I had a wonderful experience with Sage Home Loans and cannot thank them enough. While there were a few bumps along the way that were completely outside of their control, they never gave up on me and worked tirelessly to help me through everything.
They were patient, responsive, and always willing to explain things clearly. What could have been a very stressful process was made so much easier because of their dedication and support.

The loan closed, but the process was unnecessarily stressful and poorly managed. Communication was inconsistent, and I repeatedly had to follow up for basic updates.
Very late in the process, I was informed that about $1,850 of seller credit could not be applied, which should have been disclosed much earlier. On top of that, I was forced to scramble on the actual day of closing to satisfy underwriter requirements, despite having nearly a month to prepare. That last-minute pressure was unfair and avoidable.
Mark Stressman was the loan officer on my file. I expected more proactive oversight and transparency. I was responsive and provided everything promptly—the delays and last-minute issues were not on my end.
Sage Home Loans may close deals, but the process needs significant improvement.

While Sage had great rates and provided a detailed cut-sheet with mortgage rates and associated points, their documentation system was unreliable as they requested the exact same documentation numerous times. More importantly, we had to continually reach out to them as we approached closing as they did not know that they were required to provide our final closing disclosure 3 days in advance, so that we could review and get our wire transfer lined up. They made an already stressful process even more so.
They hire terrible appraisers and then trust them without checking any of their work. Use professionals who aren't still on a Gmail address!
Paul Grady did a great job helping with my refinance. He was responsive and available to answer all my questions. I will be sure to use them again when I need a loan or refi again
Our loan officer, Tripp McCoy was great. He was very reachable, transparent, and got us the best rate of all the people we talked to.
The loan processing team was overall good. We closed on time, but the Monday before our Friday closing (after our mortgage contingency), they sent a series of urgent questions about our assets before they could move us to final closing. The questions were valid, but it would've been nice if they didn't cause last minute stress. We also didn't email our final closing documents for us to review until... after closing, haha.
Ami and Michaela were always accessible and responsive. They made the process seamless from start to finish. It was a pleasure to work with them.

Sage Home Loans provided a firm commitment to close this loan on December 28, 2025. Despite having all necessary documentation in your possession, your staff failed to meet this deadline. The closing was delayed by four days due to internal disorganization. On the scheduled closing day, your team was visibly scrambling, requesting documents that had already been uploaded and confirmed weeks prior.
2. Material Financial Hardship: Tax Impairment
This delay was not merely an inconvenience; it was a significant financial blow. By failing to close on 12/28/25, Sage Home Loans prevented the "placing in service" of this asset within the 2025 tax year. Consequently, I have been stripped of the ability to claim accelerated depreciation against my 2025 tax liabilities.
This delay has resulted in a direct, five-figure tax impact that cannot be mitigated in the 2026 cycle. I fully expect Sage Home Loans to honor the financial promises made regarding closing credits and to provide a proposal for further indemnification regarding the losses caused by your missed deadline.
3. Systematic Communication Breakdown
Your "proactive" service model is non-existent. My experience was characterized by:
• Redundant Requests: Repeatedly asking for data already in the portal.
• Reactive Posture: My team had to initiate every status update; your loan officers provided zero transparency as the deadline approached.
• Administrative Failure: A total lack of coordination between processing and underwriting during the final 48-hour window.
4. Partner Referral Escalation
I chose Sage Home Loans based on a referral from Robinhood. Given the gravity of this experience, I will be reaching out directly to my contact within the Robinhood Executive Team to discuss the reputational risk Sage poses to their platform. Robinhood prides itself on seamless, tech-forward user experiences; the manual, disorganized, and costly service provided by Sage is a direct contradiction to those values.
Required Next Steps
I expect a response from a senior executive at Sage Home Loans within 24 hours. I am seeking a specific resolution regarding the "promised money" mentioned in our previous correspondence and a formal explanation as to why your internal systems failed so spectacularly at the eleventh hour.

About the only thing that was good about Sage was the rate. The service, engagement, ability to communicate - just about everything (appraisal, closing, etc) was the worst I’ve interacted with across several loans.
