Holiday Inn will not help us

We have been trying to close our timeshare account with Holiday Inn for quite some time now. In October, we tried to go through their “Horizons” process; however, they told us we only had until November 1st to start it, or else we’d be responsible for the entirety of the next year’s maintenance fees. We tried to start the process on time, but they told us we had a week banked with RCI, and we “had” to get it resolved first, which took conveniently just enough time for us to pass the November 1st deadline. It is ridiculous to start charging us two months in advance for something that would become due on January 1st–and not only that, but for something we would never be using again. We were even open to paying their paperwork fee of $1,200. That’s a lot of money already, but Holiday seems to want even more. Do not do business with Holiday Inn Club Vacations. They really only want to scam you out of more and more money wherever and whenever they can.

Timeshare offers no way out

am writing to express my severe dissatisfaction with my timeshare ownership at Holiday Inn Club Vacations / Orange Lake. My primary goal is to cancel this contract, but the company is unwilling to provide an exit solution, despite my current financial distress.

As a person on a fixed income, the financial burden is now unsustainable. The annual maintenance fees have increased drastically from an estimated $900 to $2,800, severely impacting my ability to afford other necessities. I still owe an estimated $15,000, though my mortgage and maintenance payments are currently up to date.

The timeshare is no longer being used, and my adopted children and two grandkids have no interest in inheriting this obligation. I attempted to exit approximately two years ago by attending seminars, which proved to be unhelpful and misleading.

I urgently request a full resolution that allows me to cancel this contract and be relieved of all future financial obligations and escalating fees.

We payed for this week vacation

We payed for this week vacation, got their another fee 115. I don't know what it was for. Checked our Family inn, had hard time finding our room, found it 45 minutes later. Pools are great, lazy river great, Food Good. The restaurant breeze the waiter on friday night was great! Friendly and Food Great, fish tacos 🌮 😋 So Good.
No we didn't buy the Timeshare, Truth can book anywhere get this deal, Cov changed everything.
All in all would we go back, No, One time was Fun.

Holiday Inn has been completely lying to me

Holiday Inn has been completely unhelfpul. I’ve been trying to exit my timeshare agreement for two years now, but they insist the only way I can do so is by paying it off and transferring it to someone else. I was originally told I could rent it out, that it’d be a wonderful investment, and it would give me cheap and affordable vacations–none of it was true. They use a point system to book holiday Inn nights at nice hotels not to only get a few nights for thousands of points. Plus the yearly maintenance fee (which I was assured wouldn’t increase) has doubled. They only have an interest in getting their money. I need this cancelled and refunded immediately.

We are profoundly disappointed with our experience at Holiday Inn, which has been a complete letdown. The actual service and value we received bear little resemblance to their deceptive sales pitch, which is the source of our deep dissatisfaction.

I urge you to not buy into the HICV system…

I urge you to not buy into the HICV system. We bought 100k points 5 years ago ( and have consistent and perpetual difficulties using them. They reserve a significant portion of their capacity for other systems to access their inventory (i.e., RCI, Interval, IHG), so while there may be capacity through other systems, we've found it very difficult to find inventory allocated to the points trust system. Furthermore, any time we've gone to Orange Lake (our preference), half the time it's been through our RCI points, then the sales team over-promises, mis-represents facts, and presses for the purchase of even more points. So, do NOT buy. Yes, go to their properties...they're very nice. But, do it through renting through other systems, renting from HICV directly, or from a current owner.

Timeshare cancelation

We deeply regret our decision to purchase this timeshare. What was presented as a flexible and enjoyable vacation option has turned into a financial burden we feel forced to pay for. It simply does not work for our family's needs, and the entire experience feels like a betrayal of trust. the most distressing part is the realization that this obligation could be passed down, sticking our children with a financial burden "on down the line". We are actively seeking a way out of this contract and feel completely trapped by this commitment. We strongly advise others to exercise extreme caution.

I had an extremely disappointing…

I had an extremely disappointing experience with Holiday Inn’s timeshare service. From start to finish, it felt like all they cared about was getting as much money as possible, not customer satisfaction.

The sales tactics were aggressive and misleading, and any concerns or questions I raised were brushed off once it was clear I wasn’t willing to spend more. Customer service was unhelpful and dismissive, and I left feeling pressured and taken advantage of rather than valued as a customer.

This experience completely turned me off from Holiday Inn’s timeshare program. I would not recommend it to anyone considering it—save your time, money, and stress.

Very unprofessional and dishonest.

I paid them in October to get out of timeshare. They estimated a six week wait time to finish paperwork. I still haven't received anything from them. They are now trying to charge me for another year of ownership. I have spent no less than 8 hours on the phone and most of that has been while on hold. Nobody will give you a straight answer and nobody will follow up like they promise.

NOOOOO don’t do what I did

Oh, they talk a great game no blackout dates no blackout dates. No blackout dates that is a crock of shit so they say that you can have guests come and use your timeshare, etc. etc. every single time you go to book something anywhere I mean anywhere they are blacked out anytime you try to book a vacation anywhere they are blacked out. Essentially, you’re basically paying after all is said and done if you pay the monthly payment $30,000 at the end of it all to sit home.. I mean TVs have wonderful screensavers now.. just saying. Sure, you can go to the Philippines for four dollars but who’s doing that with a one week notice some people work and have to give notice.. I am an intelligent woman and I feel like a complete hard R when it comes to this…. However, I’m sure they were all once were car salesmen/women who got a job at Holiday Inn selling timeshares so please just for the love of God do not if I can save one person from getting scammed. Do not do this. Save your money.

STAY AWAY!!!!!!

Don't ever become a timeshare owner. This has become the most frustrating experience. I entered into this contract with the best intentions. Only to find that the inception of my contract was based on lies and manipulation. Recently, my husband has encountered a medical hardship, which is why we are asking to be released. We can no longer afford to pay for this property and his medical expenses. We are current on our mortgage and have been faithful on making timely payments. Yet no grace has been extended due to our circumstances. I would not recommend doing any business with Holiday Inn/ Tahoe Ridge Resorts. These people could care less. All they want is money!!

Avoid believing their salespeople

Avoid believing their salespeople, as they are dishonest and will mislead you into a perpetual contract with annual increases. Attempting to resolve any problem is futile. I strongly advise you to avoid this.
We have told them we can no longer avoid these outrageous fees, but they don't care and keep charging and charging when they can stop and just take the timeshare back. Our fees are just their maintenance fees that are now more than our house payment. I see all the comments on here where people just like us want out. I tried to get out after we paid the timeshare off but wanted more than we paid for it to get out. Now since we can no longer avoid fees they indicate you have to be current to get out. Misleading all around. All the lies we were told in beginning are void. They don't respond to emails or phone calls and I have proof of sending them tons of emails with no response. With the economy and retirement, they don't have no empathy for the seniors.

I purchased this time share with some false hopes and promises. I have inquired how to exit this time share a few times and only get one answer. You need to pay in full and give it back. There is no willingness to work towards a realistic solution, Sometimes people make mistakes and should not have to keep incurring a financial hardship. I strongly recommend you do not do business with this company unless you wanted to be trapped in an agreement that offers no value, exit plan and requires future financial stain. Save your time and money and look elsewhere

Very Disappointing Experience

Very Disappointing Experience

I have had a terrible experience with Holiday Inn Club Vacations. I have been trying repeatedly to contact them about ending my timeshare services, and it has been nothing but frustration. Getting clear answers or real help feels nearly impossible.

Customer service has been extremely unhelpful, unresponsive, and dismissive. I’ve made multiple attempts to resolve my situation, yet I keep getting the runaround with no real solutions or follow-up. This process has been stressful and exhausting.

I would not recommend this company to anyone considering a timeshare. If you value transparency, support, and respectful communication, I strongly suggest looking elsewhere.
