Intentionally Unhelpful and Nasty Letting Agent

I would give a 0 if I could. I've been through several homes and landlords. Tara and Co. will do all they can to be as unhelpful as possible. If I were to list everything we've had to deal with from there in the last year the list would never end.

For example, announcing house viewings the morning of, and when we legally refused, they started doing unannounced house viewings.

You may be forced to find a place with them, as they own lots of the properties around Leamington Spa. If I were you, I would log all your interactions with them, take extensive pictures of the place as you move, and compile a list of the grievances they commit.

Lazy and unhelpful

I rented a property from 2023-2025 that they did the rent collection for, so they only interactions I had was for the contract start and end and even just that was a nightmare. Me and the previous tenant filled out all the forms a month in advance and 2 days before I was moving in I called they and found out they hadn't set up anything. To their credit they got it all sorted in 2 days (only because they would loose money if they didn't. Since then they never provided me with a signed copy of my agreement, I have still never seen it but somehow in the mean time they sent me the contact for a house 2 down the road with other peoples names on that had sensitive info on. They also sent me a deposit certificate for a house in a different town for a tenancy from 2012 , also with those tenants full names on and they sent me the contact for the previous tenants with their signatures and names on. If I needed them to do anything I would have to include the managers and heads of the company before I would get a response (that's a good tip BTW if you rent with these guys and you need something urgent, find the higher ups emails and include them all to ensure a response). At the end of the tenancy they were unhelpful in returning the deposit, they guy I spoke to was fast to reply but nothing ever came of it.

Tara and Co will issue you invalid…

Tara and Co will issue you invalid section 21 notices they will act in Retaliation to you if you have any issues within they properties they will lie in a court of law and the courts and town council are all in it to except their lies I have all the evidence and the Court Transcripts my advice to anyone looking to rent property students should NOT rent from them avoid Tara and Co for more info please get in touch

If I could give them negative stars I would

My experience renting 18 Swadling Street through Tara and Co and the landlord Shashi Mawkin has been terrible.

Over the past 7 months I've dealt with serious and prolonged disrepair.

Sadly, it won't let me upload the photos of the extensive mould and penetrating damp from bedroom.

There has also been further leaks and mould, including in other bedrooms. We had to get the council to intervene.

Even now, after months of delays, they have still not confirmed using a damp meter that the issues in my bedroom are fixed.

I have had to move out, because I was concerned for my health and have been paying for a property that I do not feel safe living in.

Despite formally requesting it, Tara & Co have failed to provide a closure letter for their internal complaints process — something required for me to escalate to the Property Ombudsman.

Based on my experience I would strongly recommend that you do not rent through this agency and I would definitely not rent from Shashi Mawkin. I strongly advise others to avoid Tara and Co.

Try your best to avoid

Stayed for a year and recommend trying your best to avoid. Very unresponsive once you paid the holding deposit, you had to call 2-3 times to get a call back(sometime no call back at all).

The agreement has some terms very dodgy(for instance they can share our data without our consents) and they refused to make any changes because “they just don’t”.

In the end of the tenancy they told us the landlord will have 21 working days to inspect the house before returning the deposit. I don’t think that sounds right and why they need that long to check the house.

And they kept having different names(another red flag) such as studenthomes, make sure you have that checked
