Overall experience
Queensland from Day 1 i have Faced the issues. From bathroom, kitchen and the room as well
Dimension of rooms are bigger but the one i got had patchy walls. Dirty bathroom and also not very well maintained kitchen.
I had raised an issue this June, got it fixed in August.
From beginning to end of tenancy it’s been a really bad experience to me.
If this review helps urban evolution to do better and correct their flaws, i would be really happy .

Worst company ever
They are not prompt at all, will delay your moving in process and then will refuse to pay back deposit when they haven’t been active on their end. They will send you in circles for months. Not sympathetic for anyone’s situation, only about getting money and keeping it for themselves. Don’t ever book with them. My biggest mistake

Absolutely horrible experience at Queensland Place
I am living in Queensland Place, Liverpool since 11 months and it is managed by Urban Evolution. I am so disappointed by their service and lack of action when it comes to resolving tenant's issues. When i first moved in here, the desk drawer was broken and they literally took 5 months to get it fixed. I had to continuously mail them regarding the problem and they would not take any actions. Then last month, our fridge stopped working and it's been more than a month and they still haven't replaced the fridge in our cluster. Despite contacting the property manager and describing how much trouble it is causing for all the people living in that cluster, they still haven't taken any action. So much of our stuff was spoiled but their was no action from their side. But when it comes to taking rent, they are quick to respond. Last night, the flush in my toilet was broken and i immediately raised the issue on the app and it's been more than 18 hours they haven't done anything! I am not able to use my toilet, I had to go to my friend's place to access the toilet. It is causing so much hassle and it's an emergency and the lack of action on thier part is appalling ! There was no one at the reception when I went to talk about the issue in person. I am paying the rent timely every month but still not getting the facilities i paid for. Anyone who is looking to rent/buy property in the UK, please be aware of Urban Evolution company. I have had such a horrible experience with them and it has taken a toll on my mental health as well. As an international student, I have been under so much stress as I have to manage my studies side by side and still these people have no regard for that! This is such a poor service done on their part, highly disappointed with them and won't recommend it to anyone looking to rent property in the UK.

Title: Unprofessional and Unethical - Avoid Opto Living in Luton at All Costs!
I am writing this review to warn potential tenants about the appalling practices of Opto Living in Luton (Park House, Chapel Street, Opto Village). My experience with this letting agency has been nothing short of horrific.
Opto Living extorts and threatens tenants with debt recovery for rents they don't even owe! Their tactics are aggressive and intimidating, leaving tenants feeling helpless and stressed.
But that's not all - they also have a habit of claiming deposits from tenants after they've vacated the property, even when there's no damage or outstanding rent. It's clear that they prioritize their own profits over fairness and transparency.
Dealing with Opto Living has been a nightmare, and I strongly advise against renting a property through them. Their unprofessional and unethical behavior is unacceptable, and tenants deserve better.
Save yourself the hassle and heartache - avoid Opto Living in Luton at all costs!

Cold water nightmare and impersonal communication
My boyfriend has been living in this building for a year, and unfortunately, his experience with the letting agency has been nothing short of a nightmare. Here are the key issues:
Hot Water Problems: For the past two weeks, there has been no hot water. Yes, you read that correctly—two weeks! And now, it’s been another week without any improvement. This is unacceptable, especially considering the substantial rent he pays.
App-Based Communication: The management’s reliance on an app for communication is a major drawback. It feels impersonal, and worse, it’s ineffective. When dealing with urgent matters like no hot water, waiting for app responses just adds to the frustration.
Lack of Updates: The staff’s laziness extends beyond just fixing the hot water issue. They provide no updates whatsoever. It’s as if they expect tenants to be content with cold showers indefinitely.

Hot water issues at Norfolk House 2, Liverpool
My nephew has been living in Norfolk House 2, Baltic Market, Liverpool, for a year now. Unfortunately, he has been facing persistent issues with the hot water. There were water outages in February and again at the start of June, lasting for a whole week each time. Now, the hot water system is broken once more. The management is slow to respond to these issues and their communication is app-based with no phone number available. In my opinion, this is the worst management ever. I recommend avoiding their lettings if possible. And the icing on the cake, their building has over 80-90 flats, yet there are only three washer/dryers available for so many residents

Living in urban evolution has been a no doubt anwful/descent experience. The idea of having to take £47.25 from all of our accounts is totally unacceptable and for people that are willing to move to urban evolution, I hope that they wouldn’t be affected by the potential charges that could potentially happen to them throughout their stay in urban evolution which could particularly influence the experience of them being in urban evolution. I strongly recommend that you put reasonable charges on people living in this Accomodation to ensure that both parties are satisfied.

Worst Property to Lease with.
This is by far the worst experience of my entire life living here. It is not worth the stress it will cause you living in one of their properties.
You are charged for laundry services despite the rent paid, and it’s a hassle getting to set up payment for the laundry. They illegally enter your premises whenever they feel like it with the master key. They never do your repairs and mark them off as completed, and even show up for repair without prior notice, asking to clear items in communal area. They hardly reply to emails regarding our concerns. The receptionist is rude. She will shout in your face. The internet often breaks down, and no sense of urgency to get it fixed. Ultimately, they will ALWAYS steal your deposit. It’s really a game played on our intelligence.

Accommodation with the worst response overall. I only want to express my gratitude to Chloe Davies.
Since moving in six months ago, I have been continuously complaining about the refrigerator. I have complained more than four times and sent emails to the person in charge.
The refrigerator in the shared kitchen cannot regulate its temperature. When we moved in, we discovered a large block of ice in the refrigerator. The ice was so large that it covered more than half of the refrigerator shelf.
Initially, we raised the temperature to melt and remove the ice. However, this problem has persisted for months. Inside the refrigerator, ice and water coexist, and water keeps dripping from the shelves, causing food to spoil easily.
This means the refrigerator is not functioning properly.
Four months ago, an employee diagnosed the refrigerator and confirmed the problem. However, since then, the refrigerator HAS NOT BEEN FIXED, so I raised the issue AGAIN and sent a separate email. Ashley only responded that turning off the refrigerator would make the ice disappear.
WE KNOW that turning off the refrigerator will melt the ice!!!!!!!!!
But it is impossible to turn off the refrigerator once a day. That is a shelf, NOT a refrigerator.
I thought the staff at this accommodation were part-time employees. Whenever I asked about problems, no one provided a solution, showed an indifferent attitude, and I could NOT see ANY sense of RESPONSIBILITY in them.

In different situation where I had no expectations, I thought I would have to buy a power-gun myself to fix it this time, but I was very grateful that Chloe Davies responded promptly and got in touch.

I recently reported 3 maintenance issues…
I recently reported 3 maintenance issues to property management and Chloe Davies was the one who responded. Chloe was very responsive, picking up and actioning the issues raised on the very next day. Ultimately, all 3 issues were appropriately fixed by a maintenance staff the day after I reported the issues.
A minor misunderstanding did occur during the process, however. I was first informed that changing the spotlights and tightening the toilet seat was my responsibility, while the maintenance staff will only be there to tighten the loose tap. But this misunderstand was quickly resolved when the maintenance staff arrived and explained that spotlight replacement could not be done by tenants and also generously helped tighten the toilet seat.

PLEASE DONT BOOK WITH THESE PEOPLE!!!
This is the worst property management out there. They will not listen to your concerns about any issues. I lived in Avalon Court- Nottingham, and the lift has been out of service for over 9 months!!! After countless attempts to get them to fix it, they did not comply. Awful in terms of catering to your needs and queries, but are the fastest to chase up on rent. Please please please do not book with this awful company if you like peace!!! If i could give them 0 stars, i would do it ten times over, im shocked how theyre even a verified property management company. I am a student who lived in a student accommodation and it has been by far my worst experience.
