I have now had conveyancing services from MSB twice, once in 2018, when I was a property buyer and again this year, 2025 into 2026, for the sale of a property.
They have been consistently excellent throughout, I would definitely use their services again and would recommend them to anyone buying or selling in the NW.
This year Gayle Hough and Helen Backstrom both did great work in making sure the sale went through as efficiently as possible, but the team member I had most contact with was Charlotte Bayliss and I cannot thank her enough! Charlotte has absolutely kept the sale on track and me informed and updated throughout.

Transfered legal aid to MSB nearly 3 years into family court and so far best decision i made. Katie is attentive to emails and giving updates as and when needed, without delay. Also very attentive during court day via email incase of anything needed. Assistant was present at court for reassurance and the barister hired was hot on the case considering 3 years in. Very attentive during court. I wasnt forgotten about (as behind screen). Everything was checked with me and it wasnt taken out of my control what to say/do, just legal guidance but decision was mine. Cant complain. So far everything has been as expected by a solicitor firm. Comfort, guidance, reassurance and my say matters. Thank you so much

I was recommended Katie Camozzi by someone who had used MSB Solicitors and similarly had a very good experience. These solicitors are acting on behalf of our sellers and the lack of communication, updates, competency is appalling. I would not recommend anyone use these solicitors. There is no chain involved and we are first time buyers yet we are now going into month 6 of the process with our mortgage offer about to expire... STILL no updates or urgency from them. They've caused us so much stress and worry which is still ongoing. Completely taken the excitement out of us purchasing our first home. Neither our solicitors, the client (sellers) or the estate agents can ever get in touch with them. Never take calls always just an email when they can be bothered to respond.
*UPDATE - even after complaints, firm calls and emails there is no improvement. The sellers solicitor 'Gayle' even sends emails with no attachment which causes even more delays and for lack of attention to detail. Do. NOT. USE.

I first contacted MSB solicitors seeking for professional help against social services, who also lie and twist stories but to have to deal with unprofessional people who is a partnered solicitor, who also lies and twists information, is even more worrying and the boss will not investigate this and basically just told me to go away and that they will not deal with me and my complaint. SHOCKING!! How is it possible for highly paid people to act that way? Luckily for me I have the whole telephone conversation recorded with her and compared to her email she sent me was so down grading, that of course I trust no one, as professional people lie so much, so I shall take it to court now because MSB will not take any responsibility for their professional partners who blantely LIE!!! The partnered solicitors mannerism wasn't very nice and made me trust even less. I certainly wouldn't be recommending this kind of professional type of business. Left me feeling horrendously shocked!!

I used this firm for a divorce and family law matter and, in my experience, received a very poor service. Communication was slow, with emails and calls often going unanswered, and I regularly had to chase for updates.
I was made to feel uncomfortable regarding fees, despite being told costs were being kept down, and I paid a significant amount. It was also not clearly explained which parts of my divorce they would and would not be handling, which caused additional confusion and stress.
Based on my experience, I would not recommend using this firm.

Well what can i say if you had 6 stars and would of ticked that, amazing service from Eve and Sandra i was kept fully updated and communication was superb and i will have no hesitation in using MSB for future works and recommending to my network also.
Always kept in touch an answers our questions when buying our house as you can imagine first time buyers there’s a lot of legal jargon, forms and stuff you just don’t understand, Pam Chans team was great, always replied to emails and phone calls and got us sorted on the date we needed after having issues with the seller initially
My experience with this conveyancing company was overwhelmingly negative and raised serious concerns about the standard of service they provide. At every stage of the process, their conduct fell well below what any client should reasonably expect from a firm entrusted with legal responsibilities.
Communication was consistently unacceptable. Messages frequently went unanswered for prolonged periods, including at times when urgent clarity was required. This left me without essential information and forced me to chase updates that should have been provided routinely and proactively.
The handling of the transaction itself was similarly troubling. The process was repeatedly delayed, and key tasks that should have been completed promptly were allowed to drift with no explanation. At several points, progress appeared to stall entirely, creating unnecessary stress and disruption.
What made the situation even more concerning was the complete lack of meaningful action until I submitted a formal complaint through the company’s official complaints procedure. Only after taking that step did they respond and finally begin moving the process forward. It was extremely disappointing that basic professionalism and responsibility were only demonstrated when a complaint was escalated.
Throughout the experience, there was a clear absence of accountability, clarity, and care. As a client, I felt unsupported and consistently left to manage issues that should have been handled competently by the professionals I engaged.
Based on my experience, I cannot recommend this company. Clients deserve diligence, reliability, and a minimum standard of communication—none of which were met in this case.
0 stars if possible. Don't trust them with your money or your life. When you are misinformed the organ grinder finally calls you and tries to blind you with legal jargon. You are already dealing with the dire consequences of something they have delayed, and doing that is atrocious Don't give them a penny! You tell them not to contact you again and they do. Not directly, but via a lovely young lady who has shown nothing but empathy and kindness. I wish her well for the future, she deserves to do well...and I'm sure she will. She needs to escape from MSB St Pauls Square first. The reception staff are very pleasant too; just genuine people doing their jobs...also kind and welcoming. Thanks to the kind and honest people in the world; I have met a lot of nice people recently, and not all just want your money.
Lip service no action lead you down the garden path to lose your children
In summary, just find a different solicitor for conveyancing. It’s like nobody in the firm communicates with each other. I can’t understand how a company can work with such terrible communication. No explanation of the purchase process, or forewarning about processes needed from my end (such as ILA process) that would add additional costs or delays. Reports of ‘lost’ paperwork. People going on vacation and sending out of office replies while half way through a conversation, with seemingly no handover to other staff. There’s just no sense of urgency or customer service. Long story short, never again.
As executors responsible for a close family friend's estate we didn't know what to expect in relation to conveyancing and the legal process to sell her bungalow. The estate agent recommended MSB even though they were hundreds of miles away. We are very pleased we instructed them. Amba Cathcart undertook the lion's share of the work with real professionalism and care. Communication which is so important was always very clear, friendly and expedient. Credit to Pamela Chan-Ashraf and her team. The sale was completed very smoothly with very reasonable fees. We can highly recommend MSB Solicitors.
Really a very horrible service for Buying and Selling. They dont care to pick up phone calls and even acknowledge emails. Very rude behavior with clients on conveyancing . I wouldnt even rate 1 Star, pathetic service, and a waste of time for hard earners. They needed to be reviewed by Legal Ombudsman (LeO).
