The London team were phenomenal with our house sale and a house purchase. Fabulous communications both by email and telephone conversations. Updated frequently and a clear, concise breakdown of costs. When I rang around for quotes for the above transactions Eric Smith were the cheapest.
Will most definitely use again and I have no hesitations in recommending them to friends and family when the opportunity arises.
I was a first buyer working against a limited timeframe so was incredibly anxious after having read blog posts about solicitors generally slowing down purchases. Eric Smith Conveyancing appeared in my search results as great value for money, so I got in touch. I received a reply literally straight away, even though it was way past normal closing time, so I knew I was in good, dedicated hands.
I honestly cannot recommend the team enough, they were consistently on the ball working patiently and thoroughly replied to ALL my (numerous) emails and phone calls without making me feel like an overly keen pest, which I was! And even after the purchase was completed, as I needed some extra information.
I've shared Eric Smith details with my friends who are also buying a house and I will continue to do so, to anyone who needs a conveyancer because I couldn't be happier with the service. On top of it all they are a lovely genuine bunch of people and lovely to chat to. Thanks a million times, I couldn’t have pulled it off without you in that timeframe and while keeping my sanity intact!!

Stephen at Eric Smith has been fantastic with our house conveyancing. He had been very professional, friendly and approachable throughout. He was very knowledgeable with the conveyancing laws. Our case was handed over to Stephen half way through as the initial solicitor left the firm. Stephen ensured all the paperwork was in check well in advance for a smooth completion process. Although we've had a total nightmarish dealing with our mortgage lender who refused to release our mortgage on the date of completion Stephen went beyond his call of duty going back and forth between the lender, ourselves and the mortgage broker to try to resolve the issue. He kept us updated every step of the way. We felt wholeheartedly supported by such a dedicated solicitor who spent a whole week whilst on his family holiday trying to reach a successful completion for our house purchase. We cannot say thank you enough to Stephen. Eric Smith Solicitors should be very proud to have such an amazing solicitor. I was kept up to date step by step of the process. All the questions and concerns I had were dealt with in a courteous and efficient manner by Stephen Ablett. Thank you for your assistance in my purchase and will definitely be using you again.

The communication all along was excellent from Stephen, he was so knowledgeable in all areas, surveying, searches, legal work, he was happy to help with everything he could and would pick up the phone or respond to emails at all times. He was professional and reassuring at all times and explained also about the tenants in common and joint tenants options and had the patience of a saint in dealing with the sellers solicitors. I couldn’t thank him enough.

The only thing I would say is that the company should be more upfront about some costs like representing the lender as the costs on completion were higher than the original quote but overall very happy with this company mainly because of Stephen’s professionalism and responsiveness, we felt at ease at all times.

Fast, effective and never felt the need to chase them. Constantly done there job to a high standard. Highly recommend. Nine weeks to complete.

Please avoid!
The process was absolutely draining from start to finish, I had to constantly chase and completely literally to the wire as I was at risk of losing an incentive from the developer.

Now months down the line I still haven’t received my fully executed contracts, nor was the SDTL submitted therefore I’ve incurred a penalty by HMRC. I chased up multiple times whilst being ignored and finally received a response that accounts would pay this penalty. However this was a lie and I’ve now received a letter from HMRC that recovery proceedings have started! I’m a first time buyer therefore didn’t need to pay anything but due to the incompetence of Eric H Smith not submitting in the first place I’m in this position. I’m absolutely disgusted in the way I’ve been treated throughout this process and can only hope people avoid them at all costs

Still not completed. It appears my third solicitor of this company has left. Was due to complete today and because they tried charging me a load more money which I queried they kicked off and sent the money back to the bank.

What makes this experience terrible is the way they have spoken to me. This is an email I received the day before completion

This was to file paperwork that they should be sending off.

Please avoid this company 9 months I. And the sale now will not go ahead.

As of today 13/08/2023 I was meant to complete on my house last week. This didn’t happen it has taken over 6 months and there is no chain involved.

For the past two weeks I have tried to contact Eric Smith law and my solicitor via telephone and emails. Non have been answered. At this point I am not sure if the form are still operating.

The line for my solicitor Karen Burkill isn’t recognised any more. Every time I call the head office it just asked me to leave a voice mail. Which I have done and had no reply.

At this point I have no idea where I stand. I think I am going to have to start again with a new firm and start proceeding to get some money back from Eric smith Law.

Please please avoid this absolute joke of a company.

Stephen Ablett was super quick in getting our paperwork finished and chasing up the buyers solicitor to help us buy our house. The whole process took 2 weeks whereby we were quoted 8 to 12 weeks by other firms. Not once did he leave us in the dark and was very professional throughout. Highly recommend.

This company insisted on a deed of variation which caused a nearly 4 month delay and as of today 29th of June my house purchase has been ready to complete on all sides apart from Eric h smith for over a week but unfortunately this solicitors have been totally unreachable for this whole time!! My purchase is now in real danger of falling through and all parties are genuinely worried Eric h smith solicitors have either gone bust or have stolen money! If this isn’t the case they are incredibly unprofessional so avoid at all costs!

Our case handler started as Stephen who has received lots of positive feedback on here. However my purchase was passed onto Harjeet and then Mohammad. Harjeet wanted more money if I wanted them to work faster which was absolute nonsense since they can't even bother to reply to emails and telephone calls. Why would I trust an enhanced service? Communication is non existent. I may even lose this property because of them, it's so embarrassing as they have every party in the chain chasing and still nothing. Phones don't even ring, calls and emails aren't replied to. Just avoid this company at this costs. I plan to report them to the SRA as they should not be allowed to operate

We have just completed a right to aquire. All went through without any stress our solicitor Mohammad ANathanie who was there for us from start to finish he has been absolutely amazing ignore the bad reviews. It’s a long process but very much worth it. Thank you again 😊

If it wasn't for Stephen Ablett I would be giving this company a 1. The communication, support and guidance was poor. Stephen became our conveyancer and was thoroughly professional throughout. If you use this company then ask for Stephen.

It’s been a very quiet process, which worried my slightly in the beginning, however I was contacted by Stephen only as and when he required anything, it’s been a pleasure dealing with him, very efficient and took all the stresses away.

After a slow and streassful start we were eventually assigned Mohammad. Mohammad was always happy to have calls to update us on progress and next steps and especially in the final weeks of the sale he moved things through quickly and was responsive (often working late into the night). Mohammad helped us feel calm and reassured that everything was going smoothly.

Stephen Ablett was amazing. There was a delay in getting a solicitor assigned via let’s move legal, but once Stephen was appointed he communicated perfectly and completed the sale of my house within a few weeks. I cannot fault him and will certainly use him again.

Don’t bother with this firm

They almost jeopardised my purchase due to them being impossible to get a hold of (me, the estate agent and the sellers solicitor). The london team are shockingly bad - they sent me results for the wrong property as well as lied to me and said they have sent the certificate of title to the bank; it’s only because I called the bank myself to confirm (they are that unreliable I couldn’t believe anything they said) and they had confirmed that the solicitors had not sent anything over to them. The grammar in the emails from the london team were shocking and made me wonder If they really are solicitors over there.

Karen was ok when I was able to get through to her but the london team were abysmal in every shape and form imaginable. Impossible to get hold of but when it’s time for them to collect payment they contact you with speed

I wouldn’t recommend these people to anybody unless you like stress and unnecessary delay
