Poor service and awful communication

Honestly, dealing with Urbanest after moving out has been a nightmare. Trying to get any proper response from their team is incredibly hard.

The new tenant already moved in back in March, and now it’s mid-July, but I still haven’t received my refund.

I’ve sent countless emails, and every time they just say “it’s being processed” and ask me to be patient. But it’s been over 4 months, way beyond the timeframe they originally promised.

I’ve lived in 4 different student accommodations in London, and honestly, this one has had the worst service.

Wouldn’t recommend this place to anyone who expects decent support or follow-up.

Very Unprofessional Greedy and Bad Management

Very Unprofessional Greedy and Non-Cooperative Management. Once you sign up they keep pestering you for money. I suggest do not pay until you 200% sure of renting their accommodation for 1 year. Coz as per them you are in Contract and have to pay for 1 year or You find and replace another student in their accommodation. There is No Cancellation Policy and all Policies laid down are to suit their own organization. So Pay up only if you Dead-Dead-Sure that you will pay up for 1 year irrespective if you get Visas, like/dislike their accommodation, or have to leave for any emergency situations.

Unacceptable Delay and frustrating experience with Urbanest...

Our son had to move out of his Urbanest Westminster accommodation due to medical emergency and moved back home in February this year. As we committed to 12 months tenancy, we kept paying rent until a replacement tenant was found. We luckily found someone and they moved in mid June and we were supposed to get refund within 5 days of the new tenant moving in. Initially they mentioned that the refund will take 5 days and after 5 days they started mentioning about the backlog of refunds. Its now been two weeks and we are still waiting for the refund back in our account. I have a few points to mention here about student accommodation and property management as I am working in the same sector:

1. Medical Emergencies, I would assume there should be a clause where the student can be released early from the tenancy if the condition is serious and they can get doctor's recommendation note. This wasn't accepted in our case and we had to keep paying the rent until we found the new tenant.

2. The property was advertised initially on Urbanest website and then it was removed after a few weeks as the focus was to get tenants for the next academic year.

3. Once the new tenant moved in, they confirmed that refund amount will be paid within 5 days but its been two weeks now and they can’t give us any timeline for the refund. After several calls with Customer Services and Finance teams, no one can give us any timeline for the refund which is quite frustrating as we always followed their timelines on making the payments. I am just imagining if this was us who had to make that payment then what would be their reaction on delay.

Eventually we will get our refund but based on our experience, now you can decide if you would like to book Urbanest for student accommodation.
