Matthew is great!

I recently went into Repton Gardens to enquire for use of office space and was kindly greeted by Matthew at the front desk who showed me around and spoke to me about options. Was very cheery and happy and really wanted to help me with what I needed. Brightened my day!

Complete Scam with a business model of “if we ignore the problem (the tenants) it will go away”

Quintain Living like to advertise a friendly living space where you can live and relax in peace, with no worries over fees etc., however, this couldn’t be further from the truth. Over the past few months I have had constant problems with the management team and how they deal with utilities. This stemmed from being charged an extra £400 in one of their “quarterly reconciliations” for “usage” over the £140 we were already paying per month.

This company likes to promote that they’ll take care of your utilities where you pay a set fee monthly. They like to give you false promises that you can get a refund if you use less than what you have paid. This is impossible as several people I have spoken to note they have been away from their flat for months at a time with everything turned off and were still charged a ridiculous amount in electricity.

I began to look into this, comparing it to previous bills I had in other flats and I was shocked. It took weeks of me going to the concierge every day to receive any helpful information around their utilities billing, as they had never bothered to set up an account for my flat on the utilities portal. Even after asking for months if this could be set up so we have some clarity, I am left with silence. We are unable to access the physical meters as well as the online metering portal as they refuse to set us up an account and when we tried and it hadn’t worked, we we’re not responded to. Which doesn’t make sense when we are paying £70 per month in metering and I am not allowed to see it?!

After finally receiving the bills they had been hiding from us for 5 months, we were appalled. They had measured our electricity usage for the months of August and September combined as 570 kWh, but then the October bill was measured as double those at 540 kWh for a single month with no change in usage. It is pertinent to note that this is for 2 people in a 2 bed flat and is not inclusive of heating as this is metered and charged at a different rate. The next month was 420, and the next 380 kWh. It seems as though the numbers are pulled from thin air. I have spoken to 40+ tenants and even after requesting physical meter readings, I haven’t found one person who has received them.

My flatmate and I have a proven track record in a supposedly less energy efficient, older building that was all electric. The bills we received in our old building for electricity included the electric underfloor heating used in winter and were still less than the electricity usage in this flat that doesn’t use electric heating by almost 1/3.

Before we had received the bills to know where our charges were coming from (mostly the insane electricity amount), we had turned off the heating from the switch to stop it from accidentally being on as we could not afford to pay any more. This meant that we had no heating for all of winter and were still given a £400 top up bill.

We have asked for these numbers to be checked as there is no way we are using what they have been telling us. The response we receive is just “our team have checked it is correct”.

This is all without even mentioning the ridiculous rates at which they were charging us. Our rate for electricity was 45.5p per kWh when the Ofgem cap was 27.35p! Their practices seem absolutely criminal and because they know we don’t have funds to fight this legally, they ignore us until we are no longer a problem. Choosing to sucker somebody else to live here next!

The complete lack of visibility we are afforded is disgusting and I cannot recommend more that you look elsewhere to live unless you want random bills thrown at you every 3 months.

Disgusting practice.

Hi Liam,

Thank you for your time leaving us a review. I am sorry to hear that this is how you feel about the billing system, and the service you received regarding utilities.

During our previous conversation, I provided an explanation as to why your account couldn’t have been set up earlier. We encountered an error that was unprecedented for us, which contributed to the extended duration it took us to resolve the issue. Please take my apologies for the delay.

I would like the opportunity to discuss your invoices in further detail, and if you wish to see physical meters to compare the readings, I am happy to support. Kindly email residents@quintainliving.com.

Kind regards,

Utility bill scam and faulty electrical system

I have been living at Quintain for the past 3 years. During the last year, we have moved to one of their new building. Since then our electrical consumption has been going through the roof for no reason. On average they claim we consume about 350 to 400 kWH per month which is an absurd amount considering we live in a small apartment.

I have tried numerous times to talk to the concierge team about the meters and they have claimed that we do not have access to them since they are using a centralized system for the entire building. Last month it appears that this was untrue because I have managed to find them in the cupboard outside of my apartment, tucked away in an area that would be very hard to notice if you didn't know what to look for. It feels like most of the time the amount that we consume per month is random because at times we have been away for almost 2 weeks and the values for that month were somehow higher than the ones of the previous month. I am one of the tens of residents who have had similar problems with this, leading me to believe that the numbers might be manufactured.

Another problem we have run into since moving to this apartment is that our electrical distribution board is faulty, one of the breakers keeps tripping on a constant basis, sometimes even 3-4 times a day which not only is annoying but it can destroy our electronics. They have not done anything about it and instead blamed it on one of our appliances. I don't even have access to the cupboard where the breaker is, every time it happens I have to ask somebody to open it up so I can switch it back on.

I would highly recommend not to move here if you value your money.

Hi Dragos,

Thank you for taking the time to leave us a review and I am sorry to hear of your concerns.

We had engineers out to check connections in your apartment and upon further investigation they discovered that the iron you use was causing the breaker to trip every time you plug it in. We haven’t had any further reports of electrics tripping in your apartment since the discovery. However, if you are still experiencing electricity loss, please contact us immediately so ensure your safety.

I’ve investigated your situation, and I can't see any previous cases or emails where you raised your concerns until now. From your move in the average monthly electricity usage was below 250 kWH, and charges reflect this. If you feel that the usage is still higher than what you would expect, please email us on residents@quintainliving.com to review the dates you were away.

Our buildings have smart meters that help us to collect the data and send it directly to the supplier. Physical meters are situated in riser cupboards outside of your apartment, if you wish to see these meters to compare the readings, I am happy to support, please let me know.

I have a terrible experience with…

I have a terrible experience with quintain in Repton gardens. My heating hasn't been working for 2 weeks and I have been reporting it every day and nothing has been fixed. My apartment is freezing and winter is getting colder. They keep closing the reporting issues without doing anything. The building is faulty in many ways and their excuse is that it's a new building.

Save yourself the hassle

I recently moved into Quitain Living's Repton Gardens and unfortunately, my experience has been less than satisfactory. From the very beginning, there were issues with the viewing process. I was told that private office spaces would be free to use and available at any time as long as no one else was using them. However, when I tried to use them, the resident team made it seem like I was confused, even though I had been given incorrect information. This was not a good start to my tenancy.

Additionally, I have been waiting for two weeks for the electrics in my lounge to be fixed. None of the lights have worked since I moved in, despite a case being logged. It's frustrating to be waiting so long for such a basic issue to be resolved. To make matters worse, the reception team seems more interested in their phones than actually supporting tenants.

On top of all this, I am concerned about security at Repton Gardens. Multiple people have reported random people wandering around the complex who have just wandered in from the street. This is a worrying security issue that needs to be addressed. However, security seems more focused on checking people in and removing tenants from the lounge/bar space than actually keeping the complex secure. The rules state that tenants are not allowed in the lounge/bar space after 11:00 pm and should sit outside, which is inconvenient for tenants whose balconies face that way.

Overall, I would not recommend Quitain Living's Repton Gardens. The poor customer service, lack of support from the resident and reception teams, and security issues all make for a disappointing living experience. As someone who has worked in account management for over 10 years, I'm shocked by the lack of customer-centric focus and ownership of issues. Save yourself the hassle and look elsewhere for a better place to call home.

Repton Gardens - Slow response, left with disrepair

Whilst the flats are new and shiny unfortunately the level of service provided is nothing new or unsurprising for a landlord concerned with collecting rent rather than providing decent homes for their tenants who line their pockets.

Having lived here for 4 months now I have reported several repair issues with my flat, one of which is a fault with the flat's front door which is a fire safety hazard, and was met with no response for 4 months.

Alongside this, a recent fault with water pressure in the building has left the pipes screeching throughout at any time when anyone uses water. This goes on all evening into the late hours of the night and of course, starts up again in the early morning. This has also meant that for the past month, this has been occurring we have had little sleep.

The resident team told us to keep logs of the noise and send videos etc, and have said they are investigating the issue and have said it will be fixed but nothing has changed and the sleepless nights continue.

Overall, the response to anything has been slow. I had requested to log a formal complaint as there is no clear or easy way to do so. I was asked why and when I explained and asked for a copy of their complaints procedure and advised how to make a formal complaint, I was once again ignored.

Dear JJ,

Thank you for taking the time to provide us with your feedback. I am sorry to hear that you are not having a good experience.

With regards the screeching noise, we recently sent update regarding the successful fix carried out to address the issue. In addition to the broadly successful fix, we have arranged for an engineer to be present during the night to address any noise that may occur. We do apologise for the inconvenience caused.

With respect to the fire seal, we are unable to locate any previous or existing cases related to the issue you mentioned. Please send us email with details of the issue on residents@quintainliving.com or raise a case on your app.

Failed potential

Have only recently moved in. There is SO MUCH potential for this to be an inclusive, community based, progressive living opportunity-like Quintain like to portray… but the reality is that the staff hate their jobs, nobody is happy and communication almost doesn’t exist. Severely disappointing - and although residents voice their concerns… it seems to land on deaf ears. Nothing gets done - no employees care enough about their role… have even even been told face to face “I effing hate this job” by a member of staff… it’s clearly a toxic environment for employees… so it’s not surprising that no one actually cares about actioning anything. The only approach that management take are passive aggressive, if not just aggressive emails threatening residents with rules and regulations that seem to have just been made up on the spot and not in line with actual terms and conditions that tenants agreed to. Let alone the fact that they’re ignoring the cap on utilities and charging tenants way more than the current govt cap outlines… such a shame. Again… so much potential - but failed by the lack of care, communication and humanity

I would rate 0 if I could.

If there was an option to put 0 star, I would, I do not recommend anyone to become a resident of Quintain Living. I've had the worst experience with them. They told me at the beginning there was flexibility to leave early if I chose to. Which when it came to it was not true. They continue to send payment links asking for money, with no explanation as to what it's for, You can't get through to them with a complaint. I could go on and on, but the whole experience has been so stressful, I'd rather not. The main reason to add this review to deter you, if you're thinking of living there. There are much better alternatives and don't waste your time, money, or stress.

Hi Sarah,

I am sorry to hear that the Early Termination of your contract has not lived up to your expectations.

We offer flexibility in terms of terminating contracts at any stage of the tenancy in comparison to being tied until the end of original term. Terms and conditions of Early Termination are detailed in the Tenancy Agreement for residents to review prior signing.

Thank you for taking the time to let us know how the process affected you, and again, we are sorry that this left you feeling stressed. We take your feedback on board in the efforts to improve our processes.
