I had a great experience, the customer service was top quaility, Jacquline Munro was who I spoke to, found me a perfect house. The house is just sublime, great size rooms, the garden is way bigger than expected.

If you’re considering Sage Housing for shared ownership, I strongly urge you to think twice. The service charges have become completely unaffordable, rising by 42.97% in 2023/24, 25.37% in 2024/25, and another 26.69% in 2025/26. Meanwhile, my wages have not increased even a fraction of that. Shared ownership is supposed to help people gradually own more of their home, but these relentless increases have made that impossible.
On top of that, every October, I receive a bill claiming my account is in deficit, despite paying everything required. This has added up to about £180 per year over the last four years. If I don’t pay, they threaten to contact my mortgage provider.
Transparency is another huge issue. Last year, an unexplained £288 “communal repairs” charge was added to my account. Despite asking multiple times, I still have not been told what this charge was for—and neither have the other residents in my block. However, when it comes to chasing money, Sage Housing has no problem reaching out via email.
This year, they’ve introduced new charges, including window cleaning. While that sounds nice, I hope it’s more consistent than the gardeners, who barely show up—even though we’re now paying double for them.
Unlike rent, service charges are not regulated, meaning you’re completely at their mercy. You have no control over what you’re being charged for or how much. If these increases continue, I will no longer be able to afford to stay in my home—a home that I genuinely love. Worse still, I wouldn’t qualify for other first-time buyer schemes, leaving me in a worse position than when I started.
If you’re considering shared ownership, do your research. Unfortunately, many of the negative stories you’ll find about the scheme are true. My experience with Sage Housing has been nothing short of disappointing, and I regret choosing them.

My experience with Sage Homes has been deeply frustrating. Since moving into my shared ownership property (built by David Wilson Homes), I've encountered persistent unresolved defects including significant draughts from poorly fitted doors and windows, recurring mould beneath inadequately repaired bathroom flooring, and structural cracks appearing on the driveway.
Communication has been consistently poor, especially regarding my End of Defect inspection, which they repeatedly failed to reschedule despite proactive follow-up calls. Additionally, my Subject Access Request (submitted on 21 December 2024) is now overdue by 56 days beyond the statutory timeframe. Sage Homes has offered £75 compensation for these delays, which I haven't yet accepted as it feels insufficient given the ongoing issues and their lack of meaningful action.
I strongly advise caution when dealing with Sage Homes due to their ineffective handling of customer concerns and ongoing compliance issues.
This doesn't even cover the repeated issues I had during the process of purchasing my property in the first place, with the person managing my account failing to tell me they were going on annual leave for 3 weeks, and provided no cover.
Furthermore they also offered me £75 for the ~2 month delay in getting back to me on their enquiries email address, of which I chased numerous times via email and phone, and raised a formal complaint for, but now the person I raised the complaint to hasn’t gotten back to me for over 2 weeks.
I have no doubt sage will reply back with a generic message saying to email their enquiries team, but what’s the point if I receive no response?
I highly recommend anyone dealing with issues with Sage to raise to the housing ombudsman. With any luck, the company will be liquidated and we’ll have a half decent housing association take over who doesn’t feel it’s acceptable to mess around with the lives of its occupants.
I genuinely cannot raise an enquiry or complaint without needing to wait months for a reply. I can’t even access my own data, which is in breach with UK GDPR and the Data Protection Act 2018.
To whoever manages Sage’s copy/paste responses, please advise as to what to do next. I can’t speak to enquiries department and I can’t speak to the complaints department as they simply do not respond.

What a horrible company and the way they run the business is an absolute joke . They do everything to dismiss the problems they are causing . No helps or incentives being offered for delays which has been going on for 9 months which always one month time at the time . They do anything to wash their hands to take responsibility to offer help to people . I will never ever deal with them
