An Honest Approach

Laughable offer

Letter came through the post, suggesting they would achieve an offer and a price that we required. So we thought we would entertain a conversation.

Our property is on the market, valued by multiple agents, at offers over £230,000.

The laughable estimate from National Homebuyers was £195,000!

They must be praying on those desperate to sell.

Seller Beware

Sadly, not a company I would recommend. They contacted me by mail reference to buying my house that I have for sale on the open market at a median £270k (all valuations, actual inspection and online ranged from £240k to £320k). NHB's first verbal offer was between £216 to £230k, coming back with a written offer of £224 pending further investigation and surveyors report. Four days later they called back saying their investigation with other 'local estate agents' all lowered my property value to £250k (note - my property was not physically viewed to establish this new figure claim nor was any evidence forwarded to me). Their new offer pending surveyors viewing was now a drastically downward £197k. Dumbfounded, I halted the process at this point - somewhat second guessing that their downward pricing trend would again continue with their surveyors report finding some non-existent unsubstantiated issue. Both the company representives I spoke to were polite and decent. I would expect any company to make a fair profit, but this company's pricing strategy is overly excessive and I would suggest it's based on exploitation of the sellers desperation to sell. I would have been content with a sale in the area of their orignal offer, however their unverified methodology of blistering lower offers is not a fleecing I wanted to further. No trust, no deal, no profit, no commission. You decide.

Update: 21 May 25 (1)

The reply by NHB contains fabrication with the statement:
"and indeed the house is also currently on the market for a price in excess of what your own agent valued it at."
The house was valued by the agent post two actual viewings (not fictional armchair internet based calculations) and was offered for sale at the price the agent suggested was achievable for the condition of the property at that market time. Indeed the quoted price exceeded our expectations.

It should also be stated that NHB first tried to have my review removed as defamatory, however, my review content was upheld as not defamatory. The review is simply a recount of the my experience with this company and noteably does not contain fabrication.
In regards to my property being later lowered in offer price. Yes, by my request to expediate the sale. The reviewed sale price is still £42,500 above the NHB unviewed offer.

Update 21 May 2025 (2)

Yet more fabrication in the latest NHB review comment - this time stating I have told an untruth. Did I have it wrong? Firstly NHB's tried to have my review removed as deflamatory. Secondly fabricated the origin of my original property price. Thirdly accuse me of printing an untruth.
Prompted me to further research other web forums with regard to their 'performance and sales tactics'. Kicking myself for not initially taking the time to carry out broader and deeper research.

Thank you for the review, we take all reviews very seriously and we have carried out a full appraisal of your file, I can confirm when we carried out research with local agents they advised the property would not achieve the price you were on the market for and indeed the house is also currently on the market for a price in excess of what your own agent valued it at.

We made you an offer based on the price you gave us and what you advised it was valued at, which in fact is as you are aware is not the correct value. Unfortunately for a number of reasons based on the results of the research carried out, our underwriters did not have an appetite to purchase the property on this occasion, we came back to you with a figure which you rejected, we confirm we have listened to all calls and at no time did we ask you to remove the house from the market nor did we instruct or ask you to instruct any solicitors

We are grateful for your comments regarding how you were dealt with by our staff but we simply cannot and will not disregard valuations and local advice given by local agents. We confirm we are happy with our valuation/offer, of course we will closely monitor the market/sale price and update this review accordingly when and if the property is eventually sold with the final selling price.

THE PROPERTY WAS REDUCED BY £30,000 LAST NIGHT AFTER THE REVIEW WAS WRITTEN!

21/5/25 Update from National Homebuyers
In very simple terms, an offer was made on the basis of the value given to us by the customer, who stated the property was on the market for a price his agent recommended. This was untrue and the property was valued lower (hence asking Trustpilot to look into it), so subsequently our offer decreased. Then the reviewer above states the same in a 1* review i.e he reduced the price of the property to sell it on his agents recommendation. We wish him the best of luck with the sale and hope he finally achieves a price he is happy with.

Disappointing final offer £27K below initial price discussed (total £48K - £52K below asking price)

This review is revised from my previously posted Trustpilot review for National Homebuyers and fairly and accurately represents my experience with the company.

I would like to thank Elizabeth for her time to discuss my previous review, I apologise for not discussing with her before posting and again would like to highlight that both she and Victoria offered excellent customer service throughout the process.

I acknowledge fellow reviewers have had good experiences, although I also note that many appear to have inherited a property and may have more financial flexibility.

Everyone’s circumstances are different, but I would still suggest that if you decide to go this route

(a) check that a quick survey/valuation can be made
(b) do your own homework on the local market
(c) ask directly (before you take your property off the market) what the lowest final offer might be if there are no issues with the survey or valuation and what other factors they will take into consideration when calculating the final offer

Experience

•First call: initial price discussed at £26K below what the property was on the market for
•First step. The team said they would research local estate agents to check the asking price – within 24 hours I had a call to confirm that their research indicated asking price was at market value
• Second step. I had to take my property off the market while a survey/valuation was carried out. Unfortunately this took a month, but this was not the company’s fault. Survey was fine and valuation was between asking price and £5k under – so largely in line.
•Third step final offer. Unfortunately despite the previous steps the final offer was reduced by a further £27K – so in total £48-53K below asking/valuation.

The reasons for a much-reduced price given as (a) the next-door flat which had been on the market for the same price as mine for 3 weeks hadn’t sold which they said indicated it was overpriced and (b) other factors derived from the team’s analysis of the local and national housing market.

Based on these factors the company then estimated that they would be selling the property for @£25k below what it was on the market for and therefore the verbal offer was based on this estimation.

Regardless of any dispute I may have around the valuation, the issues I have with my experience are
a) reasons given for the revised offer could easily have been identified within a week or 2 of me taking the property off the market while waiting for the survey (including the next door flat going on the market)
b) I was led to understand that so long as the survey and valuation didn’t bring up anything problematic the initial offer would stand – for this reason I wasn’t too concerned about waiting 4 weeks for this process to be completed.

An early transparent discussion along the lines of ‘even if the survey and valuation are fine, our analysis of the market means we are unlikely to be able to offer more than X’ would’ve helped me decide and walk away on good terms.

As it was, even if not intended, it certainly felt like a last-minute ambush. Fortunately I am not so desperate that I had to consider an offer £52k under asking.

I understand, and accept, that companies like these need to make profit, so consider how quickly, and for how much, a property can be sold on. However, I would argue that a government formal regulatory framework is needed in this space.

Firstly thank you for the review and your kind comments about our two members of staff that assisted you, Victoria and Elizabeth. However we are rather unsure as to the reason for the rewrite as the points that have been made are unchanged.

We would also like to confirm that there are certain fundamentals that we both agree on, and as with other points we are confused as to the reason why they are included in the review at all. Essentially we make offers for people’s property that are under the market value and it suits some and not others, we do not feel that’s its necessarily people who have inherited properties but yes, we agree we do get a lot of good reviews from people in those circumstances because they tend to be relieved that a bad period in there circumstances is at an end.

We would also like to say that, if a property which is either similar or near enough identical comes up for sale in the same block of apartments at the time of the research we will always have to take that into account as we would a survey and we are confident any buyer would.

There will always be points we agree to disagree on and we do wish you the best of luck with the sale and thank you again for the review

Just to add to anyone reading this review we did reduce the offer after survey, the customer was never charged for the survey and solicitors never instructed

Received a letter through the post…

Received a letter through the post regarding my property, waste of time. My property is valued at a median price on the market for my area which has been valued by numerous estate agents. This company offered an insulting 20% below market value. I understand the need to make money but offering tens of thousands below market price. Nope.

Thank you for taking the time to leave us a review, we take all reviews very seriously and have reviewed your file including listening to all telephone calls, we strive to offer the highest possible price for each and every property that we are offered and just to be clear we do not offer fixed percentages when making offers, we have listened to the phone call and you were offered, a very approximate ball park figure along with the option of us to then carry out a valuation and give you an accurate price, which you turned down, which we totally understand.


However you then went on to say you had been offered £196,000 (your property priced at £199,500) from another cash buying company, we do feel that this was an error (unless the company was prepared to lose money) because if a company with more than one property was looking to purchase the house at that figure they, like us would be paying an additional £11,220 in stamp duty alone and of course that’s before solicitors, surveys and other costs.

We hope this goes someway of clearing up any misunderstanding, we will track the eventual sale price and update this review accordingly, in the meantime we would like to wish you the best of luck with the sale,

National Homebuyers bought a relatives…

National Homebuyers bought a relatives house recently and they made the service for us completely stress free. We completed on 18/03/2025 and we got our £1000 reimbursement towards legal fees on the same day. Misleading mail shot

This company’s letters they send out lead you to believe that they can possibly offer you near what the property is worth on the market in the way they are worded, but the reality is they don’t.
If you are willing to take a huge drop then this will suit you otherwise I wouldn’t waste your time.
