where the damage was? Yet they didn’t send someone out within the next working day or working week when the damage was visible and carpets soaked, this was a financial tactical move by them to say that there’s no damage and not to pay out.
Now to further add to my stress & misery caused by vistry group they’ve asked me to go out of my way, use my own money to travel to 3 different flooring companies to get quotes, this damage was caused by them so they should be the ones retrieving 3 different quotes and taking the workload on.
Please avoid this company at all costs, they’re cowboys who don’t value the health and safety of their customers and like to pass blame onto everyone else.
I will be taking legal action against this company to be compensated.

Vistry (Formerly Countryside) Traps First-Time Buyers in an Exploitative Leasehold Scam
Vistry Group (formerly Countryside) has set up a predatory leasehold trap at Fresh Wharf, preying on first-time buyers and migrant families who believed they were investing in their future.
Service charges have skyrocketed by nearly 50% in 2 years, with zero justification.
Essential maintenance is ignored – estate is falling apart, with safety hazards like broken lighting, security risks, and pest infestations.
Financial fraud – charges for services that have never been delivered, while leaseholders are denied access to receipts and invoices.
No accountability – they pass responsibility between managing agents, developers, and directors while continuing to extract extortionate fees.
Vistry has ensured that Fresh Wharf residents are trapped in a system designed to drain every penny possible while providing the bare minimum in return. This is an example of modern leasehold abuse at its worst.

Don't do it. They used to be called 'Countryside' now they've rebranded as 'Vistry Group'--different name, same crooks.
You will find your home unsellable. They seem to be in cahoots with the service company 'FirstPort', who will increase your service charges and give you nothing in return. I'm now in a position where I will never be able to sell my flat due to the service charges and am currently in legal disputes over the matter.
Search for 'firstport removed' and the first article from Kent shows how a developer removed FirstPort in order to avoid the bad press, something Vistry Group seem to not care in the slightest about.

Having bought a new build home just over a year ago With Stonewater/Vistry all seemed well until we discovered we had mold, rising damp and a garden with drainage so it floods and can’t be used! The house bricks are turning green because of the flooding.
Stonewater are shocking at replying to emails or phone calls and just keep passing the Buck too Vistry, we were told work would start on the garden in August (we are still waiting) also had two moisture tests done in the house and both confirmed rising damp (still waiting for it to be sorted).
We are at the point now we have NHBC and our local MP trying to help us!
It’s beyond a joke and the treatment of Stonewater/Vistry customers is disgraceful! We have a 4 year old in the house and if it’s not sorted it will become a real health hazard! For a house valued at over £400k you would have thought it would be great but honestly it’s not worth half that price! Disgusting stay away from Stonewater and Vistry
Worst company ever
Worst company ever, iv only lived in my new build property for 6months and it’s under a 1 year warranty. My boiler has stopped working 6 times due to a radiator leak that was there before I moved in and can’t fix and they have now left me with no working boiler or hot water or heating despite having premature newborn twins in the property with additional needs. They have been to fix it numerous times with no issue but on 10/01/25 when it was -5 on Friday night, Customer service said they will come in the next 24 hours and the engineer will call me when he’s on his way.
The engineer called me and said he wouldn’t be paid so he will not come as no heating or hot water isn’t considered urgent. After I complained back to customer service about this, they decided that it was my responsibility to fix it.
After a year of paying First Port…
After a year of paying First Port 'maintance' the adoptions team are still unable to get the basics right of what we are paying for. They manage First Port, but try to palm of answers and cannot even be bothered to check basics correctly. They are shameful.
Awful post completion care!
I have been in communication with their customer service team at Vistry Southern and have been speaking to multiple customer service co-ordinators across the span of 1.5 years. We have lots of snags of things that aren’t working or are faulty that were reported within the 2 year window, however there are a number of things you apparently need to report within the first few weeks or months.
I wouldn’t say I wouldn’t buy again, but they wouldn’t be my first choice having now experienced their customer post completion.
They are only interested in you completing the surveys they are marked against, once this is done then they have what they need and are happy to ignore and forget about you.
Proceed with caution would be my advice.

I live in Whiteley area Southampton, I do not know a single person who is even remotely satisfied with their property, ours is quite simply a accident waiting to happen, we haven’t been able to use our front door since we moved in, due to a ridiculous sizing error which has affected the whole estate the politics between Vistry and Cura, who are another complete joke of a company has simply drained us, it’s been 16 months now and we have altogether given up,
I work in the construction industry myself so my understanding of how these things are dealt with is comprehensive, I can see the buck being passed about like a tennis match, and life is too short to suffer the stress this has caused us any longer, we have stopped chasing this vital safety repair, and instead started to focus our attention on informing everyone we can, about the terrible people and appalling treatment we have had at the hands of Vistry and Cura!! AVOID AT ALL COSTS.

Warning to Potential Buyers!
I regret purchasing my home from Countryside (Vistry Group partnership). Initially, everything seems fine, but the problems start after you complete the purchase. The company shows little respect for their customers. I've faced numerous issues that should have been resolved before the handover.
Despite claiming to be customer-focused, they don't take you seriously. I've had a sub-floor issue since moving in, reported it early on, and a year later, it's still unresolved. Contractors inspect but blame each other, and no one takes accountability. They closed my case, claiming the floor was within tolerance, advising me to contact NHBC if dissatisfied. An independent survey confirmed the floor was not within tolerance and found other major non-compliances.
If you can't back out of your purchase, I strongly recommend an independent survey before moving in. I've been lied to and given empty promises. They handle identical issues for others but try to avoid fixing mine. I've had recurring drainage problems, initially dismissed as a one-off. They clear the blockages but deflect addressing the root cause.
If I could turn back time, I would not have bought from Countryside or any of the other Vistry Partnerships. Consider this a warning if you're thinking about purchasing from them.
