My apartment complex has used Cobblestone for several years and I have had experience with this arrangement since 2017 being on the board.
My impression is very positive. Our administrator has the overview I expect, is active and proactive, follows up on our issues and handles the administrative side so I don't have to. The details are taken care of, the rules are known and followed and there is flexibility when needed.
All in all I can recommend Cobblestone and would choose them again gladly.
They are the asset management company for the shop we rent. in the past 2 years, we pay the rent by automatically bank transfer, and they never sent us the legal invoices!
We asked them many times, they first replied that we should ask our bank for the invoice, but my bank has nothing to do with this. Then their employee Pernille Kyrdal Fredelund said if we would pay the extra money, then they could make the effort to provide the invoices for us.....
Finally we agreed that they sent the bill by email to us every month. Then suddenly they claimed we had an unpaid bill.---- They claimed that they sent the bill by post.---- which we never received. We paid it immediately after we received their email, but they add interest rate every month afterwards. When I called them, the answer was:
"Sorry I cannot speak English with you. I can only talk to your lawyer...."
Cobblestone, if your employees cannot speak proper English, then you shouldn't have International customers. It's your responsibility to explain things to your customers, so don't use "lawyer" things to escape your obligation.

Rented an apartment managed by Cobblestone until recently. Whenever we needed to get into contact it would often take multiple email attempts.
We moved out of the apartment in July, with a lease end of 31st August. Received remaining deposit back in October, after we enquired as to when we would receive it. It did not include some money taken by Cobblestone for electricity for a period up to end September, and have now emailed 4 times over the last month with no response.
Not looking forward to next year when we will need to chase a refund for heating and water. Earlier this year we got the refund in March/April (for a period which ended November the previous year). The year before that we received the refund in May/June (again for a period which ended November the previous year).
Cobblestone seem to have little respect for tenants time, and they will hold on to your money for a lot longer than should be allowed.

Just stay away from them. Not able to help even when it is their job. Was moving out of one of their apartments and then even told me that I must do some work that they should like calling caretaker to arrange handover of key and they charged me for a full month even if I was not allowed to life there. They are a mess.
Now they replied to me with a non sense email with a case that it is not my case since I never moved out until after contract was finished. For instance I do not live there but still paying since I need it to move out for them to renovate. This is all what I mean. They are a completely mess and they do not know up or down. Just stay away.
Also in your reply you mentioned that I had a bad experience living in the apartment. And that’s not the case. Apartment was amazing. The bad experience was just Cobblestone. You guys made it horrible. You just need to check all the bad comments you have in trustpilot, google, Facebook, etc, etc. seems that I’m not the only one.

Cobblestone managed, to make something really nice into something bitter.
We were excluded from paying rent in december, because of sewage smell. They send us the rent invoice, and told us not to pay it, which we didnt.
We were sure we would get an ekstra invoice with just heat and water, but it never arrived. Now 2 months later, they send us another invoice, with a late fee bill of 284kr added on top of what we should have paid.
I have paid the invoice, but i wanted to let someone know that just because you can, add that ekstra fee, dosnt really mean thats the nice thing to do.
My experience with Cobblestone is becoming a serious joke. They manage a few apartment buildings in Ørestad, including the one I was living between September and November 2019.
First, when I rented the apartment back in May, I had to pay 5 months rent upfront: 3 for the deposit + 1st month and + last month of rent. Roughly over 50k kroner in 4 days. Did so to secure the apartment and received confirmation of the payment almost two weeks after.
Then the move in process, in September. First, they informed us that we could move in on the 29th of August. I asked if there was a chance to move in on the 31st and there was no flexibility to do so. Shortly after, they sent an email saying that the move in would have to be on the 2nd of September instead of the 29th of August. Again, they showed a incapacity of giving proper information to new tenants, that had payed over 50k kroner upfront.
Then in early October I got a job offer to return to my home country, which was really appealing and I couldn't turn down. I informed them as soon as I got the confirmation from the recruiter (10th of October), explaining that unfortunately I would have to leave the apartment (and Denmark) way before the 3-month notice period. My concern was how could we work together, meeting the law and not causing any constraints to any of the parties. Then my experience with got really bad.
So, I explained that I had to move back to my country by end of November, as I was starting the new job in early December. After several emails, Cobblestone showed no flexibility, suggesting I had to fly to Copenhagen in late January to deliver the keys and do the move out report. Things started to run properly after I involved Newsec, the company responsible for renting the apartments. Only then I was able to schedule the move out and keys delivery to the day before I left Denmark.
Now, according to the Danish law and the rental contract, Cobblestone/Newsec have to refund the deposit (or remaining of the deposit after the works) within the 8 weeks following the move out report. We are on week 9 and still haven't received the statement of account nor the refund of the remaining deposit.
That said, I can only say that I have had really poor customer service from their end, experiencing a level of incompetence like I haven't before.

We moved in 2 months ago and still waiting for missing shelves and pain repair job.
Just got an answer that we have to buy shelves by ourselves and unfinished paint job won’t be fixed.
