After renting for years, I know how insufficient detail and vague descriptions in a check-in report can easily turn into problems later on when you check-out. SRP Inventories were totally different. Their report was super clear, detailed, and really thorough. The clerk was friendly, professional, and paid attention to everything. I’m very happy with the service and would definitely recommend SRP Inventories to anyone looking for a reliable and detailed report.

I want to echo what many other tenants have already said: SRP Inventories produce check-in reports that are far less detailed than their check-out reports, and this imbalance can leave tenants unfairly exposed to deductions for issues that were already present.
In our case, the check-in report was extremely light on detail: wide shots, no close-ups, and very limited documentation of the true condition of the property. Because the house was clearly older, with obvious marks, wear and stains already present, we didn’t contest the check-in report - we accepted the baseline condition in good faith, as most tenants would, and didn’t expect the landlord to try to attribute those things to us later.
Fast-forward to check-out, and SRP suddenly produced an incredibly detailed, highly forensic report: close-up photos of every mark, stain and scratch, including many that had been there since the day we moved in but were never captured in the original check-in.
This is exactly the pattern other reviewers have described.
It puts tenants in a difficult position:
- minimal evidence recorded at check-in,
- extensive detail at check-out,
and the burden pushed onto the tenant to disprove liability for pre-existing issues.
No inventory company should operate like this.
SRP’s approach clearly favours the landlord, and tenants may find themselves fighting to prove that they didn’t cause damage that was actually there from the start.
We are fortunate that we had taken our own time-stamped photos and videos on move-in day. Without them, SRP’s omissions at check-in could easily have resulted in hundreds of pounds of unfair deductions.
I would strongly advise any tenant whose agency uses SRP to document everything yourself - and to be aware that the check-in report may not reflect the true condition of the property.
Based on our experience, I do not believe SRP Inventories deliver fair, balanced, or reliable inventory services. Proceed with caution.

We have used S.R.P for a number of years and have never had any issues , their reports and clear, accurate and loads of pictures are taken. They always respond promptly to our requests and have been been very happy with their services.
SRP have always provided a great Inventory and check out service. From booking appointments to sending reports through. I would thoroughly recommend them.
I am a landlord, and SRP provided their first check-in inventory at my property for a tenancy which started a year ago. This first inventory was sufficiently detailed and accurate, and I had no complaints.
SRP have this month provided another check-in inventory for the new tenancy at my property, which I can only state my complete dissatisfaction with. Whilst the photos in the inventory were new, much of the written content was a blatant copy-and paste job from last year's inventory.
The real giveaway was that many items which are no longer in the property (because I removed them, due to their being non-functioning) were still listed as being present in the new inventory. In addition to this, a number of new items which I had installed in the property were not listed on the inventory. This is a far cry from the commitment to "Extensive detail – no stone unturned" which SRP make on their website, and could have led to real difficulty and dispute at the end of the tenancy.
Mercifully I checked the inventory over and, to SRP's credit, when I got in touch to point out the (eight) errors contained within it they did update and issue me a corrected inventory same-day. Still, the accuracy of the inventory should not have depended on my effort and attention to detail; that is what I paid SRP for (now rather begrudgingly).
A prompt, speedy, detailed and reliable property inventory service. I have used SRP Inventories for several years for my check in and check out reports and have never looked back; excellent service!

I was really pleased by the excellent service provided by SRP for both my Check Out and Ins. The service team were really great and on-hand to answer my queries by telephone when I called; and also whenever I emailed they responded to me promptly, especially Emma. Great service and I will recommend SRP and use them in the future as well. The Reports were very detailed and photos were attached of all points noted in the report. I look forward to working with them in the future!
This company is clearly run for the benefit of landlords. They do much more extensive reports for moving out than moving in. Blatant inconsistencies in the quality of reports. Obvious implication is that they want to help landlords keep some of the deposit with no real justification.
In response to the reply below: How much exactly can SRP be a neutral third party when they are being paid by the landlords. If they do not keep the landlords happy then they will not be used by them. The legal model of this company needs to be seriously looked at.

KEEP AN EYE OUT! This company seems to be very loosy goosy when it comes to check-in inventories so not to show the state of the apartment in great detail, but at check-out go over everything with a magnifying glass. The apartment we moved into had many places that were unclean/ dirty which were not stated on the check-in report but at check-out they even noted an eye-lash in the sink. Based on their report I have been charged a large amount from my deposit, I could contest through 3rd parties but I have not got the time to spend doing that and the agents and their associated vendors know that is the case with many tenants. The rental market in the UK needs some better regulation to protect tenants!
