I've been a resident at Progress Residential since the pandemic in 2020. My family and I moved in during C19 at that time the home was not completely ready for anyone to move in that's my opinion, but we've been here making it work. I'm currently facing financial hardship and Crystal from the collection department has reach out to help; she has been amazingly compassionate, understanding, and kind with my situation at this time. I’ve had an incredibly frustrating and concerning experience with Progress Residential. I moved into a property with a serious mold problem that was evident from the start. After reporting a leak on my move-in day (November 8, 2024), I began experiencing symptoms of mold exposure, including respiratory issues and headaches. My emotional support animals also showed signs of distress, such as skin irritation and lack of appetite.
Despite confirming the presence of mold with a certified mold inspector on December 12, 2024, Progress Residential failed to take adequate action. Their initial response was sending an unqualified maintenance representative who couldn’t even identify mold, and they offered no professional remediation services. Instead, they advised me to hire a mold inspector myself, which I did at my own cost.
Since then, I’ve repeatedly asked Progress Residential to take appropriate action and provide alternative housing due to the unsafe living conditions, but all I received were superficial actions like air duct cleaning and wall painting—not actual mold remediation. The company continuously ignored my concerns, leaving me in unsafe conditions with no clear resolution.
I have also requested multiple times a copy of the air quality report they allegedly performed in December 2024, but to date, they have not provided it. They also promised a $300 credit, but this was only offered with the stipulation that it would apply if I stayed beyond February 2025, which is completely unacceptable given the ongoing health risks.
In summary, Progress Residential’s lack of action on this mold issue, poor communication, and disregard for tenant health and safety have been deeply disappointing. I would strongly advise against renting from them. They have shown no willingness to adhere to professional mold remediation recommendations, leaving me with no choice but to demand a full lease termination and refund.

Moved in December 30, 2024 and nothing was done - I was told the move-in cleaning would be done and everything would be addressed before the move-in. The house smelled of cigarettes ("smoke-free home" per the lease), exposed wires on the side of the house (they claimed it was an "as-is" issue and completed and closed the case), water damage, cockroaches, leaking kitchen sink because of a broken garbage disposal, and I've been told that there was a Case Manager that was handling the case, but I have not heard anything from her. Three out of seven work orders were completed, the others were deemed "as-is" like the siding of the wall outside of the home and the broken and bent window frame. Mind you, on the lease it states the tenants are supposed to be in care of replacing any damage like that or pay for it. Very frustrated!!

I Recently move in the Property Nothing was done in the home the cleaning wasn't done blinds damage the bathrooms wasn't clean the kitchen wasn't cleaned water leaking on the floor from the garbage disposal the Ac room ceiling was crack Maintenace came out half did what they was suppose too I put in a call with Case Management she didn't care neither did the Custmer Care Management told me they will provide a small fee for cleaning an home is livable they don't fix doors or paint there home I can break my lease an pay the fees but Maintenace came an fix the issues but they didn't all these people want is money they don't care about the living conditions of their homes, which is Unprofessional I wish I never move into their homes

It saddens me to observe that some customer service professionals, especially those from underrepresented groups, appear disinterested in their work. Due to a power outage at my home and a non-functioning garage door, I made several calls to the customer service team. Two representatives, Rebecca and another Caucasian woman, provided prompt assistance. I asked Rebecca to contact a technician on my behalf, and she obliged. Unfortunately, the technician's scheduled arrival time had passed, prompting me to call again. During this second call, I spoke with Crystal, who demonstrated a lack of willingness to perform her duties. When I requested that she contact the electrician to confirm their arrival, she replied that the issue had already been assigned. This experience has led me to decide that I will no longer do business with this rental company. I have been a 5 year long resident with you guys and to be treated like this count your days.

Up until a few months ago, I would have given them five stars. Then we started having maintenance issues. Both toilets in the house became unusable. Progress deemed this not an emergency. We have been fighting with them since October trying to get the ongoing problem with our toilets resolved. So far they've charged us for sending out a plumber who didn't actually fix the problem, promised to send someone else out twice and not actually sent anyone, and now they seem to be ignoring us. Unless you like swimming in sewage, avoid at all costs!
UPDATE: I ended up hiring a plumber at my own expense who found root infiltration into the pipes. Not only is this NOT the tenant's responsibility, but Progress charged me approximately $250 to have a plumber come out and tell me I was flushing too much toilet paper. Absolute scam. Now I'm attempting to recover my money and get reimbursed for hiring my own plumber to actually find the issue.

Before applying I called to make sure my situation with a collection would not affect approval, I was told that there were no problems as long as I had evidence of the payments being made to the collection. I made the decision to send notice to my current landlord that I would terminate my lease with them as I had been informed that it would be approved without problems. I paid $100 for the application and in 1 hour and a half I received a message from them denying my application precisely because of the collection, I notified them that I had been informed that there was no problem, I also told them that I had the evidence of the payment, the woman who attended me told me that she could not help me and that my application had been denied and closed. I tried to talk to a supervisor and they didn't want to attend me. They lied to me just so they could receive payment for the application. Now my family and I are almost on the street since they did not know how to inform us correctly.

Where to start, so many things are bad. For one thing, when you move into a home it is not clean. You have to clean it up well. Any repairs they have done to the home are sloppy and poorly made. I found paint splattered onto the bathroom mirror. A toilet seat was painted instead of replaced (it costs like $17 to replace). A bathtub was poorly painted. Multiple dents in walls etc. We rented for 3 years, always overpaid on what market rent was. When we were paying 2625 a month and they offered to renew us at the same rate we pointed to them that the house across from us just got rented for 2400. Mind you our home was 1550 sf, and the other house was 1990 sf and way more remodeled with a BBQ and storage in the backyard. This is the only time they agreed to price adjustment and it was at 2400 so it was above market since this bigger and better home rented for the same amount. Now before this renewal, they listed the home for rent while we were under a lease and before we had given any notice to vacate or renew. Seems pretty illegal to me. The listing was cancelled after a short time. Upon our move out, they gave a list of instructions on what they expect to be cleaned. The home was cleaned for three days, it was literally disinfected from top to bottom. Yet, they still charged a fee of $450. Can't wait to meet them in court over this. They also fraudulently charged me a penalty for not having renter's insurance when I had it. And my water/sewer/trash bill was horrendous. I am now in another home, which is 10 sf bigger, and my bill was 86. With progress it was 137 most recently. They are leeches. AVOID Them at all costs. By the way, Facebook has a group called "Victims of Progress Residential" and it has 15.5k members. You do the math about how many unhappy residents they have.

PROGRESS CURRENT & FUTURE RESIDENTS BEWARE: they will rent to anyone and do not verify ACTUAL resident information. The person that rented 3335 Glamorgan Ct, Charlotte did not live in the property. The persons that lived in the property was a convicted FELON for larceny, assault, breaking and entering, thief of money. Progress do not care or verify who lives in their properties as long they are getting paid the rent. You could be living next door to a convicted felon that is a RAPIST, MURDERER, CHILD MOLESTOR, SOMEONE CONVICTED OF BEING A DOMESTIC VIOLENCE ABUSER, SOMEONE THAT STEALS YOUR IDENTITY AS THESE PERSONS DID AND DESTROY YOUR CREDIT, STEAL YOUR MONEY, OPEN FRAUDULENT ACCOUNTS AND PROGRESS SAYS, ITS NOT OUR PROBLEM. WE DO NOT HAVE TO VERIFY IF CRIMINALS ARE HIDING OUT IN OUR PROPERTIES, THEY ARE PAYING THE RENT EVERY MONTH.

I had quite a lot of service request submitted. My Tech. was AJ, he was very polite with my wife and I. He explained everything he was doing. He was well organized and knew exactly what he was doing. He's more then welcome to work on my house in the future.
I have reported 4 times that both toilets in the house are not working. This is a dire emergency . I'm having to go to fast food restaurant to use the bathroom. according to renter's right the house is not habitual .
this is going on day 2. i need help now.

I’m constantly told that not being able to cool my home lower than 85 in the summertime is normal. I provided photos of the front and back entry door thresholds rotting due to water beating up against them because, for some reason (per the Maintenance Director), PR does not install storm doors. I was told the issue is cosmetic. I’ve had plumbing issues, electrical issues that nearly started a fire, HVAC issues, issues with exterior doors, etc. I was told I could pay to have them fixed myself. The home wasn’t cleaned prior to my moving in (I moved the refrigerator to sweep/mop and there was a pile of dogfood underneath).
After reporting multiple issues over the past few years that go unaddressed, their response was, “you can submit a notice to vacate”.
PR, and its “parent” and “child” companies buy up all of the affordable family homes and jack up the rent leaving people with no other option.
This is by far the most heartless, greedy company I’ve ever encountered. They don’t care about the tenants or their families.
To PR - Don’t respond with the canned message letting me know you’d love to discuss in more detail. You have all of the details, you simply choose to ignore everything.

IF I COULD HAVE GIVEN THEM ZERO STARS I WOULD HAVE, This company does the bare minimum to keep the property up I live near one of their rental properties in Loganville. It took them 2 years to fix a few broken pieces on their fence after multiple complaints. The only time they do anything to the property is when they are about to rent it out to someone. Any other time they don't care about the upkeep of the property which attracts bugs, snakes, and frogs. They don't make any effort at all. The only time they do anything is when a neighbor complains. I have spoken with tenants that lived there and they stated that they have a very difficult time getting them to respond to request. Which I know is true because I had to drive to their office in Atlanta a few years back, because every call went unanswered, to get them to fix the problems that they caused on my property. During the several years they have owned this property they have never tried to grow grass or upkeep the property. THEY ARE SLUM LANDLORDS!!!!

The only positive for me is no breed restrictions.
Maintenance requests. Half the time you have a bad phone call connection (Progress corp is in AZ). I put in most requests online. You can submit pictures with the maintenance requests (WHICH they almost never give to the techs, so then the contractors are text/calling you for more info. Contractors were texting my personal phone after 9pm-10pm at night. (Including weekends!) I've complained and then still go messages so late, pretty sure that's illegal??? TCPA???
They "replaced" the sod after we fought an HOA violation. There are a lot of trees so the grass has a hard time growing. They replaced the sod awfully, huge gaps, and pieces sticking up so far you trip.. and said now it's OUR responsibility to keep it alive. Then they trimmed our trees from the hurricane Milton (in October 2024) and left PILES in the yard! It's been over a month so the grass is probably dead.And STILL after multiple complaints we still haven't had the tree piles picked up. We were finally scheduled for 12/03/2024 and OF COURSE the contractors were NO SHOWS. Then I contact progress yesterday 12/04/2024 and they had the audacity to tell ME to call the contractor for them and find out why they no showed??? You people screwed up for months and you want me to call for you?? As of today the piles of trees are STILL in our yard.
For some maintenance requests, Techs just show up. We'll put in a maintenance request, not even have an appt scheduled yet, & a tech will call me "hey so I'm nearby, I'll come over to check it out now" and I'm halfway across town at work. And if you are a "no show" for a tech appt, it's a $75-100 trip charge! That isn't fair to us. Don't randomly show up and expect us to be home
Half the time the repair work is CHEAP. We've had multiple roofs leaks (at least 5-6 in DIFFERENT PLACES) the roof is OLD, they WILL NOT replace it! Then the leaks getting reparied on the inside of the house, they don't even take time to match the paint.. they fill in the hole and paint the patch of ceiling with whatever white color they have on hand.. they never match so there's ceiling patches with different shades of white.
Our porch roof has leaked in multiple places for years. It's outside and not in the home but the rust stains from the water rusting the screws in the tin roof and everything.. it's annoying and the porch floods with every rain. (Oh and of course our roof leak INSIDE as of Hurricane Milton October 2024, it STILL hasn't been repaired!! We're still waiting on maintenance for that too!!)
Our windows are the originals from when the house was built in the 80s.. they don't do any updating for efficiency or anything. So our power bills are insane in the summer.. $500-600!!!
We've had parts of our fence fall over or get damaged in weather and they repair it TERRIBLY. Screws multiple inches long sticking out from the fence!! What if it falls on our fence sharing neighbor's child! Or our dog? I have reached out multiple times and as of 11/19, we STILL had not been contacted about our 10/16 complaints on the DANGEROUS repairs they did so here I am. They FINALLY showed up with someone who doesn't even speak English and sawed off the screws on 11/29 after reaching out 2 more times!!!
It took our fridge dying numerous times over the last couple years because of the same parts, for them to finally okay a new fridge. The fridge was 19 years old... They're supposed to be replaced after 10 in the rental... but instead we'd lose hundreds of dollars of groceries 2-3 times a year for them to come fix the same parts again and again until we had the SAME TECH who came out multiple times over 2 year vouch for us in getting a new fridge, bless him!
We've had the AC die quite a few times, it's old and even the techs recommend a new/better unit, Progress won't replace the unit. (One of the good techs we've had showed us how to fix a couple of common issues before so we don't have to call Progress and wait) but if it's a bigger issue, you have to wait for maintenance and you're not considered "emergent" unless your house gets to over 90 degress.... so in the summer heat.. it's terrible. We had a time we didn't get help from them for 3 days. We have a dog. That is unacceptable. Especially in these awful Florida summers. That also is one of the things that did us in. They don't give a crap.
The first couple years (2017-2020) we didn't get much of a rent raise at renewal. It went up like $50 in 2019. But every year since it goes up $150-200 with no upgrades to the home or renovations. It's just not worth it.
If I can inform anyone about this company, I will always take my time to do so, people deserve better. I tell everyone that will listen, DO NOT RENT WITH PROGRESS!
I was contacted mid November someone was looking into my BBB case. As of TODAY, nothing else has been said to me!!

After dealing with no less than 10 people at Progress and getting absolutely nowhere I got lucky and talked to Samantha who goes by Sam and she could not have been more helpful or more pleasant. She listened to everything I had to say and assured me that her manager would call me right away. Within minutes I spoke with a man I only know as Joe and he couldn’t believe everything I was telling him and promised me that my situation would be resolved by the end of the day and more skeptical I could not have been. Later that same night everything was resolved just like he and Sam had promised. I vote to promote those 2 and pay them what they deserve!

The worst management company I have ever rented from. I have been in the home with NO RUNNING WATER for over a week. I have called everyday submitting work orders and sent numerous email regarding this matter and it still has not been resolved. The vendor that previously came out cut one of the pipes, leaving it exposed and releasing carbon monoxide into the home. We also discovered mold in the master bathroom from the leak. The plumbing issue is so bad the floors are coming up. All of this information was provided to the management company still have no received a call back or email. THEY DO NOT CARE ABOUT THEIR TENANTS AT ALL.
