We tried to rent with them - don't!!!

We tried to rent with these morons. They demanded a certified check for move-in 7 days prior to moving in; later, they said we needed to pay 24 hours after signing the lease. We received an email from them on Friday, and on Monday, they canceled our application because we didn't pay. Now, reading the reviews and moving to a different rental.

My experience with Progressive…worse i ever had

My experience with Progressive Residential is the worse i could ever have, they bad about low budget repair contractor fixing things they put my closet post in backwords, refrigerator parts broken whn i moved in and was never replaced they always finds some kind of way to juice every dime out of you when you move out, and the fence is rotted and still rotten for the two year i been here gate fell down, they do patch work and will not replace the rotted fence this company is hoorrible, i would not condone anyone to ever do business with them they completely suck and the bathroom i have to use a plundger to flush it for 2 year now still the same no fix, but they want your rent money they are terrible, and i am glad i moved out of that piece of trash rent house appliances are used and old as well if they work water leaks from ceiling, and under kitchen sink that was a horrible experience with this company the worst i ever witness and customer service is untrained and stinks one person tell you one thing another tells you something different they need to be shut down, that's why i'm moving out and purchasing my own mew home they aint gonna keep ripping me off.

RUN don’t walk away from this COMPANY

FUTURE TENANTS BEWARE: I wrote a review previously about one of Progress Residential’s property next door to us. We have spoken to every tenant at this location. We have experienced at least 5 tenants. This company is HORRIBLE!!!! I cannot believe this company can stay in business! THEY do NOTHING to maintain their properties. They do not even attempt to take care of the tenants either. We have spoken to every tenant they have had at this location and it is ALL the same. All they want is some unknowing person to rent from them and the problems begin. Rent is TOO HIGH and don’t even think you will EVER get your deposit back. They refuse to take care of issues, but if they do, it is typically a bandaid fix. They do not care it is always out with the old tenant and in with a new one. I hope it is not you!

Do not Rent from Progress Residential

If I could leave a zero star I would. From the moment we moved in we had issues...and I am not one to normally leave a review, but I really don't want anyone else to be taken advantage of by this company. 1st of all, when we moved in there was a terrible smell from the back room (wasn't present when my friend toured the house as they had just painted). This smell is so bad when someone is not actively living in it our neighbors could smell it before we moved in. 2nd they didnt leave a filter in the HVAC system, they left the plug in the dishwasher(which flooded the dishwasher), there was no grass in the yard(which I got a noticed from the HOA about, even though I was only there for a week at that point), and the dryer vent was not cleaned out and within the first two days of doing laundry my dryer blew out. Now a year later when we moved out, after fixing all holes in the wall and painting...I have pictures to prove that the walls were in great condition...they charged us 1800 to re-paint the walls, which did not even need done. This company does not care about anybody and will nickel and dime you without caring about your situation. They have no integrity as they left things half done and not complete for someone moving in and I had to fight back and forth about the grass situation...which they did nothing about and I ended up paying to get it within HOA regulations.

They will keep hiking the rent

They will keep hiking the rent. I pay $3000 a month for 3bed/2bath 1300sqft. Appliances are crap. They forward emails the HOA sends out and charge you $45 per email for a simple click of the mouse. I still have a large hole in the roof from a previous storm so when it rains it leaks into the master bedroom. Only reason I am still in their rental is a pending home purchase. Never again.

I would not recommend renting from this…

I would not recommend renting from this shady company! We rented from them for about 6 moths and we paid rent on time ALWAYS! I am disabled and I ended up in an accident where I herniated several discs in my neck and my back and required several surgeries. The medical bills were quite expensive. We informed the landlord that we might be a little late with rent and explained why. We were working with DES for rental assistance and DES also reached out to the landlord letting them know that they were working with us but processing time takes 30-45 days to process. We thought everything was fine and we thought they were going to work us and everything was going to be ok. We were wrong! The constables showed up at our house and told me and my young children we had 10 minutes to pack our essentials and we were getting tossed out into the street! I just had surgery and was in extreme pain and my little ones were traumatized. I called the landlord and kept getting different stories and they really did not care that Des was going to help us and they threw us out anyway with no where to go!

Ppl pay attention to the review…

Ppl pay attention to the review ratings. Look up FB groups as well over 15K dissatisfied residents. This company is HORRIBLE to rent from. Everything is your fault!! I moved into a house with cat feces and hair everywhere. They knew I was moving from out of town and promised to have it clean. It didn't happen. Fast fwd 9 mos later I have continually been sick in this house. Found out they never cleaned HVAC unit between tenants and now that its backed up and leaked water on their floor they want to charge me for cleaning, when it was full of black cat hair. Technician tried to say it was my dogs hair, but my dogs are brown, tan and white. They are also schnauzers, hypoallergenic and non shedding dogs. They close request for maintenance or ignore most. Check FB. I didn't make this up. THEY FIX NOTHING AND CHARGE FOR EVERYTHING!! AND TO PR STOP ACTING LIKE YOU CARE, REMEMBER YOU LIED TO ME TO GET ME TO RENT THEN SAID IT IS AN AS IS PROPERTY. WHY DID YOU LIE??? WHY DONT YOU DO WHAT YOU SAID YOU'D DO. CANT WAIT TO SEE YOU IN COURT SO I CAN SHOW JUDGE MY VIDEOS AND HIT YOUR PICKETS LIKE YOU HIT MINE

Do not rent with them

Do not rent with them, your whole experience will be miserable. They do not take any liability for nothing. Instead they rather blame the people for something that was brought to their attention even before anything else happened. Also when calling the customer service department they rather transfer to a random department or hang up on you. The worst experience ever.

One more bad review

Reading the reviews here, I doubt Progress Residential need any more bad reviews, however, here's another one.
We rented with this company for 4 years and each year they raised the rent from $1950 year 1 to over $2700 year 4. Each year we wanted to move, but the move out costs, transportation, etc would have taken a toll on us. Finally, we put in our notice to find out that the house sat on the market for months and they lowered the rent to 2250. Got scammed out of deposit even if we paid for professional cleaning and outdoor power washing as per contract, however, apparently, the cleaning was not to Progressive standards. We could not contest their decision to pretty much keep the deposit because we got the final bill on on day 14 after it was issued and we had until that day to contest. Long story short, DO NOT rent with Progress Residential. They care only for profit and nothing else. They will take any opportunity to scam every penny off you. I am disgusted that such humans exist!

Bunch of con artist and thieves!

Let's start with the maintenance issues. EVERY single time I submitted a maintenance request it would get marked as completed two days later and no one EVER showed up to the property to fix the issues. I ended up doing all of the maintenance work to the property because well I couldn't live in a broken house! Additionally, I left complaints about this numerous times that were never addressed.

Customer support...it doesn't exist. I lived there for two years and no one ever contacted me for tours, moving in or out, complaints, or maintenance. It was all computer-generated emails and text messages with no way of getting a hold of an actual person. The only time I got response from a person was asking for more money upon moving out due to fees I was unaware of that actually existed.

Next is the moving out issues. I notified the company that no one was resigning the lease, we had picked out a move out date that was prior to the lease end, and picked an inspection date of the property. I was later sent an email saying to fill out a notification to vacate which was on a different webpage than the rest of the forms (still have not talked to a human). A month after the lease ended I was sent a LARGE bill without any prior notifications. I was unaware of the short clause in the large rental agreement that stated I was get a FEE PER DAY due to the vacate notice being late. No one notified me of this and they gave me an email address to dispute it. I received an email basically telling me to pound sand, pay them or ruin your credit kind of interaction. This is the ONLY notification I have received from another human about this property.

If you wish to live in a house that will ultimately work to screw you over financially then by all means move your family here! If you wish to get ahead in life I would avoid them like the plague. It is a bunch of lawyers in New York sending mail through a PO box in Arizona who are buying up subdivisions.

My name is David Aristil. Three months ago, I applied to move into a community called Groove Pointe Townhomes. When I applied online, a lady named Katie, who works for Progress Residential, contacted me to help along the way. I wasn't sure when to move, but finally we decided on a date July 23rd. About one week before I moved, my wife received an email from Progress about a special offer "save $1000 on your first month of rent." I called them to ask if I can get that same offer. They told me I couldn't unless I moved to that townhouse. I didn't mind because it was on the same street(technically, same townhouse). It was even a little cheaper. Katie called me back and said I talked to people. You don't have to move to the other one, we will give you the $1000 for the one you applied for. I told her ok. To move in, I paid 1790 Security Deposit and 425.16 for the prorated rent. During the orientation on the Zoom call, I brought up the special. Melanie Skiba told me, don't worry, you will see the credit on your August bill, and if you don't see it call us.

I called them at least 3 to 4 times. Everytime I called, I felt like they were lying to me. The last person I talked to said if you don't see it on August 1st, you can pay your portion and they will take care of the rest. On August 2nd, I paid $890. A week before that, my wife and I received an email from Progress that says we will no longer represent Groove Point. If you need any assistance, reach out to Invitation Homes. I still believe that they were going to do the right thing.

However, on August 4th, I was charged a late fee of $125. That's when I realized they were lying to me. When I contacted Invitation Homes, they told me that it is not on my lease agreement. Even though I showed them the text conversation I had with Katie and all the recorded calls and the Zoom call as well, they still don't want to do the right thing.

This morning, while I was taking my daughter to school, at the front door, I saw a three day notice to pay rent or deliver possession.

It is frustrating. I am probably going to be evicted for something I didn't do. That's tough.

If any of you, lawyers, could help me get this resolved, I would greatly appreciate it.

Miguel Manriquez~ To be clear, My intention was to compliment this amazing representative of progress residential. However and being a loyal and upstanding employee he requested that I instead review the company as a whole on Google. (Classy and uncommon in this day and age) the short version is... After just over an hour and three other progress employees I went from a perfect house hunting morning to completely irate nearly cussing out the people in this company because of the extremely poor service I had received in the way I haven't treated. That mad. Then I receive a call from Miguel, who immediately changed my attitude simply by the greeting and the tone in his voice. After calmly and quietly and patiently listening to me complain, in one sentence provides me the information that I was trying to get for that hour and a half with three people and tells me the next steps and when it's going to happen All in maybe 5 min since I was complaining. Not only reiterating that I was not the instigator of the conflict or miscommunication simply several in my opinion lazy untrained or unmotivated and uncaring employees who have zero respect for the job that they do or position they're in. GET A DIFFERENT JOB. 🤷🏽‍♀️ Miguel handled the mess they made, took a customer who was ready to ask 10 friends to poorly review this company and ALSO, fixed the initial issue and has me so happy with HIS service and respectful, competent demeanor, I'm now on here complimenting progress. You can't pay him enough for that level of skill or client retention ability. Duplicate this person or promote him so he can teach Christy on the phone, Olivia and Jeremy on the chat, and whomever else performs like them, how to be a professional. How to conduct yourself, interact with people, effectively and efficiently address any issue and RETAIN BUSINESS not chase it off. PROGRESS-employees like those 3 COST you money. Cut them loose and give their paychecks to the people who are adding to your bottom line, not subtracting from it with their overly entitled, juvenile egotistical attitudes. Dealing with a difficult customer is one thing, CREATING a customer that's difficult is not a talent but a liability.

Been stuck paying $600+ per month…

Been stuck paying $600+ per month electric bills while living in ambient temps 85-95 degrees. Requested hvac service and we're told everything was working perfectly fine and they closed the maintenance request and charges us a $125 hvac fee. If the home is working fine I shouldn't be paying $2600 rent and
electric to be risking heat stroke or exhaustion. The exterior maintenence that is the tenants responsibility can't be done witbout risking my health and life due to not bring able to go indoors to cool off. Shame on you progress residential for placing financial gains above quality of life and possibly riaking death from excessive heat exposure. Arizona heat kills!

Massive black mold found in home but it is already being rerented!

My daughter and her family just broke their lease because Progressive wouldn’t let them out of it. My daughter and her 2-yr old have been sick for over 18 months but couldn’t figure out why (massive headaches, random vomiting, major bloating, and other mold related symptoms). A few weeks ago- her fiance called her into the master bathroom- there was a MUSHROOM growing in the shower! Progressive sent someone out a couple of days later who tore into the wall: MAJOR BLACK MOLD! As more digging was done, and tests ran, mold was everywhere behind walls and into the vents! The walls have already been replastered, home has already been repainted, and is back on Zillow to be rented! I do not want another family to go through this! Progressive did NOTHING to get rid of the mold before my daughter and her family moved out- they didn’t offer to have professionals come in or anything! They didn’t do anything until after my daughter and her family moved out- but also insisted on them having the home professionally cleaned! Before fixing the mold issue!

Run! Don't walk away from doing business with Progress

I moved into my Progress Residential home in McDonough, GA on June 21, 2024. After a few days of rain, I noticed water flooding in the basement. I immediately called Progress Residential and notified them and I emailed them as well. It took a week before they sent someone. The worker told me that a water mitigation company needed to come out asap because this can be a health and safety issue and he couldn't fix it because we need a new sump pump. He told me we would have to put another ticket in. All of this was done through Google translate on our phones, because of the language barrier with the contractor. I put another ticket in (week 2), someone else comes out and he said he fixed the toilet but wasn't going to touch anything else because it's mold in the basement and it's dangerous for him to be there and that I shouldn't be in there either. He told me to call Progress back and get someone out to clean the mold because it is a safety issue. I called and emailed once again relaying the message. This third guy that came out said he was only here to fix the sump pump (week 3). I asked him if he was going to clean the floors and get the mold out and he said, I need to call Progress. Every time I call, I get a different rep and no one has any notes so I have to explain the situation over and over again. We are now on week 4 and I have been having headaches and so does my elderly mom who has been staying with me for a few days. I emailed HUD and am waiting on a response to see what can be done now that my health is involved. Progress scheduled a company called Legacy to come out on 8/23 and needless to say, no one showed up. I wouldn't advise anyone to rent from Progress Residential. There has been water and growing mold and mildew in my basement for weeks and they don't seem to care about my well being, meanwhile they still expect a full month payment on the first. This lack of customer service is unacceptable and inhumane. I definitely regret doing business with them and at this point, I'm considering hiring a lawyer and contacting local media to help terminate my contract as they are in breach of contract.

They will do Anything but Help

They took over our rental management. They hounded us until we signed a new rent contract with them. I can't begin to go over all the issues we've had. They wont replace little things like air filters, fridge filters, and general repairs listed in our contract. We finally contacted a lawyer and that was the only way we've been able to make them commit to THEIR OWN contract. They contractors they hired for lawn maintenance destroyed some of our porch furniture and their mower threw a rock and shattered our windshield on our car, Progress refused to acknowledge or help. We were 3 days late on rent after renting w/o incident for 2 years and we got a notice and $400 late fee... My bank card got cancelled without my knowledge so I didn't realize. We are in the process of trying to get that compensated, I'll update but no word yet.

I'd advise anyone who thinks about using them, don't read reviews for anyone who hasn't LIVED in their house yet. They make or ask new residents to give them a 5 star review before moving in...
